EWS AASRA ZONE I (E01- E16), developed by M/S UTTAM STEELS & ASSOCIATES { CONSORTIUM) THROUG, officially launched on 01-Apr-2015 and expected to complete by 31-Dec-2020. Registered under RERA No. UPRERAPRJ5563. The project comprises 1 towers and offers 320 residential units, including OTHER, with unit sizes ranging from 215 to 215 Square feet across a total area of 0.91 Acre.

NDTV reports on the plight of Ansal API home buyers, highlighting that over 27 of their projects are unfinished, causing significant distress. Buyers are protesting and seeking legal recourse, with many having paid a substantial portion of the project cost.

The National Consumer Disputes Redressal Commission (NCDRC) directed Ansal Hi-Tech Townships Ltd to refund the amount deposited by complainants along with interest at 9% per annum from the date of deposit, in a case filed by Ansal API Megapolis Buyer's Association. The complaint cited delays in handing over possession, construction deficiencies, and illegal demands by the developer.

The National Consumer Disputes Redressal Commission (NCDRC) addressed a complaint filed by the Ansal API Megapolis Buyer's Association regarding the 'Megapolis Green Hi-Tech Township' project in Bulandshahar, adjoining Greater Noida. The complainants, who booked plots in 2008, cited project delays, unfair trade practices, and diversion of funds.

Residents of Ajnara Le Garden society protested in a unique Gandhian way to attract the attention of the Greater Noida authority over the poor state of affairs in their society. Residents say the builder has not only failed to complete the construction of the project, several common amenities promised by the builder like swimming pool and an ampitheatre haven't been built.

The National Company Law Appellate Tribunal (NCLAT) set aside a plea seeking insolvency proceedings against Ansal Hi-tech Township Ltd filed by its homebuyers of a project in Greater Noida. The appellate tribunal has upheld the order passed by the Delhi-based bench of the National Company Law Tribunal (NCLT), which had in January 2023 set aside the plea of homebuyers, observing that the allottees belong to different projects and does not fulfil the required criteria to file an insolvency case.

Residents of housing societies in Noida and Greater Noida initiated a 'No Registry, No Vote' campaign to address issues against local development authorities and MP Mahesh Sharma, regarding unfulfilled promises of flat registry. The campaign gained traction in societies including Gardenia Glory, Future Gateway, Himalayan Pride, and Nirala Greens.

A consumer complaint was filed by a complainant who booked a Lower Income Group (LIG) flat in 'Bharosa, Sushant Megapolis' at Dadri, Uttar Pradesh, citing promises of world-class facilities and a completion period of 2 1/2 years with a 6-month grace period. The complainant sought a refund of Rs. 2,49,921.52, compensation of Rs. 2,00,000 for deficiency in service, and Rs. 1,00,000 for litigation expenses.

UP RERA imposed a fine of ₹14.4 crore on Ansal API for selling 329 flats in a project without registration. Despite notices, the builder failed to provide a satisfactory response, leading to the penalty. The fine pertains to a project located in Sushant Golf City.

The Supreme Court ruled that real estate developers cannot evade monetary penalties for consumer rights violations by using insolvency proceedings. The court emphasized that such tactics erode consumer trust and harm homebuyers already affected by delays and breaches.
