Nearly 8.5 hectares of land in Panipat district have been identified for acquisition, covering villages across Samalkha and Panipat tehsils.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The project is expected to ease congestion on one of the busiest railway corridors in northern India while improving passenger and freight movement between Delhi, Haryana and northern states. For the property market, the development is significant because the expanded rail corridor will pass through Sonipat, Panipat, Karnal, Kurukshetra and Ambala, strengthening connectivity across several established residential and economic centers.<\/span><\/p>\n<h2><span style=\"font-weight: 400;\">Land acquisition begins for Delhi-Ambala railway expansion<\/span><\/h2>\n<p><span style=\"font-weight: 400;\">The Union Cabinet approved the Rs 5,983-crore project in February 2026, and it is scheduled for completion within four years. The Ministry of Railways issued the land acquisition notification on September 29, 2026. The identified land includes 6.1 hectares across seven villages in Samalkha tehsil and 2.3 hectares across six villages in Panipat tehsil.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The notified villages in Samalkha include Bhodwal Majri, Chulkana, Kiwana, Manana, Karhans, Machhroli and Jhattipur. In Panipat tehsil, the land falls in Diwana, Sewah, Kabri, Sarai Bachhra, Nizampur and Taraf Insaar.<\/span><\/p>\n<h2><span style=\"font-weight: 400;\">Third and fourth lines will add capacity to a heavily used corridor<\/span><\/h2>\n<p><span style=\"font-weight: 400;\">The Delhi-Ambala section carries substantial passenger and freight traffic, with Delhi and Ambala serving as important railway interchange points. The additional lines form part of the broader plan to increase capacity along the Delhi-Jammu corridor.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The expanded section will pass through <a href=\"https:\/\/www.squareyards.com\/sonipat-real-estate\">Sonipat<\/a>, Panipat, Karnal, Kurukshetra and Ambala in Haryana, as well as areas of Central Delhi, North Delhi and North West Delhi.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The additional capacity is expected to enable more passenger and freight services, improve punctuality, and reduce pressure on the existing tracks. According to the project details cited by officials, the expansion is expected to add around 24 million tonnes of freight capacity, reduce logistics costs by about Rs 952 crore and support additional passenger train movement.<\/span><\/p>\n<h2><span style=\"font-weight: 400;\">Sonipat to Ambala corridor gets stronger connectivity<\/span><\/h2>\n<p><span style=\"font-weight: 400;\">For Haryana&#8217;s property markets, the most relevant aspect is the corridor&#8217;s coverage of several cities rather than the land acquisition alone.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Sonipat is the southernmost major Haryana market on the route and has an established residential relationship with Delhi-NCR. Panipat combines residential demand with manufacturing and industrial activity, while Karnal functions as another major urban and economic center along the corridor.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Further north, Kurukshetra and <a href=\"https:\/\/www.squareyards.com\/blog\/top-10-localities-in-ambala-tloc\">Ambala<\/a> add tourism, institutional, commercial and regional connectivity components to the route. Improved rail capacity therefore has two potential channels for the property market. Better passenger movement can support accessibility between residential and employment centers, while additional freight capacity can strengthen industrial and logistics activity along the corridor.<\/span><\/p>\n<h2><span style=\"font-weight: 400;\">Sonipat property market shows a relatively established residential base<\/span><\/h2>\n<p><span style=\"font-weight: 400;\">Square Yards data puts the average asking price in Sonipat at Rs 4,350 per sq ft, with the market recording a 13.01% quarterly decline from Rs 5,000 psf in March 2026. However, ready-to-move properties have performed differently, with their average asking price at Rs 5,450 psf after a 15.98% increase.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The rental market also indicates residential demand. Sonipat&#8217;s average rental yield is around 3.86%, while average apartment rents range from about Rs 10,350 a month for a 1BHK to Rs 19,350 for a 4BHK.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Localities such as Sector 8, Kundli and Sector 61 remain among the city&#8217;s active residential markets. Established projects and relatively lower entry prices than Delhi give the city a base on which improved regional rail connectivity could build.<\/span><\/p>\n<h2><span style=\"font-weight: 400;\">Panipat combines residential and industrial relevance<\/span><\/h2>\n<p><span style=\"font-weight: 400;\">Panipat presents a different market profile because its property market sits alongside a substantial industrial and commercial base.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Square Yards currently records an average asking price of Rs 7,350 psf in <a href=\"https:\/\/www.squareyards.com\/panipat-real-estate\">Panipat<\/a>. The market has been volatile, moving from Rs 6,650 psf in September 2025 to Rs 11,100 psf in March 2026 before correcting to its current level. The city&#8217;s average rental yield stands at around 2.61%.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The railway expansion could be particularly relevant because the project is designed not only to accommodate more passenger trains but also to increase freight capacity. Panipat&#8217;s position on the Delhi-Ambala route and its industrial base give the city both residential and logistics relevance.<\/span><\/p>\n<h2><span style=\"font-weight: 400;\">Karnal offers a more stable property market along the corridor<\/span><\/h2>\n<p><span style=\"font-weight: 400;\">Karnal&#8217;s residential market currently has an average asking price of Rs 4,700 psf, according to Square Yards. The city&#8217;s pricing has remained broadly stable in recent quarters, although the latest data indicates a 2.23% decline.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The railway expansion could strengthen Karnal&#8217;s role as a regional residential and economic center by improving its connection with both Delhi and northern Haryana. Its position between Panipat and Kurukshetra also gives it relevance within the wider corridor rather than as an isolated property market.<\/span><\/p>\n<h2><span style=\"font-weight: 400;\">Kurukshetra and Ambala add tourism and regional connectivity<\/span><\/h2>\n<p><span style=\"font-weight: 400;\">The project also has implications beyond commuter and freight movement. Railway officials have highlighted improved connectivity to destinations including Shri Mata Vaishno Devi Katra, Amritsar, Beas, Srinagar and Shimla, potentially supporting tourism and regional economic activity.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Ambala, located at the northern end of the Haryana section, remains an important railway interchange. Square Yards data shows villa prices in Ambala averaging around Rs 5,400 psf, with the segment recording 27.64% annual growth.<\/span><\/p>\n<h2><span style=\"font-weight: 400;\">Freight capacity could strengthen the corridor&#8217;s industrial real estate market<\/span><\/h2>\n<p><span style=\"font-weight: 400;\">The project has an important commercial component because the Delhi-Ambala corridor connects several economic nodes, including thermal power plants in Ropar, Panipat and Rajpura, along with agricultural warehouses and industrial hubs.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The planned increase in freight capacity could improve the movement of goods along the corridor. For real estate, this is more relevant to industrial, warehousing and logistics demand than to immediate residential price movements.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The key point is that the railway expansion is strengthening an existing economic corridor rather than creating a completely new development axis.
