I am a 78 year old US citizen living in US with my son who is also a US citizen. I have a property in Mumbai India which I would like to gift my US citizen son. Since I cannot travel to India due to health reasons: a) can I execute a Power of Attorney here in the US and appoint my US citizen son as the trusted person (or attorney-in-fact) that he can sign on my behalf and gift my property which again will be going to him. b) I understand that in India, this gift needs to be registered with the sub-registrar's office where the POA authorized person and the person who receives the property, both should go along with witnesses. In my case, my son will be the same person who will sign on my behalf (due to the POA) and he also will be receiving the gift. Is that considered valid or the same person cannot be the POA and also receive the gift?
