Amrapali Heartbeat City Sector 107, Noida

Amrapali Group launched the 'Heartbeat City' project, offering luxurious apartments in Sector 107, Noida, near a proposed metro station, featuring amenities and green-building concepts. The project includes 2, 3, and 4-bedroom apartments with various size options, with prices starting at Rs. 3400 per sq. ft. The project, designed by architect Andy Fisher from Singapore, is spread across more than 100 acres with 84% open area.

250 homebuyers of Heart Beat City, Sector 107, assembled at the project site and held a cricket match to express their distress against the standstill of construction. Heart Beat City, previously known as Amrapali Heart Beat City, dropped the name of Amrapali after the group made an exit from the project.

Buyers from Amrapali Heart Beat City protested against the builder for delayed construction and non-delivery at the project's Sector 107 site. About 2,100 flats were sold in 2011 and were to be delivered by 2014, but none of the apartments are complete.

The Supreme Court directed Noida and Greater Noida authorities to grant completion certificates to homebuyers residing in Amrapali Projects. The court also directed the Centre and states to ensure that projects are completed in a time-bound manner as contemplated in RERA.

The Supreme Court directed Mahagun Real Estate Pvt Ltd to deposit Rs 240 crore by March 31 with its registry for a plot that was handed over to it by the Amrapali Group out of its housing project, Heartbeat City, in Noida. The court had earlier held that Heartbeat City project was part of Amrapali Group and found that the promoters had agreed to sell 40,000 sqm of land to Mahagun in 2017.

The Supreme Court requested reports on compliance of its orders from parties involved in Amrapali Group's stalled projects. NBCC has completed around 25,000 flats, with proceedings aimed at resolving outstanding issues for homebuyers and ensuring registration of completed flats. The case started in 2017 and is nearing its conclusion.

Buyers of Amrapali Heartbeat City in Noida's Sector 107 protested against the delay in possession, which they have been waiting for since 2022. They are unhappy with the construction and alleged that the ad-hoc Apartment Owners Association (AOA) is making arbitrary decisions. Buyers stated that NBCC has deployed only 60 workers in Phase 1, which is insufficient and will further delay possession.

Amrapali HeartBeat City is a RERA-certified premium residential project in Sector 107, Noida, featuring 21 towers with 23 floors each, encompassing 1800 units ranging from 2BHK to 4BHK layouts. The project is spread across 18 acres and offers essential amenities, with connectivity to schools, hospitals, and major expressways. The starting price is INR 1.08 Cr for a 2 BHK apartment.

NBCC Heartbeat City in Sector 107, Central Noida, is an affordable and strategically located project developed by NBCC. The project is completely sold out, with options available only in resale, trading between ₹8000 to ₹9000 per square foot.
