The Act has also tried imposing some rules and regulations for both the buyers and the builders while buying or selling a property. The basic rules are:<\/p>\r\n\r\n\r\n\r\n<p>\u25cf Only 10% of the total property cost will be given to the builder or developer as an advance.<\/p>\r\n\r\n\r\n\r\n<p>\u25cf Only the carpet area will be considered and counted.<\/p>\r\n\r\n\r\n\r\n<p>\u25cf The investor is liable to get a refund of the total amount in case of a mind change in the buying decision.<\/p>\r\n\r\n\r\n\r\n<p>\u25cf Approval from the buyer or the investor is mandatory before proceeding with any project.<\/p>\r\n\r\n\r\n\r\n<p>\u25cf Original documents are to be submitted for verification by the builder or developer and returned to the buyer as it is.<\/p>\r\n\r\n\r\n\r\n<p>\u25cf If the buyer faces any problem within the five years of buying the property, it must be solved.
