A super built-up area is an actual area that includes individual units, also known as a carpet area, along with a proportional share of common areas such as lobbies, staircases, corridors, lifts, and other amenities. The ratio can be used to calculate the proportionate share of common areas depending on local regulations, projects, and builders.

Carpet area
The carpet area is the actual usable area within the apartment which can exclude balconies, terraces, and common areas. In this place, people can keep furniture, walk and utilize their personal space.

Common areas
A common area is a place that all the residents or occupants use. These areas can be used as lobbies, staircases, passages, gymnasiums, parking spaces, gardens, and other shared amenities. These areas' proportions are added to the carpet area to determine the super built-up area.

Cost allocation
The cost allocation is also based on the super built-up area, including the additional amenities and common areas provided. Builders usually price a property based on a super built-up area as it includes the overall investment in the project, including common facilities.

Maintenance Charges
The maintenance charges are also calculated based on the super built-up area. This is done because it reflects the maintenance cost of individual units and shared common areas.

Discrepancies and Concerns
There have been some discrepancies and concerns regarding the transparency of calculating the super built-up area. There are chances where the common area is included more than once which can lead to higher super built-up prices. This can lead to confusion and disputes between developers and buyers regarding the associated costs and usable areas.

Legal Regulations and Consumer Rights
In India,  regulations have been introduced to protect the rights of home buyers to ensure the transparency of property transactions. One such example is the Real Estate (Regulation and Development) Act in India mandates that developers disclose the carpet area to the super built-up area. This helps the buyers to understand the actual usable area and to make an informed area.

It is important for property buyers to have a proper understanding of the super built-up area and to get its implications. The buyers need to review the detailed specifications, floor plan, and allocation of common areas to assess the usable space they will receive.
In conclusion, the super built-up area refers to the entire space of a property, including the carpet surface and a proportionate share of shared areas. In real estate transactions, it is crucial to consider pricing, cost distribution, and maintenance fees. Buyers should do their research and be alert to any apparent inconsistencies, yet they should also be conscious of the real useable space of a home
