The Centre and the Uttar Pradesh government have stepped up efforts to accelerate National Highway development across the state. The announcement came after a review meeting between Union Road Transport and Highways Minister Nitin Gadkari and Uttar Pradesh Chief Minister Yogi Adityanath in Lucknow, where the progress of ongoing projects and new proposals was discussed.\u00a0<\/span><\/p>\n

The meeting focused on resolving project delays and improving coordination between departments to ensure faster completion of the major road projects in the state. Gadkari directed officials to speed up land acquisition, utility shifting, forest clearances and statutory clearances, which are among the biggest reasons for delays in highway construction.<\/span><\/p>\n

The review also covered proposals to expand four-lane connectivity to 33 district headquarters and develop new ring roads and bypasses. The government aims to improve connectivity across districts, strengthen freight movement and support industrial development through a wider network of National Highways, ring roads, bypasses and economic corridors.\u00a0<\/span><\/p>\n

Highway development picks up pace in UP<\/b><\/h2>\n

Senior officials from the Ministry of Road Transport and Highways (MoRTH), the National Highways Authority of India (NHAI) and the UP government attended the review meeting to assess the progress of major road projects across the state. They discussed several National Highway projects, ring roads, bypasses and economic corridors that are currently under construction or in the planning stage.<\/span><\/p>\n

Officials highlighted the pace of highway development in Uttar Pradesh. Around 10,204 km of National Highway projects have been awarded in UP since 2014, with nearly 9,329 km already completed. The state approved 606 km of new projects and completed 1,010 km between April 2025 and May 2026. Meanwhile, total investment in National Highway projects now stands at Rs 1.94 lakh crore, including Rs 23,445 crore in 2025-26.\u00a0<\/span><\/p>\n

According to officials, dedicated task forces, royalty-free soil for greenfield projects and state support for land acquisition have helped to accelerate project delivery.\u00a0<\/span><\/p>\n

The discussions also included long-term proposals such as new highway corridors, ring roads, bypasses and improved connectivity to industrial hubs, airports and religious destinations across the state.\u00a0<\/span><\/p>\n

Major highway projects reviewed<\/b><\/h2>\n

The meeting covered several ongoing and upcoming national highway projects in Uttar Pradesh. For instance, these include the under-construction Mathura-Bareilly-Sitarganj four-lane project worth around Rs 13,980 crore and the Agra-Aligarh four-lane project worth Rs 5,904 crore. Officials also shared updates on the progress of the Sonauli-Gorakhpur corridor and the Ghazipur-Ballia-Bihar border National Highway, where construction is underway.<\/span><\/p>\n

The Ayodhya Ring Road, which will connect the Shri Ram Janmabhoomi Temple with Maharishi Valmiki International Airport, was also part of the review. Additionally, the ministers urged transplantation of trees using modern technology in the project.\u00a0<\/span><\/p>\n\n\n\n\n\n\n\n

Detailed project reports are being prepared for the Ayodhya-Gonda and Rewa-Ranchi four-lane highways. Additionally, officials also discussed the proposed 742-km Shamli-Gorakhpur access-controlled corridor. Around 10 National Highway projects covering 267 km are under tender. Ropeway projects in Vrindavan and Prayagraj are also being processed.\u00a0<\/span><\/p>\n

The Centre and the UP government said they will work together to complete projects on time and support the state’s goal of becoming a one-trillion-dollar economy.\u00a0<\/span><\/p>\n

What it means for real estate in Uttar Pradesh<\/b><\/h2>\n

For the real estate sector, faster project execution is as important as announcing new infrastructure. With delayed projects, housing and commercial development also slows down. On the other hand, faster execution gives developers more confidence to plan new projects and improves access to emerging locations.<\/span><\/p>\n

In Uttar Pradesh, improved highway connectivity has already contributed to the growth of several property markets, particularly around Noida, Greater Noida, Lucknow, Ghaziabad and Ayodhya. Better highways have improved connectivity, reduced travel time and opened new areas for residential and commercial development.<\/span><\/p>\n

If these national highway projects are completed as estimated, more locations will become attractive for housing and commercial projects. However, the long-term impact will also depend on employment growth, social infrastructure and timely project completion.<\/span><\/p>\n

Industrial and logistics markets to see stronger demand\u00a0<\/b><\/h2>\n

The highway pipeline is expected to have a greater impact on industrial and logistics real estate than on the residential segment in the near term. Improved road connectivity makes it easier to move raw materials and finished goods between factories, warehouses and major cities. This also improves supply chains and makes industrial land along highway corridors more attractive for businesses.<\/span><\/p>\n

The review meeting also highlighted the need to improve connectivity to industrial areas and economic corridors, including the Defence Industrial Corridor and other manufacturing hubs. As connectivity improves, demand for warehouses, logistics parks and commercial spaces near these corridors will also increase over time.<\/span><\/p>\n

Timely execution will matter most<\/b><\/h2>\n

For the property market, the impact will depend on execution. If these projects are completed on time, they can improve connectivity across the state, support new housing and commercial development and strengthen industrial corridors.
