Every state has its own official RERA website where a buyer can file complain by filling in the requisite details in the prescribed form.\u00a0<\/span><\/p>\n<p style=\"text-align: justify;\"><b>What is Real Estate Regulatory Authority?<\/b><\/p>\n<p style=\"text-align: justify;\"><span style=\"font-weight: 400;\">The RERA (Real Estate Regulatory Authority) was formed to bring transparency to the real estate sector. Every state has a Real Estate Regulatory Authority to regulate transactions related to residential and commercial projects and to ensure their timely completion for speedy dispute resolution.\u00a0<\/span><\/p>\n<p style=\"text-align: justify;\"><b>\u00a0What is Real Estate (Regulation and Development) Act, 2016?<\/b><\/p>\n<p style=\"text-align: justify;\"><span style=\"font-weight: 400;\">The Real Estate (Regulation and Development) Act, 2016\u00a0is an Act which seeks to safeguard the home-buyers as well as to facilitate transparency in the home buying process. This Act came into force on 1 May 2016 to address the concerns of home buyers as well as builders.\u00a0\u00a0<\/span><\/p>\n<p style=\"text-align: justify;\"><span style=\"font-weight: 400;\">As per RERA rules, the buyer has to pay for the property on the basis of the carpet area only. A builder cannot charge a buyer on the basis of super built-up area that includes the area of lifts, balconies, stairs, and lobbies. Moreover, the builders have to maintain a separate account for every project where 70% of the money received from the buyers will be deposited in a separate account (escrow account) that can only be used for construction purposes and land cost.\u00a0<\/span><\/p>\n<p style=\"text-align: justify;\"><span style=\"font-weight: 400;\">\u00a0<\/span><b>Where can a buyer file a RERA case in Delhi?<\/b><\/p>\n<p style=\"text-align: justify;\"><span style=\"font-weight: 400;\">Under Section 31 of RERA, a complaint can be filed with the Real Estate\u00a0<\/span><span style=\"font-weight: 400;\">Regulatory<\/span><span style=\"font-weight: 400;\">\u00a0Authority which must be in the prescribed form as per the respective state government\u2019s rules. A Delhi buyer can visit\u00a0<\/span><span style=\"font-weight: 400;\">https:\/\/rera.delhi.gov.in\/<\/span><span style=\"font-weight: 400;\">\u00a0and file a complaint by filling an application form with all the required details depending on the state authority along with the registration fees.
