These factors still matter, but buyers are increasingly assessing the actual value a property creates for them. The result is a shift from status-driven buying to value-driven buying.<\/span><\/p>\n<h2><b>Luxury gets reframed<\/b><\/h2>\n<p><span style=\"font-weight: 400;\">The measure of luxury has moved beyond grand aesthetics and standout amenities. For affluent buyers, design, privacy, wellness, and liveability are now key parts of the luxury experience. Modern, distinctive design; health- and wellbeing-oriented facilities; multipurpose studios; business zones with workstations; private elevators; balconies; pools; and sustainability features are also becoming part of the luxury proposition. Preferences are also shifting toward lower building density and higher-quality surrounding infrastructure.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Knight Frank\u2019s <\/span><i><span style=\"font-weight: 400;\">The Wealth Report 2026<\/span><\/i><span style=\"font-weight: 400;\"> also points towards these trends. Luxury consumption has shifted from acquisition to lifestyle experience and personal expression, from excess to optimization, and from status to meaning and personal growth. Affluent buyers&#8217; willingness to pay a premium for these features suggests they see them as tangible sources of value. Amid this shift, demand for larger homes remains strong. But space is no longer a proposition in itself. Buyers are looking at how the available space is designed and how that design adds value to everyday living. In other words, rather than buying a large home for status, buyers are looking at how that space improves everyday life.<\/span><\/p>\n<h2><b>\u00a0A home becomes an asset<\/b><\/h2>\n<p><span style=\"font-weight: 400;\">The decision to buy a high-value home isn\u2019t limited to the pursuit of an exceptional everyday living experience. Wealth allocation is also a significant part of this decision. India Sotheby\u2019s International Realty Luxury Residential Outlook 2026 reveals that 53% of buyers purchased luxury real estate for capital appreciation, and 47% bought for self-use, showing an almost balanced equation between lifestyle and investment.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">In Mumbai, the scarcity of prime locations and elevated demand in key micro-markets strengthen both the lifestyle and investment case for luxury homes. In H1 CY26, the top 10 localities contributed 80% of primary luxury sales value. The secondary market\u2019s share has averaged around 30% since 2021.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Buyers are also viewing property through the lens of capital preservation, portfolio diversification, prestige, and inter-generational wealth. This underscores that the shift from a status-driven purchase to a value-seeking purchase is about a property&#8217;s ability to fulfill multiple roles: a home, an enabler of lifestyle upgrades, an exclusive address, a wealth generator, and potentially a legacy asset.<\/span><\/p>\n<h2><b>Buyers turn more evaluative<\/b><\/h2>\n<p><span style=\"font-weight: 400;\">Another signal of the shift toward value-based luxury homebuying is that buyers are paying closer attention to approvals, construction quality, maintenance, and delivery timelines. This is also why Mumbai has emerged as one of the leading markets for branded residences. A recognized brand can provide greater assurance that promises around construction, service, and maintenance will be delivered, reducing the risks of poor execution or delays. Exclusivity and trust also influence the appeal of branded residences, and buyers are drawn to them for the added value the brand brings to design and after-sales services. Alongside this, affluent investors are moving toward streamlining their real-estate holdings and seeking help from professional advisors.\u00a0<\/span><\/p>\n<h2><b>Conclusion<\/b><\/h2>\n<p><span style=\"font-weight: 400;\">On a year-on-year basis, luxury housing prices have continued to rise over the last five years, and overall demand for luxury and ultra-luxury homes has remained firm. Similar trends are likely to continue in H2 2026. In such a scenario, buyers are likely to consider a wider range of criteria when making such a high-ticket purchase. For developers, this means building a luxury home will not be enough; they will also need to clearly establish the value it offers.
