The Index II document is a crucial legal certificate which mentions all the vital property registration details and other important documents that have been submitted at the SRO or Sub-Registrar Office for the official records. What are some key aspects of the Index II document? 

·        The Index II document is the legal establishment of property ownership and ensures eligibility of owners to sell properties further. 

·        Every property transaction should be compulsorily registered with regard to the agreement to sell, sale, mutation, gift, and license, among other types of transactions. 

·        Upon completion of the transaction, the owner gets the Index II which contains the information regarding the registered property documents that have been recorded at the SRO. This is only provided after registering the property. 

·        You will find this certificate either online or from the IGRS (Inspector General of Registration and Stamps) department. 

What is included in the Index II document? 

Here are some of the things that you will find in this document: 

·        Transaction amount for the deed executed between the seller and buyer or the tenant and landlord. 

·        It contains information on the gift deed, sale deed, rental contract, or the agreement for sale. 

·        It has full information about the property, including the unit identity, society, building number, parking space, land area, terrace area, and survey number, among other vital aspects. 

·        Official market value shown on the documents. 

·        Enforcement and registration dates. 

·        Property area. 

·        Parties who are signing the agreement with address and identity proof. 

·        A unique registration number for every document that is officially released by the Government based on the request, showing the certification year, special ID, institution title, and more. 

·        The name of the office of the registrar, where the registration charges and stamp duty were paid. The registration fee amount is also included. 

How it can be used 

Here are a few things that you should not forget: 

·        The Index II document is the certification of the property transaction being recorded as per the necessary processes. 

·        This certificate does not show any term contained in the property deeds, but makes sure that they exist in the portal. 

·        It may be used as a summary and proof of the registration of a transaction. 

·        It also showcases the authenticity of any registration and may used for loans and mortgages, property transfers/sale, and more. 

How can you obtain the Index II document? 

You can get the document online and it is usually attached to the sale deed as the second page which has all non-confidential data regarding the property transaction and the property in general. The copy is issued by the Government as a proof of the legitimate property registration done at the SRO.  Some States ensure the facility to search for it online while being able to download the certified copy. 

For instance, here is the procedure to download the same in Maharashtra: 

·        Go to the official registration and stamp duty site. 

·        Login with the necessary credentials and visit the Download section on the right-hand side. 

·        Choose the region from the menu dropdown. 

·        Enter the details of the property including the village name, district, and registration year, among other aspects. 

·        You can also search with the name and then enter the captcha code to complete the process. 

·        You can also download the document after the payment of a nominal charge. 

You can also get this document offline in Maharashtra at the office of the sub-registrar where the property registration took place. You have to write and provide an application to get the Index II document.
