The PMRDA (Pune Metropolitan Region Development Authority) is planning a rapid makeover for the outskirts of the city. The PMRDA is planning to establish 15 town planning schemes over a period of 18 months. These will come up along the initial stretch of 32 kilometres of the 128 km long Ring Road that has been proposed. With this move, Manjri-Khurd and several surrounding areas will witness skyrocketing development, opening up new possibilities for industrial and real estate growth alike.

As per reports, the Mhalunge scheme for town planning will be implemented in Manjri Budruk and Manjri Khurd villages. Meetings have already taken place with residents in this regard and talks will also be held with many other villages for setting up such townships along the stretch between Satara Road and Nagar Road. These town planning schemes will cover a total of 250 hectares and funds will be sought from monetization of land. 5 more villages were supposed to have been included in this new plan but these have recently been merged under the PMC (Pune Municipal Corporation).

This project will be based on the model followed in Ahmedabad where a total of 78 townships were set up in a period of 10 years. The total Ring Road will have around 50 townships in the future as per the PMRDA’s vision. The villages for the first phase will be Manjri Khurd, Manjri Budruk, Avatalewadi, Wadachi Wadi, Wadki, Holkarwadi, Urali Devachi, Phursungi, Pissoli, Yevalewadi and Handewadi. Some of the villages will get two townships as well. Land owners at these villages may even get 50% of plots in same zones and real estate development will give these areas a whole new look as per reports.

Yet, the roll out of the project will have its fair share of hurdles including smooth communication with villagers and PMRDA will have to raise its funds through monetizing land, loans and municipal bonds. Eventually the Ring Road will become totally self-sustainable courtesy planned development along the entire stretch. The new township schemes will be constructed approximately 500 meters away from the proposed Ring Road. Both the townships and Ring Road will be simultaneously developed according to reports.
