PositivesLiving in Thane West is, to be honest, like having the ideal mix of urban convenience and suburban green, so making it safe and rather pleasant. Being right next to the Eastern Express Highway, Thane West offers great connection. It also is near to the Thane Railway Station, hence I really suggest it. PositivesFor customers, I suggest Thane West. Strong rail links and improving metro connections make commuting simple by its proximity to Thane railway station and Eastern Express Highway. There are well-known markets for daily necessities as well as top schools, good hospitals, and major malls like Viviana and R Mall. Purchasers have numerous options and competitive pricing with consistent appreciation thanks to a good balance of premium projects and mid segment ones. Rental demand from families and office personnel stays high, with typical residential returns running three to five percent. More well-designed public parks and playgrounds in some areas is one item to work on. Today Thane West is someone I back as a dependable purchase.

The people are lively, secure, and really make this place feel like home.

Thane West gave the "City of Lakes" setting with great connectivity. The Thane railway station and future metro enabled convenient commute, which was crucial. Amenities were top of the line in terms of essential services such as schools like Sulochanadevi Singhania School and Jupiter Hospital. The best thing was having lovely areas such as Upvan Lake close to it. Looking at the amenities and Mumbai proximity, it was a very worthwhile investment.
Things to ConsiderNegative:
Owing to inadequate drainage in some low-lying areas, extensive waterlogging was an issue during heavy monsoon rains. Moreover, the locality frequently suffered from an irregular water supply, which affected daily routine planning for most of its residents.

PositivesThane West is one of those localities that seem almost perfect, considering the wave of development that has taken place here. Both the Eastern and Western Highways are accessible, while the Ghodbunder Road has completely changed the game. It has transformed the profile of the locality, while the MMR is also pretty accessible. Pokhran Road and Ghodbunder Road have both become hubs of malls, upscale developments, and other amenities. Vasant Vihar is another locality that has become a desirable location for property buyers and investors in this neighbourhood. However, it is pertinent to mention that traffic jams and potholed roads are two big drawbacks that the authorities should fix promptly.

Actually, both the Eastern and Western Express Highways are accessible, which makes commuting simpler. Also, there are several premium gated communities coming up here, along with several nearby commercial zones. There are so many green zones in the vicinity, along with lovely lakes. These are some plus points of living in the neighbourhood. The property appreciation has been decent, considering the development here.
Things to ConsiderOne issue that I can mention is the traffic jams along Ghodbunder Road in the morning and evening peak hours.

I selected Thane West primarily due to the fact that it is very central but also secure and established. The railway station is crucial for regular transportation, and with Metro Line 4, connectivity to Mumbai will further improve. I particularly adore the proximity to Talao Pali and Yeoor Hills providing excellent recreational areas. With Sanjeevan hospitals in close vicinity.
Things to ConsiderNegatives:
The internal road traffic congestion, particularly in the station area and crowded markets, is seriously poor. The ongoing, slow-moving construction and expansion efforts for infrastructure and the metro sometimes appear to never cease, which causes noise pollution and dust that are badly needed to be addressed.

The highlight is the presence of loads of amenities such as Viviana and Korum Mall all at my doorsteps making my long stay here quite comfortable.
Things to ConsiderNegatives:
Traffic jams on important roads like Ghodbunder during rush hours it annoys me so much. Moreover, we usually have a very poor shortage of regular water supply in the older buildings.

PositivesSee, to be honest, I have fallen in love with this neighbourhood. It is somewhat like a symbol of new development, a new Mumbai region, so to speak! And of course, the Metro Line 9, tunnel to Borivali, and so many other infra projects will completely change the area, going forward. That’s why I invested here. My residential society people are so friendly, and I find it really easy to reach the railway station, while the Ghodbunder Road is the main connectivity lifeline when I am driving. Amenities are steadily being built up, while the sheer greenery all around is a rarity in a megapolis. The only issue is that the station feels unorganized, and the authorities may consider putting a crowd management system in place.

PositivesSee, Thane West has developed a lot as a residential location in the MMR. Make no mistake about that. If you see the Ghodbunder Road and places nearer to the Eastern Express Highway, it looks straight out of any developed city brochure. The railway station continues to be a key connectivity hub here, while the Thane-Borivali tunnel and Metro Line 4 will completely transform the area. They are both in the pipeline, which is good news for us. The Thane West Station Access project, addition of social amenities, and preservation of greenery and lakes are things that make this a top-class place to stay.
Things to ConsiderI only wish that the Thane station is decongested, since it gets really crowded in the evenings and early mornings. The street vendors also take up a lot of space in and around the station, leading to congestion.

