Jumeirah Village Circle or JVC as it is called, holds major future prospects for investors. This is one of Dubai’s fastest growing residential neighbourhoods and there are multiple under construction and completed projects here. Jumeirah Village Circle is a freehold master development that was launched in the year 2005 by Nakheel. The Jumeirah Village Circle spreads over 870 hectares and has approximately 28 projects being constructed. The community is divided into 6 districts and districts (except 16) have similar layout and plotting attributes.

Jumeirah Village Circle is strategically located between Al Khail Road and Hessa Street on the Sheikh Mohammed Bin Zayed Road. The area offers competitive price points for investors, particularly in recent months. Average prices are steadily rising here although they are still reasonable from an investment perspective. There has been a peaking of average sales prices in Dubai, particularly in the Jumeirah Village Circle. More than 60 secondary market transfers were completed for apartments in Jumeirah Village Circle.

Jumeirah Village Circle has witnessed more than 300 transactions for apartments in recent times. Several projects are being developed in the JVC and it is benefiting from close proximity to areas like Jebel Ali, Dubai Marina and Jumeirah Lake Towers. There are several two bedroom and four bedroom villas available in the Jumeirah Village Circle along with several townhouses. Hospitality brands like The One by Ramada Plaza, Vantage and Constella by Damac and Suites in the SKAI by SKAI Holdings are also spurring residential development in Jumeirah Village Circle.

JVC has an expanding population and there will be a major infrastructural development via three new exit and entry points linking Hessa Street to the residential community here. This road improvement programme has boosted real estate markets in JVC and these new entry and exit points will ensure good connectivity to the Sheikh Mohammed Bin Zayed Road, Motor City and Sports City. This will help in decongesting traffic hugely on these major intersections. JVC will soon witness a further increase in population and social infrastructure is also developing rapidly here including a new mall that is being built. There will be a multi-screen cinema along with several stores, cafes and restaurants. There are several landscaped parks in JVC along with many other community amenities.
