✅ Is Kondhwa, Pune, a good place to buy a flat in 2026?

Yes, Kondhwa is a well-established area in South Pune and is a practical choice for homebuyers in 2026. The area offers a mix of older apartments, mid-rise buildings and new gated townships, making it suitable for families, professionals and investors. Its proximity to NIBM Road, Salunke Vihar and employment hubs like Hadapsar and Magarpatta ensures good daily convenience and steady demand for properties. With both ready-to-move and ongoing projects, buyers have multiple options depending on their budget and preference.

✅ Which are the best areas to buy flats in Kondhwa, Pune?

The best areas to buy a flat in Kondhwa include NIBM Road, Salunke Vihar Road, Katraj Kondhwa Road, and areas close to Undri Link Road. These pockets are popular because they offer better connectivity to schools, clinics, markets and shopping areas. Newer gated townships in these areas also offer modern amenities such as clubhouses, playgrounds, and security, providing residents with a peaceful living environment.

✅ What is the average price of a 2 BHK flat in Kondhwa, Pune?

A 2 BHK flat in Kondhwa typically costs between ₹22 lakh and ₹4.07 crore, with an average price of around ₹10,900 per sq. ft. Flats in areas closer to NIBM Road and Salunke Vihar tend to be more expensive due to better infrastructure and access to commercial hubs. Older mid-rise apartments and smaller units in quieter streets are comparatively more affordable.

✅ Are there affordable flats in Kondhwa, Pune?

Yes, Kondhwa has affordable options, especially in older cooperative societies and smaller apartments. 49 1 BHK and compact 2 BHK units near main roads, schools and coaching centres are priced lower, making them suitable for first-time buyers or small families. Even some newer projects offer competitively priced flats without compromising on essential amenities.

✅ How is the connectivity in Kondhwa, Pune?

Kondhwa has good road connectivity via NIBM Road, Salunke Vihar Road, Katraj Kondhwa Road, and the Pune Satara corridor, making it easy to reach Hadapsar, Magarpatta, Camp, and central Pune. Public transport is convenient, with PMPML buses, autorickshaws, and app-based cabs widely available. While the metro does not yet run through Kondhwa, feeder routes are planned for better future connectivity. The Pune International Airport is also reachable within 30–40 minutes by road.

✅ What is the rental yield for flats in Kondhwa, Pune?

Rental demand in Kondhwa is steady. The average rental yield is around 3–4%, making it attractive for investors seeking regular income. Flats in gated communities or furnished units tend to lease faster and have lower vacancy rates, particularly from working professionals and families in nearby employment hubs.

✅ Are ready-to-move flats available in Kondhwa, Pune?

Yes, Kondhwa has a good number of ready-to-move flats. Buyers can find 49 1 BHK, 154 2 BHK, and 128 3 BHK apartments in both older societies and new gated townships. These flats often come with basic amenities such as security, small parks, and community spaces, making them suitable for families, professionals, and investors who want immediate possession.

✅ What are the upcoming projects in Kondhwa, Pune?

Kondhwa has 63 under-construction projects. Most of these are apartments and gated townships with modern amenities, including clubhouses, security, and green spaces. These developments include Kolte Patil Rose Parade, Alcon Royce, and BU Bhandari Unity Park, which are helping to grow demand from families and professionals and adding variety to housing options in the locality.

✅ Is Kondhwa, Pune, a good place for real-estate investment?

Yes, Kondhwa is considered a stable real-estate market. With steady demand from tenants and buyers, proximity to IT and commercial hubs and a mix of ready-to-move and new projects, the area offers good potential for both rental income and capital appreciation. Prices are reasonable, and the presence of schools, clinics and daily conveniences makes it attractive for long-term investment.

✅ Are there good schools and hospitals near Kondhwa, Pune?

Yes, Kondhwa has several schools, tuition centres, clinics and hospitals nearby. Families benefit from access to good educational institutions, including Kendriya Vidyalaya and Olive National School, and healthcare facilities, including Sana Hospital and City Care Hospital, within short distances.
