With authority in charge, the frauds and scams in the real estate sector have been mitigated at an impressive level.\u00a0<\/span><\/p>\r\n\r\n\r\n\r\n<p><span style=\"font-weight: 400;\">The RERA Act was introduced by the Central Government on May 1, 2017, in the state of Andaman and Nicobar Island. However, the real estate projects in this territory are monitored and governed under the Tamil Nadu RERA (TNRERA). As a result, the agent or the promoter will have to pay the penalty or get imprisonment.\u00a0<\/span><\/p>\r\n\r\n\r\n\r\n<h2 class=\"wp-block-heading\" id=\"h-benefits-of-rera-registration\">Benefits of RERA Registration<\/h2>\r\n\r\n\r\n\r\n<p><span style=\"font-weight: 400;\">Registration of projects and agents with the Real Estate Regulatory brings in a lot of benefits as described below:\u00a0<\/span><\/p>\r\n\r\n\r\n\r\n<ul>\r\n<li><b>Standardisation:<\/b><span style=\"font-weight: 400;\"> Generally, real estate agents have their own definition of carpet area. But with the introduction of RERA, the definition of carpet area has been revised and set, and every agent and broker has to abide by the same.<\/span><\/li>\r\n<\/ul>\r\n\r\n\r\n\r\n<p><span style=\"font-weight: 400;\">According to RERA, the net carpet area is referred to as the:<\/span><\/p>\r\n\r\n\r\n\r\n<p><i><span style=\"font-weight: 400;\">\u201cThe net usable floor area of an apartment, except the area enclosed by the exclusive balcony or verandah area, external walls, areas under services shafts, and exclusive open terrace area, but comprises the area enclosed by the internal partition walls of the apartment.\u201d<\/span><\/i><\/p>\r\n\r\n\r\n\r\n<ul>\r\n<li><b>Advance Payments: <\/b><span style=\"font-weight: 400;\">No builders can take more than 10% of the cost of flats, apartments, etc., before getting into any kind of agreement with the home buyer.\u00a0<\/span><\/li>\r\n<li><b>Increase in Investments:<\/b><span style=\"font-weight: 400;\"> The act offers security to home buyers and ensures that projects are delivered within a stipulated period of time. This has gained the trust of people, and as a result, people are investing more in real estate without any fear of losing their money.\u00a0<\/span><\/li>\r\n<li><b>Transparency:<\/b><span style=\"font-weight: 400;\"> This is one of the major advantages of all that a buyer can have. They get access to information about the project plan layout, its execution, construction,\u00a0 \u00a0 \u00a0 competition status, and more.\u00a0<\/span><\/li>\r\n<li><b>Timely Delivery of Projects: <\/b><span style=\"font-weight: 400;\">The act is quite stringent about the timely delivery of projects. However, in any case, the builder fails to render the project within the time promised, he would be entitled to some kind of penalty, and the buyers will get compensation over the same.\u00a0<\/span><\/li>\r\n<li><b>Grievance Redressal within 60 days:<\/b><span style=\"font-weight: 400;\"> Any grievance against the builder can be made to the state authority known as the Appellate Tribunal. However, we have compiled a list of all the documents that one will need to submit while registering:<\/span><\/p>\r\n\r\n\r\n\r\n<ul>\r\n<li>Aadhaar Card<\/li>\r\n<li>PAN Card<\/li>\r\n<li>Proforma allotment letter<\/li>\r\n<li>Bank certificate in proforma as per the Tamil Nadu RERA website<\/li>\r\n<li>Encumbrance certificate received within 30 days before the registration application<\/li>\r\n<li>Plan of development works<\/li>\r\n<li>Passport size photographs of the governing body, chairman, partner, or director<\/li>\r\n<li>Photographs of the applicant<\/li>\r\n<li>Certificate of structural stability<\/li>\r\n<li>Planning permit<\/li>\r\n<li>Audited balance sheet<\/li>\r\n<li>Form B<\/li>\r\n<li>Approval letter to plan permission<\/li>\r\n<li>Licence letter of the building<\/li>\r\n<li>Approved plan containing a local body\u00a0<\/li>\r\n<li>Patta\/PLR (or) document.<\/li>\r\n<\/ul>\r\n\r\n\r\n\r\n<h2 class=\"wp-block-heading\" id=\"h-how-can-promoters-register-a-project-under-tnrera\">How can Promoters Register a Project under TNRERA?<\/h2>\r\n\r\n\r\n\r\n<p><span style=\"font-weight: 400;\">Here are steps promoters can follow to register the project as an individual or a company:<\/span><\/p>\r\n\r\n\r\n\r\n<p><b>Step 1:<\/b><span style=\"font-weight: 400;\"> Go to the official website of Andaman RERA.\u00a0<\/span><\/p>\r\n\r\n\r\n\r\n<p><b>Step 2:<\/b><span style=\"font-weight: 400;\"> Under the \u2018Online Registration for Projects\u2019 option present at the top right corner of the page, click on the \u2018Andaman\u2019 tab.\u00a0<\/span><\/p>\r\n\r\n\r\n\r\n<p><b>Step 3:<\/b><span style=\"font-weight: 400;\"> It will take you to the new webpage called \u2018Application for Registration of Projects by the Promoter.\u2019<\/span><\/p>\r\n\r\n\r\n\r\n<p><b>Step 4: <\/b><span style=\"font-weight: 400;\">Read the info provided on the page carefully and keep all the scanned documents ready (documents to be submitted are already described in the previous section).\u00a0<\/span><\/p>\r\n\r\n\r\n\r\n<p><b>Step 5:<\/b><span style=\"font-weight: 400;\"> Now, click on the \u2018Proceed\u2019 option that is present at the bottom of the page.<\/span><\/p>\r\n\r\n\r\n\r\n<p><b>Step 6: <\/b><span style=\"font-weight: 400;\">You will now be directed to another webpage called the \u2018Real Estate Registration.\u2019 You have to choose from whether you want to register the project as an individual or a Society\/Company\/Partnership, etc. Now enter your Email ID or registration number.\u00a0<\/span><\/p>\r\n\r\n\r\n\r\n<p><b>Step 7: <\/b><span style=\"font-weight: 400;\">Once you are done with entering all the details, click on \u2018Next,\u2019 and you will be redirected to a new web page containing Form \u201cA\u201d.<\/span><\/p>\r\n\r\n\r\n\r\n<p><b>Step 8: <\/b><span style=\"font-weight: 400;\">Enter the information asked in the form, such as promoter details, previous project details, financial indicators, and upload your passport-sized photograph. Once you are done, click on the \u201cNext\u201d option.<\/span><\/p>\r\n\r\n\r\n\r\n<p><b>Step 9: <\/b><span style=\"font-weight: 400;\">After entering project details, upload the scanned documents.
