The Trial Court held that the construction carried out by the plaintiffs of building no.4 is situated within Coastal Regulation Zone and therefore, they are not entitled for completion and occupation certificate. The plaintiffs filed an appeal challenging the judgment and decree to the extent of the Coastal Regulation Zone issue and the refusal to direct the Corporation to issue completion and occupation certificates for the building.

The Bombay High Court sentenced developers Pujit and Ravi Kiran Aggarwal of Orbit Corporation to six months' simple imprisonment for civil contempt of court for failing to comply with a 2015 undertaking to pay Rs 118 crore to another builder, Vardhman Developers. The court suspended the sentence to allow Pujit Aggarwal to propose a payment plan. The case stemmed from a property dispute where Orbit Corp failed to honor post-dated cheques issued to Vardhman Developers as part of a consent term order.

Vardhaman Tower, developed by Vardhaman Tower, was officially launched on 15-Feb-2022 and is expected to be completed by 24-Dec-2026. The project is registered under RERA No. P52000033302 and comprises 3 towers with 72 residential units of 1 BHK, with unit sizes ranging from 334 to 366 Square feet across a total area of 0.43 Acre.

Around 40 flat owners of Bhagwati Greens-III in Sector 23, Kharghar, Navi Mumbai, have been protesting against the builder for allegedly duping them, as they have been waiting for an occupancy certificate (OC) for the past three years. The construction of the project, which has two towers of 28 floors each and one tower of 25 floors, started in 2017. CIDCO had penalized the developer for Rs 27.37 crore over delay in construction but later waived off the sum.

The Bombay High Court expressed serious worry about the increase in illegal buildings in Navi Mumbai, calling it a “systemic failure” caused by a nexus between officials and developers. The court was hearing a public interest litigation (PIL) and noted that there are 2,100 illegal structures across the township. The court stated that the government cannot remain a “passive spectator” while home buyers suffer, but dismissed the PIL because another division bench had already passed directions in March, telling NMMC to finish a full survey of illegal constructions and to send notices before taking action.

Flat buyers of the Adhiraj Samyana and Capital City project at Kharghar Police Station gathered to file a case against the developers for alleged fraud and cheating due to delayed possession, with promises made as early as 2017-18 but construction stalled since 2019. The police delayed filing the FIR, promising action by November 4, leading to disappointment among buyers who have been waiting over a decade. The buyers have already approached the Economic Offences Wing (EOW), alleging large-scale financial fraud, diversion of funds, and violation of RERA norms.
