Zara Roma received Haryana Real Estate Regulatory Authority (HARERA) approval with RERA ID 57 of 2022, dated June 27, 2022. The project, located in Sector 95B, Gurgaon, spans 9.06 acres and includes 1252 units in 12 high-rise towers.

In August 2024, it was reported that construction had not started on the Zara Roma project, and homebuyers were seeking legal advice due to delays. The project site is allegedly located inside a bird sanctuary, and the builder has not received a No Objection Certificate (NOC) from the Bird Sanctuary Authority, leading to a case in the High Court.
A case filed against Zara Roma in the Punjab and Haryana High Court (CWP-3563-2023) revealed that the project is located in an eco-sensitive zone under the Haryana Government's Master Plan and requires special environmental clearance under the Wildlife Protection Act, 1972. The court stated that no construction could legally begin until the National Board for Wildlife (NBWL) grants clearance.
As of April 2025, the Zara Roma site remains undeveloped, with no construction activity. Buyers have taken their case to the National Consumer Disputes Redressal Commission (NCDRC). RERA did not act on the complaints due to the absence of a registered society of allottees.
On April 22, 2025, the Standing Committee of the National Board for Wild Life (SC-NBWL) decided not to recommend the Zara Roma project due to severe violations within the Eco-Sensitive Zone (ESZ) of the Sultanpur National Park. This decision confirms that the land is fundamentally unconstructible under existing environmental laws.
In mid-2022, 634 buyers invested in Zara Roma, anticipating possession by October 2025; however, the site remains barren. 51 buyers have filed a case with the NCDRC seeking refunds or compensation, with the next hearing in mid-September 2025.
HARERA Gurugram addressed a complaint (Complaint No. 3985 of 2024) regarding the Zara Roma project, where a complainant alleged that the builder had not started construction despite taking payments. The complainant sought a refund of the paid amount with interest.
Despite the NBWL's rejection of Zara Roma due to Eco-Sensitive Zone (ESZ) risks, the DTCP issued a new license for another Group Housing Colony in Sector 95B.
