Bengaluru Office Leasing Hits Record High in 2025, Knight Frank Reports

Bengaluru recorded a historic gross leasing of 28.7 million square feet of office space in 2025, a 59% annual increase. Bengaluru retained its position as India's largest office market, with 63% of the leased space occupied by GCCs. Ragigudda Double-Decker Flyover Opening Postponed to January 2026

The opening of the second arm of the Ragigudda double-decker flyover, connecting HSR Layout and Electronics City, has been postponed to the end of January 2026. This delay, attributed to heavy traffic and restrictions on work hours, has caused frustration among residents . Once operational, the flyover is expected to significantly ease traffic congestion at the Silk Board junction.

The Karnataka government has approved the Bengaluru Business Corridor (BBC), a 117-km infrastructure project aimed at reducing city traffic by up to 40%. The project, estimated at Rs 27,000 crore and funded by a HUDCO loan, is expected to be completed within two years. Living in Electronic City brings me so much happiness, and I have discovered remarkable quiet. Thanks of all the IT security presence, I feel secure here; the modern structures, I believe, provide a clean, lovely experience. Without question, the Metro Yellow Line is my simplest travel route. My workplace is so near that I am quite happy here. Right off Hosur Road, the principal connectivity and position in the city are superb. Nearby are St. Francis De Sales Public School and S R Hospitals. For a leisure site, I occasionally go towards the Bannerghatta Biological Park. I believe better street lighting on the Phase 2 internal roads and a more effective public trash collection system are absolutely necessary.

I have enjoyed living here and am glad I picked this neighborhood for the wonderful work-life balance it gives. Big names like Wipro, HP, and TCS are among the nearby offices of this region. The elevated Expressway and the new Metro provide my primary means of transportation. Basic amenities like Kauvery Hospital and National Public School are top-notch and close-by. I pick this location for its closeness to employment and the expectation of a perfectly planned metropolis. It seems to me to be the best investment for those in the tech industry. Controlling the severe dust and noise pollution requires improvement in the area. Additionally, there was a safety problem with street light outages just reported in our road.

I see Electronic City as the most practical location for any techie to reside and I am really pleased here as I can walk to work. The low-stress journey and the wide range of restaurants and bars surrounding Phase 1 are my top choices. Since people are always nearby, I feel secure as a tenant. For the size of the apartment I acquire, I believe it quite reasonable against Central Bangalore. My primary benefit is my journey to Tech Mahindra on campus. I believe the NeoMall's progress will be a tremendous future development. Better quality, reasonably priced, and readily available local vegetable vendors or wet markets are, in my opinion, the one thing missing and needing more visibility here.

I am quite happy here since my belief is that living right next to the biggest IT park in Bangalore is priceless. Particularly with the Elevated Expressway and now the Metro open, I believe this area has great promise. My travel contact is simple and significantly limited; transportation is provided. With expert security standards, I believe our phase's safety condition to be adequate. Decent green surrounds the gated communities, medical access to Springleaf Hospital and VIBGYOR High School is rapid. Two crucial initiatives are necessary: faster waste management services in the non-society regions and enhanced upkeep of the feeder routes leading to the metro station.
