The 670-km high-speed corridor is set to improve connectivity across North India and push housing demand and commercial activity in key markets such as Mohali, Zirakpur, New Chandigarh, and parts of Haryana. <\/span><\/i><\/p>\n<p>&nbsp;<\/p>\n<p><span style=\"font-weight: 400;\">Travelling from Delhi to Chandigarh will soon take just over 2 hours as the Delhi-Amritsar-Katra Expressway nears completion. The new high-speed corridor will reduce travel time between the two cities from the current 5-6 hours to nearly 2 hours once the full network is operational by 2027.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The expressway is being developed at an estimated cost of \u20b938,905 crore and is among the largest road infrastructure projects currently under construction in North India. The corridor is designed for speeds of up to 120 kmph and is set to improve connectivity between Delhi, Haryana, Punjab, and Jammu &amp; Kashmir.<\/span><\/p>\n<h2><b>What will the route look like?<\/b><\/h2>\n<p><span style=\"font-weight: 400;\">Under the proposed route network, vehicles travelling from Delhi towards Chandigarh will first move through the Dwarka Expressway, Urban Extension Road, and Kundli-Manesar-Palwal Expressway before joining the Delhi-Amritsar-Katra corridor. From there, they will connect through the Trans-Haryana Expressway towards Ambala and Chandigarh.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The complete Delhi-Amritsar-Katra Expressway will stretch around 670 kilometres. Once completed, it will cut Delhi-Amritsar travel time from nearly 8 hours to around 4 hours, while Delhi-Katra travel may reduce from almost 14 hours to nearly 6 hours. The expressway could reduce the distance between Delhi and Katra from around 727 km to nearly 588 km.<\/span><\/p>\n<h2><b>Completion expected by 2027<\/b><\/h2>\n<p><span style=\"font-weight: 400;\">Several stretches of the expressway in Haryana and Jammu are now nearly complete. The project saw delays in some areas due to land acquisition issues in Punjab and heavy rains and flooding in parts of Jammu and Kashmir.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Despite the delays, construction has regained momentum, according to NHAI officials. The corridor is now aiming for completion by March 2027. Several important stretches are already nearly finished in the Haryana and Jammu regions.<\/span><\/p>\n<h2><b>What this means for nearby property markets\u00a0<\/b><\/h2>\n<p><span style=\"font-weight: 400;\">Improved highway connectivity has already pushed property prices higher along several expressway corridors across NCR in recent years. For instance, property prices along Dwarka Expressway nearly doubled between 2020 and 2024\u00a0 after major connectivity upgrades. The average property prices increased from around \u20b96,300\/sq.ft. in 2020 to approximately \u20b921,700 to \u20b924,000\/sq.ft. in 2025.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Markets located near the Delhi-Amritsar-Katra Expressway are now expected to witness a similar rise in demand once the corridor becomes operational. It will lead to higher demand for plotted developments, logistics parks and residential and commercial projects in areas around New Chandigarh, Zirakpur, Mohali, Panchkula, and some regions of Haryana.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The logistics sector will also see gains. With freight movement expected to become faster between Delhi, Punjab, and Jammu, developers are already watching for locations suitable for warehouses and industrial parks near the expressway network.<\/span><\/p>\n<h2><b>A major connectivity boost for North India\u00a0<\/b><\/h2>\n<p><span style=\"font-weight: 400;\">Large infrastructure corridors have become major drivers of growth for real estate markets across India. The Delhi-Amritsar-Katra Expressway is expected to do the same for several cities and peripheral regions across North India.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">For homebuyers, the biggest change may simply be accessibility.