I believe Thane West is a great, quirky option because it balances so well urban convenience with ample natural foliage, one of the greenest areas of Mumbai's metropolitan area. I have to say the fact that there are large malls and many business offices in the area makes it an ideal spot for working professionals.

PositivesThane West can be called the glittering example of what Thane itself can be, in my opinion. The Ghodbunder Road has developed massively, and the effect is visible once you land here. The Eastern Express Highway access is what prompted me to invest here, along with the upcoming Metro Line 4. I am bullish on the locality and like living here, although the initial connectivity woes now should be resolved quickly. The Viviana Shopping Mall is not too far away, and is my weekend hangout as well. It’s also a very green and well-planned area, with plenty of parks and lakes.

PositivesI'm a resident agent who has lived and worked in Thane West for years, and it's just the best place to refer to my clients who are looking for quality living close to Mumbai. Here, the value is phenomenal; we have unparalleled connectivity with the Thane station and big highways such as Ghodbunder Road, and with the upcoming Metro, we will become a hub. This belt is famously verdant and has wonderful infrastructure—ranging from leading schools to office spaces. It has the perfect combination of nature and city size. Although overall roads are good, the persistent peak-hour traffic jams are a pain, and the poor drainage system definitely requires immediate upgrading to deal with monsoon waterlogging.

PositivesThane West has rapidly developed into a desirable locality of Thane. There is easy access to the MMR and many other areas through the Ghodbunder Road and the Eastern Express Highway. Also, the railway line is there, while the Metro line 4 will hugely improve the connectivity to the Mumbai suburbs. The Thane-Borivali Tunnel is happening, and so is the MMR Ring Road. These two projects will lead to a major increase in property values in the future, which I am waiting for. I also love visiting the Korum and Viviana Shopping Malls nearby, along with the lakes and parks, which give the area a fantastic look. PositivesThane West area is an ideal combination of city comfort and nature; we are fortunate to have Upvan Lake and all these green parks close by, which makes it less like Mumbai. Connectivity is superb with the Eastern Express Highway and new metro line coming closer, making property affordable but highly sought after. With all those corporate offices lining Ghodbunder Road, professional opportunities are great, too. PositivesThane West has been a delightful place to live near Mumbai. Now, it offers really good connectivity to Mumbai. That has always been a reason behind my investment here. The Eastern Express Highway is nearby, and also the Central Railway line is also accessible from the neighbourhood. Now, I hear that the Metro Line 4 (Wadala-Thane-Kasarvadavali) will boost travel time in the future for the locality. Even though I don’t live here, I still hear news of the Ghodbunder Road being widened and the twin tunnels coming up to connect Borivali and Thane. BEST and TMT bus networks are anyway available here, with the Thane railway station being accessible here as well. Social infrastructure is properly developed here too, although the crime rate is slightly high in some stretches of the wider zone.

Thane Railway Station, Eastern Express Highway, and upcoming Metro lines makes travel to business districts a breeze. Good schools and major malls such as Viviana close by, along with the nice lakes and parks, which actually ease the stress of city living.
Things to ConsiderNegatives:
But there are a few nagging problems still to be sorted out. The peak-hour traffic jams, particularly on highways. And the drainage system is certainly overdue for an upgrade, as some of the older and lower-lying areas are still plagued by serious waterlogging during heavy monsoons. And the spasmodic water supply, which is a daily nuisance.

I visit Viviana Mall often and relax at the lovely Upvan Lake. Good schools and Jupiter Hospital in the vicinity make this a great family place.
Things to ConsiderNegatives:

Things to ConsiderNegatives:
Honestly speaking, the only times I am a little apprehensive are during monsoons. The sheer availability of well-reputed schools and hospitals made it an excellent place.
Things to ConsiderNegatives:
But I certainly recall the drawback. We had immense waterlogging and flooding in some areas during intense monsoon rain due to a bad drainage system. Another big problem was the inconsistent water supply in some pockets. There were also some issues regarding safety concerns and poorly lit roads late at night.

Things to ConsiderNegatives:
I notice some downers, such as garbage collection and piles, that periodically mar cleanliness in certain areas of the city. Also, drainage and monsoon waterlogging continue to be an issue at low-lying pockets. Also, better maintenance and waste collection is needed for Upvan Lake promenade and surrounding footpaths. The area has become very posh and costly, with multiple luxurious apartments being built here by top developers. In fact, Ghodbunder Road has completely changed, with all the complexes and other commercial buildings coming up here. The Ghodbunder Road is the main showpiece of this locality, as you will realize once you see it for yourself. On the other hand, the planning is there from the civic authorities in terms of roads, flyovers, greenery, and other community facilities. So, until I was here, life was very pleasant, and I can safely recommend the neighborhood to anyone looking for a peaceful lifestyle in the Mumbai-Thane region.
Things to ConsiderI used to think that the garbage disposal facility was not up to the mark. The civic authorities should look to improve it on an urgent basis. And yes, traffic jams may be there, but that’s the story for any metro city or economic hub in the country.

