Unitech UGCC Burgundy Sector 96, Noida

Unitech agreed to a settlement with three home buyers in its Burgundy project on the Noida-Greater Noida Expressway, offering them alternate plots. The Supreme Court stated that Unitech's chairman and managing directors would be liable for contempt of court if the settlement terms were not honored. The court had previously asked Unitech to deposit Rs 5 crore for the delay in the project.

The Supreme Court directed Unitech's directors to be present in court on May 5 to respond to issues regarding project delays. In August of the previous year, the Supreme Court had criticized Unitech for not depositing Rs 5 crore on time related to delays in the Burgundy project, which was launched on the Noida-Greater Noida Expressway.

The Supreme Court addressed concerns of Unitech homebuyers, including those in Burgundy UGCC, regarding delays and interference from the Noida Authority. Homebuyers urged the court to ensure the Noida Authority does not impede construction and delivery of apartments once payments commence under the new management's proposal.

A Supreme Court order is expected to facilitate the start of construction on Unitech's stalled projects, including Burgundy, Amber and Willow 1 and 2, involving approximately 6,000 homebuyers in Noida. The court modified its previous order, instructing the Noida Authority to approve revised layouts for Unitech without insisting on dues exceeding Rs 10,000 crore. The Noida Authority has been asked to approve the first set of land parcels by May 31, 2024.

Unitech announced the completion timeline for its UGCC projects, including Burgundy and Amber, during a Puja Ceremony on September 15, 2024. The completion timeline is June 30, 2025, for The Willows, June 30, 2026, for Amber along with Towers 1, 2, and 3 of Burgundy, and June 30, 2027, for the remaining four towers of Burgundy. All flats in Burgundy have been sold as bare-shell units.

The Supreme Court addressed applications from Unitech homebuyers, including those in Burgundy and Amber, seeking to change their option from refund to possession. The court noted that some allottees had their allotments canceled in 2012 and had not taken steps against such cancellation. Homebuyers seeking to change their option from refund to possession were required to refund the partially refunded amount along with interest by December 31, 2024.

Unitech UGCC Burgundy is a residential project in Sector 96, Noida, offering 3 and 4 BHK apartments with sizes ranging from 4465 to 5575 sq. ft. The project spans 30 acres and has a RERA ID of UPRERAPRJ11291.
