It is also useful as a periodic check — at least once every 2–3 years — to track how your asset has appreciated, especially if you own multiple properties.

Square Yards offers an e-Valuation — an AI-driven online report reviewed by an experienced valuation team. The report covers four dimensions:

The Process

Visit squareyards.com and navigate to the Property Valuation section. Enter your property details: city, locality, project name (if applicable), configuration, carpet/built-up area, floor, age, and furnishing status. Submit your contact details — you'll receive the e-Valuation report within 24–48 hours after the valuation team has reviewed the AI-generated output. The report includes market value, rental value, and government circle rate benchmarking, with a short explanation of the comparables used.

For standard residential properties in active, data-rich markets, Square Yards' e-Valuation typically achieves 85–90% accuracy. Accuracy is highest when there are many recent comparable transactions in the same project or micro-market, and lower for unusual properties (large plots, bespoke bungalows, heritage buildings) or thinly-traded locations. The report gives you a reliable reference band for negotiation — it is not a substitute for a certified physical valuation when one is legally required.

Online e-Valuation reports are delivered within 24 to 48 hours of submitting your property details, as the output is verified by an experienced valuation team before release. Detailed desktop reports take 2 to 3 working days. For commercial or complex properties, the turnaround is communicated when you raise a service request.

Yes. Square Yards can value under-construction properties. The valuation accounts for the current construction stage, builder credibility, and projected market value on completion.

The e-Valuation uses machine learning algorithms trained on vast databases of property transactions, producing two calculated output values — estimated market value and rental yield — alongside a government circle rate benchmark for reference. The underlying methodology draws on multiple standard valuation approaches:

• Sales Comparison Method (primary) — the algorithm cross-references recent actual transactions of similar properties in the same locality (government sub-registrar data), adjusting for size, floor, age, construction quality, furnishing, facing, and features.
• Income / Rental Yield Approach — expected rental income based on prevailing lease rates in the locality.
• Government Benchmarking — estimated value cross-referenced against official circle rate or ready reckoner rate.

Key factors the algorithm accounts for: location and neighbourhood quality, proximity to schools, hospitals, and transport; floor level and facing direction; property age and condition; amenities and parking; legal status and documentation clarity; and current market supply and demand.

The Square Yards e-Valuation is an online/desktop report and is not a certified valuation. It is best suited for price discovery, negotiation preparation, investment decisions, rental yield assessment, and preliminary loan enquiries.

Banks do not accept desktop or online valuations for final home loan sanction — formal loan approval requires a physical inspection by a bank-empanelled certified valuer, which banks typically initiate themselves through their own panel.

For legal purposes such as taxation filings, court proceedings, capital gains calculations, or inheritance matters, a certified physical valuation by a government-registered valuer under Section 34AB of the Wealth Tax Act is required. Square Yards does not currently offer a certified physical valuation service — for those needs, you would need to engage a government-registered certified valuer independently.
