The Uttar Pradesh State Industrial Development Authority (UPSIDA) has approved a major expansion plan to develop new industrial areas and strengthen infrastructure across its existing industrial network, signaling the state’s next phase of manufacturing-led growth. The decision was taken during UPSIDA’s 51st Board Meeting. The approval covers a Rs 9,000 crore annual budget for FY27, new industrial layouts, land acquisition proposals and infrastructure upgrades across industrial estates.<\/span><\/p>\n

The expansion comes as Uttar Pradesh continues to build an integrated industrial ecosystem around its growing network of expressways, freight corridors and logistics infrastructure. By accelerating the creation of investment-ready industrial parks, the state aims to attract private manufacturing, reduce logistics costs and generate employment across emerging industrial districts.<\/span><\/p>\n

UPSIDA doubles budget for industrial expansion<\/span><\/h2>\n

One of the biggest decisions taken at the board meeting was the approval of a Rs 9,000 crore budget for FY27, almost double the Rs 4,500 crore allocation approved for FY26. Alongside this, UPSIDA has earmarked Rs 2,250 crore specifically for developing new industrial areas, with feasibility studies to identify suitable locations based on industrial demand, connectivity and prevailing land prices.<\/span><\/p>\n

The board also approved proposals for acquiring additional land to expand industrial infrastructure, creating a stronger pipeline of investment-ready industrial parks for future manufacturing projects.<\/span><\/p>\n

According to UPSIDA, the higher allocation will support the development of roads, power supply, water supply, drainage networks and other core infrastructure required to make industrial estates operational more quickly and improve investor readiness.<\/span><\/p>\n

New industrial estates cleared in Fatehpur and Ayodhya<\/span><\/h2>\n

UPSIDA has approved layout plans for new industrial estates at Katayi Mill in Fatehpur and Sandhinawa and Trishundi in Ayodhya, paving the way for planned land development, systematic plot allocation and faster infrastructure creation.<\/span><\/p>\n

The authority believes planned layouts will reduce delays in project execution while allowing manufacturers to begin operations sooner after allotment. Along with developing new industrial areas, UPSIDA has also initiated land acquisition proposals to support future expansion across the state. At present, UPSIDA manages 165 industrial areas across 17 districts, making it one of India’s largest state industrial development agencies.<\/span><\/p>\n

Industrial corridors could strengthen real estate demand<\/span><\/h2>\n

While the immediate focus remains on industrial infrastructure, the expansion is expected to gradually influence surrounding real estate markets as manufacturing activity grows. <\/span>New industrial estates typically create demand for warehouses, logistics parks, MSME units and commercial developments around industrial corridors. As factories become operational, nearby locations often witness a steady rise in demand for worker housing, rental accommodation, retail outlets, healthcare facilities and supporting social infrastructure.<\/span><\/p>\n

Ayodhya’s residential market has already gained visibility in recent years, supported by large infrastructure investments and improving connectivity. Industrial development could further diversify demand by creating employment-led housing requirements alongside the city’s tourism-driven growth.<\/span><\/p>\n

In Fatehpur, where organized industrial development has remained relatively limited, the new industrial estate could encourage supporting commercial activity and create demand for affordable housing, logistics facilities, and small business establishments as infrastructure develops over time.<\/span><\/p>\n

Expressways and logistics network driving industrial growth<\/span><\/h2>\n

The latest approvals complement Uttar Pradesh’s wider infrastructure strategy, where industrial development is increasingly being aligned with major connectivity projects already under execution or nearing completion.<\/span><\/p>\n

Expressways such as the Ganga Expressway<\/a>, Purvanchal Expressway and Bundelkhand Expressway<\/a>, together with the Dedicated Freight Corridor and the state’s expanding multimodal logistics network, are gradually improving freight movement across Uttar Pradesh. Better connectivity is expected to lower transportation costs, shorten delivery timelines and strengthen supply chains for manufacturers operating across the state.<\/span><\/p>\n
