MANORATH, developed by MASCOT HOMES PRIVATE LIMITED, officially launched on 01-Jul-2013 and was expected to be completed by 30-Jun-2021. The project is RERA approved with registration number UPRERAPRJ6258 and comprises 7 towers with 725 residential units, including shops, penthouses, 2 BHK, and 3 BHK apartments, with unit sizes ranging from 97 to 1098 square feet across a total area of 3.71 acres.

UPRERA imposed a penalty of Rs 93 lakhs on Mascot Homes Pvt Ltd for the Manorath project in Noida Extension and ordered a refund of buyers' money with interest. The order, dated 2nd June 2020, directs the refund to 31 complainants with interest until 31st December 2020, and mandates the penalty payment to RERA Authority; failure to comply will result in Recovery Certificates being issued.

Homebuyers of Mascot Soho Manorath in Greater Noida, waiting for possession since the project's launch in 2013, are facing uncertainty as the developer, Mascot Soho Homes Private Ltd, now known as Tresco Homes, faces insolvency proceedings. The NCLT admitted the insolvency plea on January 12 after a financial creditor claimed non-payment of dues worth Rs 1.86 crore, and appointed an insolvency resolution professional (IRP). A committee of creditors, comprising 230 homebuyers, has been formed.

The National Company Law Tribunal (NCLT) addressed a case regarding a housing loan of Rs. 77.81 Lakhs disbursed in 2019 to Mr. and Mrs. Sharma for a flat in Tower-D of the Monorath project, Sector 16, Greater Noida, developed by Mascot Soho Homes Private Limited. The loan was directly disbursed to the Corporate Debtor, with a Tripartite Agreement dated 06.10.2016 in place. The CIRP against the Corporate Debtor was initiated on 12.01.2022.

During Q4 2025, the average property prices for Soho Mascot Manorath increased from ₹ 7,050/sqft to ₹ 7,150/sqft, reflecting a 1.42% rise.

The Supreme Court upheld the initiation of corporate insolvency resolution proceedings against real estate firms Bhasin Infotech and Infrastructure Private Limited and Grand Venezia Commercial Towers Private Limited, reinforcing the rights of homebuyers and commercial allottees. The bench held that the developers failed to deliver functional units and misled the court on the project's completion. The case originated from a 2021 petition filed by 141 allottees of the Grand Venezia Commercial Tower in Greater Noida.
