The improved access will eventually support housing demand near major employment hubs and create opportunities for commercial development around key stations.

Jaipur Metro Phase-2 route and construction timeline

Jaipur Metro Phase-2 line will run between Prahladpura in the south and Todi Mod in the north, covering around 41 km. The Union Cabinet approved the project in April 2026, with completion targeted for September 2031.

The route is designed to connect several important parts of the city, including Sitapura Industrial Area, Jaipur International Airport, Tonk Road, SMS Hospital and Stadium, Ambabari and Vidhyadhar Nagar. It will include 2 underground stations near the airport, while the rest of the corridor is planned largely as an elevated line.

Phase 2 will expand Jaipur’s existing Metro network, which currently operates east to west from Mansarovar to Badi Chaupar. The new line is planned to interchange with Phase 1 at Khasa Kothi, allowing passengers to change between the two corridors and extending metro access to more parts of the city.

Southern Jaipur’s housing market in focus as Metro expands

The southern section of Jaipur Metro Phase-2 will connect Prahladpura and Sitapura Industrial Area with the wider city, serving an employment belt that includes industrial units and the Jaipur Exhibition and Convention Center.

For residential markets in and around Sitapura and Sanganer, the potential benefit is a more practical commute for workers who live elsewhere in Jaipur. It could also make housing in the southern belt a more viable option for people who need access to industrial workplaces but want to remain connected to central areas.

Jaipur South has an average asking price of Rs 4,600 psf, which is below the city average of Rs 4,950 psf. If metro access makes daily travel easier, the southern belt could appeal to a wider pool of buyers and tenants. The extent of that change will depend on housing supply, affordability and the distance between homes and stations.

Tonk Road and Durgapura remain key established markets along Phase-2 corridor

Tonk Road will be one of the major markets served by Phase-2, with an average property rate of Rs 5,400 psf. The Metro could improve access to the airport, Sitapura and central Jaipur, making the corridor more convenient for residents and businesses.

Durgapura, meanwhile, is already an established residential market, priced considerably higher at Rs 13,000 psf. Thus, the additional metro connection will not automatically trigger price growth in the locality.

For these housing markets, the main change could be the range of destinations residents can reach by metro. Homes near Durgapura and Gopalpura, for instance, could become more convenient for commuters traveling towards central Jaipur, the airport or the southern industrial belt.

The corridor may also improve access for shops and businesses along Tonk Road. But this is an established urban stretch, so the likely effect is better access to existing residential and commercial activity, rather than creating an entirely new market.

Airport belt to see more commercial development under Phase-2

Phase 2 will connect Jaipur International Airport with the wider metro network. The airport-side belt also includes planned developments such as Unity Mall and Rajasthan Mandapam, which could add retail, exhibition and business activity to the area.

If these destinations attract regular visitors, demand could emerge for hotels, restaurants, retail outlets and other services. Metro access may help visitors reach them from different parts of Jaipur, although the scale of the commercial impact will depend on when the projects open and how much activity they generate.

Improved connectivity to link Northern Jaipur’s housing and employment hubs

At the northern end, the Phase-2 metro will swill connect Vidhyadhar Nagar and surrounding neighborhoods with Vishwakarma Industrial Area, an established employment hub. Vidhyadhar Nagar’s average asking price is around Rs 5,900 psf, above the Jaipur city average.

The metro could improve access between northern residential neighborhoods and industrial workplaces, potentially widening commuters’ options. For the housing market, the stronger benefit is improved access to employment, rather than a sudden price jump in property values. Commercial areas serving VKI could also benefit if the line makes them easier for workers and businesses to reach.

Proposed 37th station near Unity Mall and Rajasthan Mandapam

Jaipur Metro Rail Corporation (JMRC) is considering an additional station at Taroon Ki Khoot on Tonk Road, between the planned Jaipur Airport and B2 Bypass stations. The proposed stop would serve the area around Unity Mall and Rajasthan Mandapam, but it has not yet been approved.

If approved, the station could provide more direct access to the airport-side commercial belt. This may benefit retail, hospitality and other businesses serving visitors, although the scale of the impact will depend on the developments becoming operational and attracting regular footfall.

What Jaipur Metro Phase-2 could mean for property prices

The Phase-2 corridor will connect markets with different price levels, from the lower-priced southern belt to established residential areas and the airport-side commercial zone. The long-term impact will depend on how connectivity changes travel and whether it translates into sustained housing demand and commercial activity.

The extent of the impact will become clearer as construction progresses and the corridor moves closer to operation.
