Demand for property in Sanpada has always been on the higher side with skyrocketing development in the area. Sanpada lies in Navi and there are several mid range and premium projects dotting the area. Leading developers like Monarch Properties, Progressive Group and Vijay Properties are highly active in this area. Sanpada is a major residential node that has been developed by CIDCO from the late 1980s onwards. The area has expanded considerably and is steadily becoming a big residential hub near Vashi with several amenities and shopping malls coming up here.

Realty prices have gone up in Sanpada owing to more commercial development and better connectivity between Sanpada and Mumbai. The Palm Beach Road is a major connectivity lifeline in the area and so is the Sanpada railway station which falls on the Harbor line, offering connectivity to , Panvel and CST. The Sion-Panvel Highway is a major connectivity lifeline in the area and lies just 100 metres away from the railway station. The railway station also has a commercial office complex like the railway station. The area is divided into several sectors and is well planned. The Juinagar railway station is also easily accessible from the area.

The BEST bus network connects the area to Dadar, Chembur, Ghatkopar, Sion, Bandra, Dadar, Andheri, Santacruz, Dindoshi, Mulund, Powai, Bhandup and Borivali among other areas. The NMMT bus network also links the area to Kalyan, Thane, Badlapur, Dombivali, Panvel, Bhayandar, Uran, Khopoli and Borivali. There are several buses going till the CST and AC buses are also available here. There is a highly active association for senior citizens in the area with more than 400 members and a recreational centre for senior citizens has recently been provided by the NMMC.

Quality medical facilities are available in the area courtesy Mydentist, Smilecare dental and Cosmoderma Clinic, Suasti Family Medical Centre, Oculus, Dr. Menon’s, Shree Clinic and Dr. Smita Mukherjee’s Eye Clinic. There are seven schools and three colleges located in Sanpada. Property prices have gone up by approximately 11.04% in the area as per Q3 2015 and average prices stand at around INR 14, 444 per sq. ft. for the same period. Popular projects include Progressive Group Highness, Bhumiraj Heritage and Monarch Properties Harmony. With social amenities being developed here, it is a matter of time before Sanpada becomes an appealing residential destination for home buyers.
