Southern Peripheral Road, or SPR, is an upcoming location with few projects already completed and possession offered. With around 50 projects of independent/builder floors, apartments, plots, and villas – SPR offers plenty of variety for end-user and investor alike across wide range of price spectrum and construction stages. Projects are available across luxury segments – from projects like Tulip Orange offering good Value for Money to ultra-luxury villas in Tata Primanti. Also, most of the big and small builders have presence with marquee projects like Tata Primanti and Unitech’s Nirvana Country 2. There are multiple big and small villages touching many projects. In addition to in-place connectivity with NH8, connectivity to Sohna Road is almost in place, which will boost the livability and connectivity quotient a fair bit.With vast tracts of undeveloped land – presumably most of it with builders – SPR is expected to offer more exciting investment and living opportunities in near future. However, pricing of new projects is likely to be much higher than relatively value for money positioning in the past. With development projected to continue over next decade or so, it might make life a little more difficult for people living here. SPR vs New (near NH8 projects) is a battle that most buyers fight in their heads – you might do that too.
Markets & Shopping: Daily needs will most likely be served from Sohna Road for foreseeable future. So, projects far from Sohna Road might have some concenrs in near-mid term. While commercials and retail spaces are planned, it might be a while before these get sufficiently occupied. This gap should ideally reflect in prices, like it does today.
Institutional and Commercial Areas: Many commercial spaces are planned and are under development, worth special mention are ones close to NH8. As is often the case, these will get completed before residential spaces. With Sohna Road and GCX brimming with empty spaces, it will be a price game to get these filled up.
Infrastructure: Infrastructure is decently planned with wide Southern Peripheral Road serving as the arterial road. Considering that this area is newly developed and, hopefully, in accordance with master plan (with wide roads and planned drainage system etc.), civic infrastructure should eventually be fine and at par with areas to the south of Golf Course Extension Road. Early movers in this area should note that in Gurgaon infrastructure trails the population by a big margin.

  • Multiple villages, high tension lines, quality of construction from new builders
