Unitech The Residence Sector 117, Noida

Bookings for residential flats in Unitech The Residences, located in Sector-117, Noida, began in January 2011 and continued until May 2013, with individual Buyer Agreements being signed between the allottees and Unitech. The project offered 1, 2, 3, and 4 BHK apartments.

The National Consumer Disputes Redressal Commission addressed a complaint filed by the Residencies Flat Buyer Association against Unitech Limited, related to the delayed possession of flats in the project 'The Residences' in Sector-117, Noida. The complaint, filed under Section 12(1)(b) of the Consumer Protection Act, included 53 allottees who booked flats between January 2011 and May 2013.

Homebuyers in Noida, including those awaiting units in Unitech projects, staged a silent protest against builders for delaying the delivery of flats in Noida, Greater Noida, and Yamuna Expressway areas. The protest took place outside three locations: Sector 18 metro station, Botanical Garden metro station, and Amity University, Sector 125.

The Supreme Court directed the Noida authority to process the building plans submitted by the government-appointed board of Unitech for nearly 10 projects across Noida without insisting on upfront payment of dues. This decision was a relief to thousands of homebuyers, with approximately 73% of them having given their consent for construction.

The Supreme Court allowed construction to resume on Unitech residential projects in Noida and Greater Noida and directed planning authorities to grant approval for revised building plans by May 31, covering the entirety of the projects, including flats and amenities. The bench stated that money contributed by homebuyers must go into construction to give a sense of confidence and engender hope in flat buyers.

A Supreme Court order is expected to facilitate the commencement of construction on Unitech's stalled projects, benefiting approximately 6,000 homebuyers in Noida. The court modified its previous order, instructing the Noida Authority to approve revised layouts for Unitech projects without insisting on the payment of dues exceeding ₹10,000 crore.

The Noida Authority approved the layout maps for housing projects being developed by the Unitech Group, which is yet to deliver thousands of apartments to homebuyers. With the layout approval, Unitech can now resume work on incomplete projects and deliver homes to buyers.

Work on Unitech's housing projects in Noida is set to resume after a delay of more than 10 years, following the Noida Authority's approval of Unitech's revised layout in June, in accordance with a Supreme Court order. A bhoomi puja was held at The Express City project to mark this milestone.

A protest by a farmer and his supporters disrupted work at Unitech Group's housing projects in Noida's sector 96, 97 and 98, alleging that Unitech group grabbed 7,000 square metres of land to develop a housing project. The farmer, Sukhpal Singh, claimed Unitech started taking possession of his ancestral land to begin developmental work.

The Supreme Court cautioned state authorities against non-compliance with its orders related to Unitech Ltd, emphasizing that it would not tolerate any obstructions in the completion of stalled housing projects. The court highlighted the need for state development authorities, such as the Noida authority and others, to grant all necessary permissions.
