Supertech Hill Town Sohna Sector 2, Gurgaon

Supertech announced the launch of its premium township project, Hill Town, located in Sector 2, Sohna Road, Gurgaon, with an investment of ₹1,000 crores. The 140-acre integrated township will offer 2 and 3 BHK premium residences called Hill View residences, villas, and independent floors, with the first phase expected to be delivered in three years and the entire project by December 2020.

Homebuyers Abhishek Singhal and Preeti Singhal filed a complaint against Supertech regarding the non-payment of pre-EMIs for their unit in the 'Officer Enclave in Hill Town' project. The project, also referred to as Supertech "Hill Town / Hill Crest Low Rise", is registered with Haryana RERA under registration no. 258 of 2017, valid until October 2020. Supertech contended that the complaint was premature, as the possession date was expected in June 2019 with a six-month grace period.

Following the Supreme Court's order to demolish Supertech's Emerald Court twin towers in Noida, homebuyers in Supertech's Hill Town project in Gurgaon expressed concerns regarding project delays and the company's financial stability. Some buyers feared Supertech might face bankruptcy, while others hoped for refunds through legal means. One buyer, Lakshay Singh, who booked a flat in October 2015, stated that construction was less than 30% complete as of August 2021, despite an initial promise of possession by October 2018.

Around 60 plot owners of Krrish World, a residential real estate project spread across sectors 60, 61, 62, 63 and 65, staged a protest in front of the office of the department of town and country planning against the developers on Friday. The protesters alleged that the developers are denying them plots even though they have already paid over 90% of the cost.

Homebuyers of Supertech Basera, an affordable housing project in Sector 79, Gurugram, protested against the delay in delivery of their flats. Launched in 2015, the project promised possession by 2020, but only two towers have been partially delivered, with the remaining 13 towers only 50% constructed. Homebuyers claimed to have paid 100% of the amount and expressed frustration with the lack of progress.

The Supreme Court stayed an order that appointed NBCC as the project management consultant to complete 16 housing projects of Supertech Ltd, at a cost of nearly ₹9,500 crore. The bench expressed concern for homebuyers and invited parties to file responses regarding plans for completing stalled projects without NBCC. For Phase 3, the NBCC proposed to undertake Hilltown (Gurugram), Aravile (Gurugram), Rivercrest (Rudrapur), Doon Square (Dehradun) and Micasa (Bengaluru).

Over 100 homebuyers protested against Ocean Seven Buildtech Pvt Ltd, alleging they were cheated in a Sector 109 project where construction has stalled at 65% despite full payments since the project's launch in Nov 2016. Buyers accused the developer of diverting funds and refusing to share financial details. The developer stated the project was delayed due to buyer protests and non-payment of dues, leading to license suspension and account freezing, but assured possession by March 2026.

The Supreme Court upheld an NCLAT order, directing NBCC to complete 16 stalled housing projects of Supertech Limited to provide relief to hassled homebuyers. The court restrained tribunals and high courts from issuing orders that could halt construction. NBCC's proposal includes completing Hilltown (Gurugram) under Phase 3.
