What is RERA Tamil Nadu?

The TNRERA or Tamil Nadu RERA Act refers to the regulatory authority introduced by the Government of Tamil Nadu in order to regulate efficient and transparent real estate transactions and other activities in the state. 

RERA Tamil Nadu exercises jurisdiction over Andaman and Nicobar Islands alongside the state of Tamil Nadu. In case any discrepancy is detected in the details and information, homebuyers have the right to go to RERA to have their dispute addressed and fetch a reimbursement.

TNRERA Registration Process for Promoters

Promoters can register a real estate project under the TNRERA Act by filing Form A. All you have to do as a promoter is to fill Form A and send to the Tamil Nadu RERA office, attaching the set of all the required documents.

TNRERA Project Registration Fees and Charges

Following are the Tamil Nadu RERA Fees and charges that need to be paid by the developers and agents in order to register their property under TNRERA-

TNRERA Registration Fees For Real Estate Agents

Here are the Tamil Nadu RERA Fees and charges that need to be paid by the developers and agents for registration under TNRERA-

For an individual INR 25,000 
For anyone other than an individual INR 50,000

Documents Required for Real Estate Agent Registration

Here are the Tamil Nadu RERA documents that are required to be submitted in case of a real estate agent registration under TNRERA-

  • A copy of the PAN Card of the concerned agent
  • Address Proof of the concerned Agent/ Partners/ Directors
  • Registration Certificate for Companies/ Firm
  • Address Proof of the Registered Office premise
  • 2 latest Passport-sized photographs of the concerned Agent/ Partners/ Directors
  • ITR for the previous 3 financial years

How to Register a Real Estate Agent Under TNRERA

Given below are the steps you need to follow in order to register a real estate Agent with RERA in Tamil Nadu- 

Step 1- First of all, you need to visit the Official TNRERA Portal.

Step 2- Now, you need to tap on the third dropdown list  “Registration” in which you will different options. 

Step 3- Select the “Agent” option. 

Step 4- After that, you need to choose the “apply online” option. 

Step 5- Then, select from the options that are given for whether you’d like to apply as an “Individual” or a “Firm”.

Step 6- Moving to the next step, you will be landed on a new webpage at which you will be needed to choose the “New Registration”  option in order to create an account to proceed with the registration. 

Step 7- You now will input the details that are required for creating a new account. Here, you will have to fill in details including your name, email address and phone number along with a password. 

Step 8- Once done, you need to enter the captcha code that is given and hit the “Create New Account” option. 

Step 9- Now, you will get a username and password on your registered email ID and mobile number after clicking the “Create New Account” option. 

Step 10- You can now log into your account on the TNRERA portal using the username and password you just received after you choose from the options of whether you are registering as an “Individual” or “Firm”. 

Step 11- Input the captcha code and then hit the “Login” option. 

Step 12- Enter all the information that is required in there. You must input the required details including name, type of registration, company registration and PAN. 

Step 13- After you have entered the necessary details, attach the required set of documents. 

Step 14- Now, you need to make the payment of applicable fees. 

Step 15- In the final step which is the fourth part of the form, you will make the declaration by confirming that all the details and documents which you have provided are true. 

Once you have performed the fulfilment of all the requirements in the form, you can submit the RERA registration form.

How to File a Complaint Under TNRERA

You can either file a complaint under the RERA Tamil Nadu or the Adjudicating Officer. To get started with that, you must fill in the details required in the forms that are mentioned below-

  • Form M- It is used for filing the complaint under the real estate regulatory authority.
  • Form N- It is used to file the complaint with the adjudicating officer. 

The Process to File a Complaint Before Real Estate Regulatory Authority

Here are the steps you need to follow in order to lodge a complaint before the Real Estate Regulatory Authority- 

Step 1- You first have to download Form M from the download section on the official website of Tamil Nadu RERA. 

Step 2- Now, you must fill in the required details including the name of the complainant, their address, name of the respondent and their address.

Step 3- You have to make the payment of an online fee of INR 1000/- for the complaint and INR 600/- for the postal charges. 

Step 4- Hit the submit button, and then you will find a complaint number generated which you can retain for future references. 

Once you have submitted the form online, you must send three sets of copies of your complaint along with the set of all the required documents duly attested to the RERA authority. If you have lodged a complaint under Tamil Nadu RERA, make sure you send documents within 7 days of lodging the complaint and within 10 days if you have filed it with  Andaman and Nicobar Island.

The Process to File a Complaint With Adjudicating Officer

Here are the steps you need to follow in order to lodge a complaint before the Adjudicating Officer-

Step 1- Go to the official RERA Tamil Nadu portal and download Form N which will be available in the Download section on the TNRERA homepage. 

Step 2- Then you have to fill in the details in the form in order to register a complaint with the Adjudicating Officer. 

Step 3- You must submit three sets of copies of your complaint duly attested with all the required documents. Note that you will have to make the payment of a fee of INR 5,000/- for filing the complaint and INR 600/- for postal charges. 

Step 4- You have to submit this form in person or through a registered post. 

Latest Updates on Tamil Nadu RERA

TNRERA Registers More Projects than the Last Year

The number of housing projects registered with the TNRERA (Tamil Nadu Real Estate Regulatory Authority) until October surpassed the total number of project registrations in the last year. Agents registered 765 housing projects between January and October with the State RERA. On the contrary, only 755 projects were registered in 2020 between January and December. 

Authority Doubled the Fine After Developers Challenged RERA Penalty

TNRERA issued an order against Casagrand Builder Private Limited in January to pay a ₹ 10 lakh penalty for not displaying the RERA registration number in an advertisement. The ad was issued in November 2020 at various locations, including ECR, Manapakkam, Sholinganallur, Thalambur-OMR, Medavakkam, Mogappair, and others. But the promoters said they can’t mention the RERA Registration number as there’s no space. In turn, the authority imposed an additional fine of ₹ 10 lakh. Therefore, now, the promoter has to pay ₹ 20 lakh in total.
