Unitech Exquisites Noida Sector 117, Noida

Unitech Exquisites, located in Sector 117, Noida, was officially launched on April 1, 2017. The project, developed by Unitech Limited, is RERA-certified with number UPRERAPRJ11471 and spans 1.73 acres.

The Supreme Court allowed the government-appointed board of Unitech to submit revised layout and building plans for nearly 10 projects in Noida. The Noida authority was directed to process these plans without insisting on upfront payment of dues. The board agreed to pay the current rates as applicable under law.

Noida Authority approved layouts for Unitech projects in the city following a Supreme Court order, potentially affecting 5,500 homebuyers awaiting possession. The approval covers 246 acres, with 197 acres remaining vacant, and includes projects in Sectors 96, 97, 113, including Amber and Exquisite.

Construction has resumed at Unitech's Golf and Country Club project, including Amber, Burgundy, and Willows, with deliveries expected by 2026. A Bhomi puja ceremony marked the resumption, overseen by the government-appointed board of directors. Unitech plans to sell unsold plots in January 2025 to raise funds for construction.

The Supreme Court provided a final opportunity for Unitech homebuyers to change their option from refund to possession by December 31, 2024, as announced in a public notice dated November 18, 2024. This opportunity requires homebuyers to deposit the partially refunded amount with 9% interest.

The government-appointed management of Unitech has repeatedly requested homebuyers to ensure timely payments of balance dues as per the Revised Payment Plan approved by the Supreme Court. Demands for payment are being raised only for projects where construction has commenced.

As of June 30, 2025, Unitech Group provided an update on the status of contract awards and construction commencement for various projects. This includes projects like Gurugram Exquisite, where contracts have been awarded and construction has commenced.

The government-appointed Board of Directors of Unitech Group announced the e-auction of freehold residential plots, apartments, independent floors, and commercial/office units in Gurugram and Noida. The e-auction for Gurugram properties was extended to February 10-11, 2026, with the last date for EMD deposit being February 6, 2026.
