The 161.5-km access-controlled corridor, estimated to cost nearly Rs 23,936 crore, will run from Girmapur to Tangadpalle across northern Telangana.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The project is expected to be completed by 2029. The first package covers 83.5 km between Girmapur in Sangareddy district and Pragnapur in Siddipet district, while the second stretches 78 km from Pragnapur to Tangadpalle in Yadadri Bhuvanagiri district. The six-lane corridor will intersect multiple national and state highways through nine major interchanges.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The project cost has risen sharply over the years. Initially estimated at around Rs 15,000 crore, the latest approved cost now stands at nearly Rs 23,996 crore, reflecting delays and revisions. Land acquisition alone accounts for more than Rs 5,300 crore. The corridor will also include 44 major bridges, 127 minor bridges, 1,262 box culverts, four road overbridges, and 44 underpasses, highlighting the scale of the planned infrastructure.<\/span><\/p>\n<h2><span style=\"font-weight: 400;\">How the RRR north stretch could redefine Hyderabad\u2019s growth boundary<\/span><\/h2>\n<p><span style=\"font-weight: 400;\">The project is expected to define the outer edge of the Greater Hyderabad region as traffic volumes continue to rise over the next two decades. During appraisal discussions, highway authorities argued that the existing Outer Ring Road is approaching saturation and that a larger regional corridor is required to accommodate projected traffic up to 2047.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The alignment sits roughly 50 km from Hyderabad\u2019s city center, placing it well beyond the current urban boundary. Historically, major ring roads have influenced the direction of city expansion, and planners believe the RRR could play a similar role by opening up new development zones across northern Telangana and creating fresh opportunities for Hyderabad real estate.<\/span><\/p>\n<h2><span style=\"font-weight: 400;\">RRR north stretch: Impact on Hyderabad real estate and land markets<\/span><\/h2>\n<p><span style=\"font-weight: 400;\">For the Hyderabad real estate sector, the approval is likely to bring greater attention to districts located along the northern alignment. Unlike Hyderabad\u2019s established western micro-markets, many of these locations still offer comparatively lower land acquisition costs and larger development parcels.<\/span><\/p>\n<p>Current market indicators across Hyderabad real estate reflect this gap. Residential property prices in Sangareddy average around Rs 4,050 per sq ft, while prices across several plotted developments remain below those in many parts of western Hyderabad.<\/p>\n<p>Areas around Sangareddy, Pragnapur, Siddipet and parts of Yadadri Bhuvanagiri could therefore see increased investor interest as construction progresses, potentially expanding the footprint of Hyderabad real estate beyond its traditional growth corridors.<\/p>\n<p><span style=\"font-weight: 400;\">The first signs of market activity are likely to appear around proposed interchanges and highway junctions rather than across entire districts. Industrial parks, logistics facilities and warehousing projects generally create demand for worker housing, rental accommodation and supporting commercial services before larger residential markets emerge.<\/span><\/p>\n<h2><span style=\"font-weight: 400;\">RRR and industrial development across northern Telangana<\/span><\/h2>\n<p><span style=\"font-weight: 400;\">The strongest economic impact may emerge from the industrial and logistics ecosystem surrounding the corridor, which could also support long-term growth in Hyderabad real estate. The northern RRR is expected to improve connectivity between existing industrial areas, logistics hubs and manufacturing clusters spread across Telangana. The region already hosts pharmaceutical, biotechnology, medical device and industrial parks, while several logistics and warehousing locations continue to expand beyond Hyderabad&#8217;s core markets.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Nine large interchanges planned along the route could gradually evolve into commercial and logistics nodes due to easier highway access. Similar road projects in other metropolitan regions have often seen industrial activity cluster around major junctions before residential development follows.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The corridor is also expected to strengthen connectivity between Hyderabad and emerging economic zones in districts such as Sangareddy, Medak, Siddipet, and Yadadri Bhuvanagiri, improving the movement of goods while reducing dependence on routes passing through the city.<\/span><\/p>\n<h2><span style=\"font-weight: 400;\">Long-term outlook<\/span><\/h2>\n<p><span style=\"font-weight: 400;\">The northern RRR remains several years away from completion, but its approval marks an important step in Telangana\u2019s long-term infrastructure strategy. Beyond easing future traffic pressure, the corridor is expected to influence how Hyderabad expands over the coming decades.
