Raheja Krishna Affordable Housing Sohna Sector 14, Gurgaon

The Department of Town and Country Planning (DTCP), Haryana, issued Raheja Developers Ltd. license number 115 on 20/08/2014 to develop an Affordable Group Housing Colony on Gurgaon Sohna Road under the Haryana Government's Affordable Housing Policy 2013. The project is named Raheja Krishna Affordable Housing, part of the Krishna Housing Scheme 2014.

Building plans for the Raheja Krishna Housing Scheme were initially approved on November 12, 2014.

Revised building plans for the Raheja Krishna Housing Scheme received approval on April 27, 2015.

The District Consumer Disputes Redressal Commission in Gurgaon directed Raheja Developers to refund Rs. 13,99,161 with 9% interest per annum from the date of each deposit until realization to a homebuyer in the Krishna Housing Scheme. The order, related to Consumer Complaint No. 12 of 2020, also included Rs. 30,000 as compensation for harassment and mental agony, and Rs. 5,500 towards litigation expenses. The agreement to sell, executed on October 9, 2015, stipulated possession within 48 months from environmental clearance, i.e., by March 2019.

The Department of Town and Country Planning (DTCP) instructed Raheja Developers, along with two other developers, to cease collecting installments from homebuyers for incomplete affordable housing projects, including Raheja Krishna in Sector 14, Sohna. As of January 2021, Raheja Krishna was approximately 58% complete, and its license had not been renewed. The DTCP's directive followed numerous complaints from buyers and a review that found the project's progress unsatisfactory.

Raheja Krishna Housing Scheme by Raheja Developers offers 1 and 2 BHK apartments in Sector 14, Sohna, Gurgaon. The project spans 10 acres and includes 1660 apartments with amenities such as a community hall and creche. The 1 BHK apartments range from 345.44 sq. ft to 414.37 sq. ft, while the 2 BHK apartments cover 452.32 sq. ft.

The National Consumer Disputes Redressal Commission (NCDRC) directed Raheja Developers to refund the entire amount deposited by homebuyers with 9% interest per annum in a separate project (Raheja Revanta at Sector-78 in Gurgaon). The order came after the developer cancelled the allotment letter. NCDRC observed that Raheja Developers had raised demands for installments and accepted the issue of a high tension line passing through the complex, which halted construction.

Haryana RERA is addressing complaints regarding the Krishna Housing Scheme in Sector 14, Sohna, Nuh (Gurugram), Haryana, related to delays in possession and refund claims. A complainant booked a flat in the project in April 2014, was allotted unit no.12007, and a builder buyer agreement was executed on December 1, 2016. The allottee is seeking a refund of the paid amount with interest as per section 18 of RERA Act, 2016, due to the developer's failure to offer legally valid possession.

The Municipal Corporation of Gurugram (MCG) is taking action against Raheja Developers for not depositing ₹77 lakh for a mandated structural audit. The audit was prompted by resident complaints about construction quality, including cracks, water seepage, and delayed responses from the builder. The funds were intended to appoint a third-party structural audit agency.

The National Company Law Tribunal (NCLT) in New Delhi admitted a petition to initiate insolvency proceedings against Raheja Developers Ltd. The petition was filed jointly by 130 allottees of the 'Krishna Housing Scheme' project in Sector-14, Sohna, Gurugram, who alleged a default of ₹38.89 crores. The homebuyers stated they had paid over 90% of the total sale consideration, with possession due by June 10, 2019, after environmental clearance and building plan approvals in 2015.
