Choosing a home in Spring Field Colony is a smart move if you need a quick link to Delhi but want more living space than the capital typically offers. As of April 2026, the rental market here is buzzing, mostly because the Mewala Maharajpur Metro Station (Violet Line) is within walking distance for most residents. Unlike the massive high-rises in other parts of Faridabad, the buildings here are mostly three or four stories. This keeps the density low and gives you a level of privacy that’s hard to find in a big complex. With Pristine Mall nearby for your morning coffee and Shri Balaji Hospital around the corner, Spring Field Colony is a very practical, self-contained pocket.

By early 2026, rents have stabilised but remain competitive. You can usually pick up a 2 BHK for anywhere between ₹15,000 and ₹22,000. If you’re looking for a sprawling 3 BHK in Faridabad, expect to pay between ₹20,000 and ₹32,000. Most of these units come "semi-furnished," meaning they include modular kitchens and wardrobes as standard.
Yes, this is actually the dominant property type in Spring Field Colony. There is almost always a fresh supply of listings. You’ll see a mix of ground floors—perfect for those who want a small patch of green, and top floors that usually come with exclusive roof rights, which is a big plus during the winter months in Faridabad.
Following the 2026 rental guidelines in Faridabad, most landlords have moved to a standard two-month security deposit. It is rare for owners in Spring Field Colony to ask for more. Just ensure the exact amount and the conditions for the refund are explicitly stated in your registered 11-month lease to avoid any confusion later.
It really comes down to your lifestyle. Builder floors in Spring Field Colony offer more square footage for your money and zero shared walls. While apartments in massive Faridabad societies might offer a common pool or gym, they often feel much more cramped. Most people move here specifically for that "independent house" vibe without the massive price tag.
Absolutely. Spring Field Colony is a gated colony, which keeps through-traffic to a minimum and makes it much safer for kids. You’ve also got top-tier schools like DPS Faridabad and Ryan International a short drive away. It’s easily one of the most family-friendly sectors in Faridabad.
The biggest price driver is proximity to the Mewala Maharajpur Metro. Beyond that, having a lift (especially for higher floors) and dedicated stilt parking will push the rent up. In Faridabad, a park-facing view or a corner plot in Spring Field Colony can also command a premium of about 10-15%.
The paperwork is straightforward but mandatory. You’ll need your Aadhar Card, PAN card, and a permanent address proof. Most landlords in Spring Field Colony also require an official employee ID or an appointment letter. Police verification is a standard requirement across Faridabad and is usually handled by the owner once the agreement is signed.
Yes, it’s entirely possible. Many owners list directly on platforms like NoBroker or local Spring Field Colony Facebook groups to save on the typical one-month commission. However, if you are looking for something very specific or are new to Faridabad, using a local agent can sometimes help you find "hidden" listings that aren't online yet.
The main perk is the autonomy. You don't have to deal with high monthly maintenance fees or the strict "society rules" that come with high-rises. In Spring Field Colony, you usually get a dedicated floor, your own water tank, and more ventilation. It’s the closest thing to owning an independent house in Faridabad on a rental budget.
Over the last year, rents in Spring Field Colony have seen a steady climb of about 8-10%. The demand is being driven by professionals moving out of South Delhi in search of better value. As more people realise how easy the commute is from Faridabad via the Violet Line, prices are likely to stay on this upward trajectory.
