Sector 23 is still an affordable area to stay in but the valuation is expected to rise steeply as Ghaziabad expands more toward the North. Buying a house in the locality now, in my opinion, would be a great decision as the returns of such an investment will be high surely. The only downside I can think of is the high population density in the area which culminates in traffic bottlenecks within the locality.

Sector 23 is a prime residential location with a variety of reputed educational institutions such as Derahdun Public school and Bhagirat Public School. The locality of Sector 23 is surrounded by major connecting roads that connect the locality to the heart of Ghaziabad. But as it is close to the Meerut Road Industrial area the locality usually faces traffic congestion during office hours. In a few areas of sector 23, water crisis issues persist and may cause challenges for homeowners.