Positives:
I had a short but pleasant experience in Thane West and enjoyed it as a well-balanced mix of suburban peace and urban comforts. The area benefited from great connectivity through Ghodbunder Road and the Eastern Express Highway, ensuring easy travel to Mumbai and Navi Mumbai. Access to prominent malls such as Viviana and Korum, good schools, and hospitals ensured convenient daily life. The region also had a number of parks, including the TMC Biodiversity Park and Hiranandani Joggers Park, where people could enjoy green areas to relax.
Negatives:
Nonetheless, there were some negatives. Peak-hour traffic congestion was a routine problem, particularly on Ghodbunder Road. Moreover, there were water supply inconsistencies in some areas that resulted in periodic shortages. Finally, the monsoon season introduced the issue of flooding in some areas of Thane West.

Positives:
I shifted to Thane West recently, and I prefer taking evening walks around Upvan Lake. The area offers large malls such as Korum and Viviana, quality schools, hospitals and convenient local transport, so daily living seems to be easy. I prefer the nearby Yeoor Hills for short nature walks, and local festivals are held at the lake by families. There are mixed rentals available, and planned metro work promises even better connectivity soon.
Negatives:
But I find some issues: 1) traffic congestion on Ghodbunder Road and Pokhran Road during rush hours, 2) frequent water supply disruptions, 3) waterlogging in monsoon at certain low-lying areas, and 4) inadequate parking spaces near malls and markets. I am comfortable here as a temporary tenant, but I expect civic services to improve at the earliest.

Positives:
Being a real estate agent for Thane West, I can assure you this area is a hidden gem. With great connectivity through Eastern Express Highway and future metro routes. Lodha World School and Sulochanadevi Singhania School, hence perfect for family people. Jupiter Hospital and Aayush Multispeciality Hospital are within easy access. Viviana and Korum provide ample choices for shopping. Availability of many parks and lakes gives the locality an added charm.
Negatives:
Certain parts of Thane West are flood-prone during the monsoon season. Furthermore, the area has been experiencing irregular supply of water, impacting the daily lives of people residing there. Although these issues persist, they are being tackled through infrastructural development and community efforts.

Positives:
I cannot believe how much Thane West has changed since I purchased my apartment here. The development and convenience are just incredible. The biggest advantage is the fantastic connectivity. Ghodbunder Road is a lifeline, and the primary Thane station is so convenient, which is vital for my business trips. We have everything at our doorstep, from premier schools like Sulochanadevi Singhania for the children to giant shopping complexes like Viviana Mall. With the lovely Upvan Lake and Yeoor Hills nearby for weekend getaways. This is really a great investment and wonderful to bring up a family in.
Negatives:
The traffic during peak hours at the main intersections is a big headache. Navigating through the bottlenecks can add significant time to the daily journey. Secondly, the drainage system must be overhauled as some of the low-lying areas flood terribly.

Positives:
It was always a very desirable area for me, and that’s the reason I invested here. I could not believe how the entire neighborhood has transformed over the years, especially along the Ghodbunder Road, which is a connectivity lifeline for me. So many glamorous projects have come up here from top builders, and the overall profile of the place has also got a much-needed facelift. Plenty of greenery and other planned civic infra are being put in place, which is something that I am also happy about. In fact, many business parks, lakes, schools, and shopping malls are close by.
Negatives:
If I have to point out one thing, then it would be the inconsistency in garbage disposal and the huge traffic jams in the peak hours.

Positives:
I liked the connectivity, the buses, trains were convenient to use, and Ghodbunder and other highway roads connected me nicely to Mumbai and other suburbs. Lake Shore / Viviana Mall was a major advantage. I also preferred that numerous new residential complexes were on the way. And even with urban hustle-bustle, there were some green areas and lakes in the bigger Thane area which made walks on weekends more pleasant.
Negatives:
Traffic was dense nearly every night, which made even short trips time-consuming. Monsoon roads are not always a joy. The cost of living and rents had risen. Moreover, sometimes the maintenance and sanitation in some societies or public areas fell behind, which was disappointing.

Positives:
When I am staying in Thane West for work, I appreciate lake-side strolls in Upvan Lake and convenient shopping at Viviana Mall. I have easy connectivity to Thane railway station for Central line trains, and various buses and autos operate in the locality. It is near some good schools, hospitals, parks and periodic markets, and apartment options cater to varying budgets. I also enjoy cafes and pleasant neighbours that make the community welcoming. The community is green and family-oriented.
Negatives:
Ghodbunder Road and the Eastern Express Highway are busy. Some parts are subject to water cuts or local flooding during the intense monsoon. Nevertheless, I feel comfortable, services are within reach, and life is easy here every day.

