I am quite glad to be residing in New Panvel; my life seems balanced here. As a renter, I appreciate how much everyday stores, markets, and bus services assist me. I rely daily on ST buses and automobiles; I also use the Panvel train station. I anticipate the Navi Mumbai Metro connection that is scheduled. For health requirements, I rely on MGM Hospital in Panvel; several Pillai College students live around this area. I am leasing here for my job trips toward CBD Belapur and the side of Taloja. Even late evening, I feel secure. I believe Navi Mumbai's other hubs offer far better rent. I am upset by the terrible internal road conditions. I think the road maintenance and drainage need really significant improvements.

For long-term growth, I advise New Panvel because I believe it is the most well-thought-out node. Being near the planned Navi Mumbai International Airport, in my opinion, makes it a goldmine. For the excellent train links originating at Panvel Station, I recommend it. I notice families loving hospitals like Lifeline and schools like DAV Public. The area is always busy and well-lighted. Therefore, I believe it is very safe for women at night. For evening strolls, I adore the CIDCO parks and the vegetation next to the Gadhi River. I observe the rental yield climbing quickly here. Still, I think the dusty roads and station-adjacent traffic have to be much better. Any customer would choose this location.

With simple access to the Sion-Panvel Expressway and Panvel Railway Station, I appreciate peaceful and thoughtfully arranged living. With nice roads, lots of parks, and Karnala Bird Sanctuary nearby for family nature time, I'm thinking this area is really beautiful. For my kids, I am glad to have good schools like DAV Public School as well as excellent hospitals like Panacea and Pioneer close by. Even in the evenings with streetlights and frequent police patrolling, walking around makes me feel secure. Given strong rental demand, I believe my investment here is reasonable. I recommend that the road quality and drainage in certain places need urgent improvements; also required is improved highway segment night illumination here.

New Panvel is best locality for residential purpose. Good Infrastructure

Owner Review Positives: My property produces a 4% rental yield. For my health, I go to Lifeline Hospital. At Orion Mall I dine at a lot of restaurants. For convenient transportation, I rely on the nearby train station.

Negatives: I find the thick dust offensive. I really require closer parks and a metro line.

Positives: New Panvel attracts me, especially since it blends open natural surroundings with urban accessibility. Though well linked to CBD Belapur, Taloja MIDC, and future airport areas, I feel it is not totally centric. Here I lease for office travel; my experience is uneven but bearable. Frequent buses and Panvel railway station help me. Daily demands rely on MGM Hospital and nearby schools. I come to Orion Mall for movies and sustenance. Though it is intended, the metro is not yet operational. I believe rentals are still inexpensive. I think the neighbourhood is mostly safe with no significant crime sites.

Negatives: Faster infrastructure projects, a consistent water supply, and better roads are what I need.

Positives: Being in New Panvel makes me at ease since it is quiet and slowly developing. Through railroad and roadway, I like the connection to Mumbai and Navi Mumbai. This neighbourhood offers value because good institutions and universities are present. Some local medical establishments exist. I find better air than in central Mumbai. I think long-term living justifies the price of property in this neighbourhood.

Negatives: Still, I observe that trash collection is not consistently scheduled in this area and close to my house. Parks and public gardens here seem to be constrained. In addition, I believe footpaths and interior roads in this area need more upkeep.

Positives: Owning a home in New Panvel gives me much pleasure; my life is tranquil. Because MGM Hospital and clinics are close by, I believe emergency services are dependable. Reaching banks, markets, and schools within minutes makes it appealing. I am eager for metro expansion; Panvel station, buses and highways are simple to utilise. Between Old Panvel and future Navi Mumbai expansions, I believe New Panvel lies in an ideal location. For regular living and business travel, I think this site is ideal. With families and local police, I feel secure. Orion Mall and neighbouring eateries are rather appealing to me.

Negatives: But summer water supply problems upset me. In some areas as well, street lighting has to be better.

I lived in New Panvel a year before and fell in love with the green surroundings. The air smelled far better than in core Mumbai, I recall. The great connectivity provided by the Sion-Panvel Expressway was my favourite. Frequently visiting the close-by Belapur CBD office hub, I travelled. My weekends were either spent at Orion Mall or at Karnala Bird Sanctuary. Near the CIDCO colonies, I found the setting rather secure for late-night strolls. Paramount Hospital and the schools St. Joseph's provided great help for my family.

Negatives: I didn't have a good encounter with the intense station-side traffic. Then I saw the need for really fast reaction on the water supply.

Positives: I live in New Panvel as a renter since my job is close to the CBD Belapur corporate centre. Easy access to the Mumbai-Pune Expressway is the main advantage of this region. For daily commutes, I depend on the Panvel station and shared autos. At Orion Mall I watch movies and enjoy browsing the Sector 15 marketplaces. Having Lifeline Hospital close by for any crises makes me feel safe. The CIDCO parks' foliage appeals to me.

Negatives: One disadvantage of inner roads is the absence of trees. I believe the dirty surroundings and inadequate late-night transportation are the major issues. Irregular garbage pickup. Need more public parks, better road networks, and more effective waste management.

Positives: I reside in Navi Mumbai's carefully designed neighborhood. I find the rents rather cheap. Hanging around the CIDCO garden is something I adore. Here, I receive a strong electricity and water supply.

Negatives: The awful junction traffic causes me difficulties. Daily I come across constricted streets. Better road widening is sorely needed by me.

Positives: Thinking the New Panvel will be the next major event with the new airport, I put my money here. I believe the property value will soon soar. The neighbourhood features nice things like a peaceful mood and broad roads. My encounters with Pillai College and DAV Public School benefit my children's education. For the health issue, having Lifeline Hospital and MGM Hospital close by appeals to me. Great advantage is the local train from Panvel station. Though I feel the neighbourhood is secure, my rental return is below what I had anticipated.

Negatives: The slow development of the Metro and the damaged internal roadways let me down. I advise improving the drainage to prevent monsoon flooding.

Positives: I have lived in New Panvel since I went to the Pillai College nearby. Given the connectivity provided by the Panvel railway station, my view is that the region is very advantageous. Daily travel to Mumbai, I used local buses and trains. My evenings were either spent lounging around Orion Mall or wandering through Sector 10's gardens. For all my medical requirements, I went to Gandhi Hospital.

Negatives: The great traffic congestion and noise pollution upset me much. The frequent water shortages and the bad roads were, in my opinion, the main issues. Improvement was required in both public sanitation and the drainage system. The lack of adequate street lighting on my street bothered me the most.
