The proposal brings the northern stretches of Karnataka, long absent from high-speed rail plans, into the picture for the first time.

The minister also confirmed that the southern bullet train corridor, already approved by the Prime Minister, will connect Bengaluru, Hyderabad, Amaravati, and Chennai. On that corridor, the Bengaluru–Chennai journey is expected to take 73 minutes, while Bengaluru to Hyderabad would take around 2 hours and 10 minutes.

The Bengaluru–Hubballi–Pune corridor remains in the early stages. No detailed project report, route alignment, station list, cost estimate, or construction timeline has been released. The real estate implications for localities along the route will depend entirely on where stations are eventually located and what supporting infrastructure surrounds them. With those caveats, the announcement has drawn attention to several property markets across the corridor.

North Bengaluru

North Bengaluru has been one of the city’s more active residential corridors over the past few years, driven by the Kempegowda International Airport, the Aerospace SEZ and an expanding technology cluster. A bullet train terminal in this part of the city would add to a belt that has already seen consistent price appreciation.

Devanahalli currently sees plot rates in the range of Rs 6,000 to Rs 10,000 per sq ft, while Yelahanka apartments are broadly priced between Rs 8,250 and Rs 14,050 per sq ft. Hebbal, a gateway node between central Bengaluru and the north, is quoting around Rs 15,050 per sq ft for apartments. These figures reflect the existing airport-led premium baked into North Bengaluru. Whether a bullet train station reinforces or extends this premium will depend on its precise location and its ease of access from the city’s residential and commercial centers.

Hubballi–Dharwad

Of all the markets along this corridor, Hubballi and its twin city Dharwad stand to gain the most in relative terms from inclusion in a high-speed rail network. The Hubballi–Dharwad region is the commercial and administrative hub of North Karnataka but has drawn limited organized real estate investment compared to the state’s larger cities.

Apartment asking prices in Hubballi are broadly in the Rs 4,000 to Rs 5,000 per sq ft range. Dharwad has seen rates quoted at around Rs 7,960 per sq ft on property portals. The pricing gap between these markets and Bengaluru or Pune is substantial, which is precisely what makes connectivity-driven demand a meaningful possibility here. Better rail access to Bengaluru could support residential demand from working professionals, and any station zone could attract commercial and retail development over time. However, specific locality-level outcomes remain uncertain until the route alignment and station placement are confirmed.

Pune

Pune is already among India’s most active residential real estate markets, and adding a high-speed rail connection to Bengaluru via Hubballi would extend its connectivity in a direction that currently lacks fast intercity options.

The city’s western IT corridor, covering Hinjewadi, Wakad, Baner, and Balewadi, is the segment most naturally associated with any future bullet train discussion, given its concentration of technology employment and its position on the city’s western edge facing Mumbai and, by extension, the broader western rail network. Apartment prices in Hinjewadi currently range from Rs 6,500 to Rs 9,500 per sq ft. Baner and Balewadi, which are more established and command higher premiums, are broadly at Rs 11,700 and Rs 11,000 per sq ft, respectively. The city-wide average asking price has moved to around Rs 12,950 per sq ft as of early 2026.

A high-speed rail link to Bengaluru could expand the buyer catchment for Pune’s residential market and support second-home or investment demand from professionals based in both cities. However, this is a medium- to long-term consideration, given how early the project remains.

Broader corridor

The proposed route between Hubballi and Pune passes through parts of Karnataka and Maharashtra, where intermediate stops have not yet been specified. Towns along the NH-48 and NH-67 belt in this stretch, including Dharwad, Gadag, and Kolhapur, could become relevant property markets depending on station locations. Until the alignment is finalized and the implementation agency is formally constituted, the corridor’s impact on specific localities along this stretch remains speculative.

The next meaningful development for property markets across this corridor will be the release of a project report and the identification of station locations. Those decisions will determine which micro-markets translate early infrastructure attention into actual demand.

Union Railway Minister Ashwini Vaishnaw announced that the Bengaluru–Pune bullet train corridor via Hubballi will be part of India’s next high-speed rail expansion, which will add 3,000 km of corridors to be announced in the coming years.