Positives:
We adore living in Thane West as it really feels like a city with the advantage of a suburb. The connectivity is fabulous with Thane Railway Station, Eastern Express Highway, and the new metro line at Kapurbawdi. We enjoy proximity to enormous malls such as Viviana and Korum, superior schools and quality healthcare with Jupiter Hospital within our locality. It's clean, secure at nights, and rather green with parks.
Negatives:
Some of the older sections of Thane West are actually very susceptible to waterlogging and flooding in the heavy monsoons. Traffic during peak hours is an absolute nightmare on Ghodbunder Road. Finally, some of the apartment complexes regularly experience a serious shortage of a reliable water supply. It is a very serious issue that we hope the municipality would resolve as soon as possible.

Positives:
Frankly, I wouldn't swap the lifestyle here for the world. We really do have the best of both worlds: that "City of Lakes" ambiance with all the greenery and lovely views (particularly around Yeoor Hills), combined with world-class, high-end amenities right within our complex and safe gated communities. It is like a lively, secure, and family-oriented surroundings with great schools and hospitals at hand. I'm extremely bullish on the investment here; the steady demand for quality housing means the value of properties is going up nicely.
Negatives:
Think small thing for improvement, it's that the popularity of Thane West is so great that major roads can be congested during rush hours.

Positives:
The location has nearly everything within reach. Viviana and Korum malls are not too far away, and regular requirements are readily accessible in local markets. Connectivity is another major advantage. Ghodbunder Road connects me to the highways of Mumbai, and Thane station allows easy movement throughout the city. Singhania and Podar schools, along with Jupiter hospitals, provide the area with a well-rounded setup for families.
Negatives:
But staying here has its problem. Waterlogging in the rainy season is a huge problem, particularly in low-lying areas. Traffic on Eastern Express Highway and Ghodbunder Road wastes a lot of time on peak days. I also found irregular supply of water in some societies, which gets annoying.

Positives:
I stayed in Thane West for a couple of years, and to be frank, it's a no-nonsense area. The place is well-located with excellent connectivity through the Western Express Highway and Thane railway station. Shopping and essentials are a breeze with malls such as Viviana and Korum in proximity, and local markets are happening. Parks such as the Upvan Lake area are a welcome addition, providing some green space for early morning walks. Schools and hospitals are highly accessible, which ensured that life was easy during my stay here.
Negatives:
Traffic becomes congested, particularly around the railway station and highway interchanges. Air quality can be poor because of ongoing construction and traffic. Periodic waterlogging during heavy rains were definite nuisances. There are some roads that require improved maintenance, which can be irritating.

Positives:
I have been residing in Thane West for years. I prefer all things being within reach of my home. Well-stocked hospitals, schools and large malls are nearby, and Ghodbunder, Pokhran, and Eastern Express connections make it easy to travel to Mumbai or to work. Several new gated developments maintain resale prices and plenty of options in flats ranging from budget-friendly to high end.
Drawbacks:
A truthful disadvantage, in my opinion, is that a few roads near Thane West do not have as many green parks as I would like. There are nice lakes nearby, but not necessarily small neighbourhood parks next to each building. Otherwise, it's secure, well-linked and convenient for family life.

Positives:
I have worked here several times, and I always tell people it's a mix of convenience and lifestyle. I have good connectivity with the Thane Railway station, Ghodbunder Road and Eastern Express Highway of Mumbai in close proximity. I find nice schools, hospitals, malls, and local markets, so basic needs are readily available. I exhibit clients to modern flats, gated societies, and a few old buildings, which are appropriate for families and working professionals. I see parks, lakes, and gardens that make it seem serene when compared to downtown Mumbai, and rental demand is stable, which I emphasize for investors.
Drawbacks
I notice that there are certain aged areas which experience periodic waterlogging during excessive rains, hence I recommend a check of property conditions before making a purchase.

Positives:
Having stayed in Thane West all these years, I can comment that it has everything a family requires within reach. I appreciate that schools, colleges, and good hospitals are dotted all over the place, and it is easy to shop and go out with malls like Viviana and Korum. Having a big railway station is a huge advantage for daily commutes, and the metro project has improved travel considerably over the last few years. I like spending many evenings at Upvan Lake or Yeoor Hills, which are conveniently located, providing the area with a mix of city life and nature.
Negatives
What I lack here is decent parking in certain older sections; otherwise, Thane West has been a really consistent place to stay.
