Particularly with its proximity to the IT corridor like HITEC City and Gachibowli, Kondapur has been a great spot for me to rent. Supported by numerous amenities like the Botanical Garden and top-notch healthcare institutions like Ivy Leaf Hospital, I feel very safe and like the contemporary atmosphere of the area. Superior road system including NH 65 and Outer Ring Road is the main benefit. For weekly groceries, my preferred location is the enormous Spar Hypermarket; the people here are mostly professional and really kind. Though the severe traffic congestion during rush hours constantly calls for improved management, it is a wonderful, fast-growing area I proudly endorse.

Positive: Moving to Kondapur was a wise choice as it really suits the lifestyle of an IT expert. I especially value our proximity to important technological centers such Gachibowli and HITEC City. With numerous hospitals such Apollo Spectra and huge supermarkets like Spar Hypermarket for simple buying, the social infrastructure is also excellent. Good schools are abounded as well.

Negative: During busy times, the road system is put under extreme testing that results in major traffic bottlenecks, particularly around intersections like Kothaguda X Road. Even if we have metro stations nearby, they are still a bit far. therefore, improved last-mile contact from the Raidurg and HITEC City Metro Stations would very much improve daily travel.

Positive: I had first selected Kondapur because it was close to the IT area, centrally located between HITEC City and Gachibowli. Basic amenities were excellent, with quick access to Chirec International School, Apollo Spectra Hospitals, and Spar Hypermarket. The best part was a nearby botanical garden providing a serene retreat. The connectivity was easy through the bus depot, though the metro stops were slightly far.

Negative: In the summer months, certain enclaves of Kondapur experienced water scarcity even as otherwise groundwater was generally sufficient. A major obstacle otherwise was also the ubiquitous occurrence of illegal multi-storied buildings that often created neighbourhood disputes and uncertainty about property rules.

Positives: Kondapur is ideal as I work in HITEC City, and the distance is immensely short. I adore the proximity to excellent facilities such as Apollo Spectra and the Botanical Garden nearby, which offers much-needed greenery. We enjoy excellent connectivity to the Outer Ring Road and even the Miyapur Metro station is not far away. Although property prices are shooting up rapidly, I believe the quality of life here makes the rent completely worthwhile.

Negatives: The office peak hour traffic is terrible and requires improved signal control urgently. Parts of the infrastructure are failing, with parts of Kondapur still suffering from water scarcity issues, particularly during the hot summer months.

Positives: It feels so central to live in Kondapur. I adore the fact that it is directly between HITEC City and Gachibowli, so the commute easy. The area also feels secure, and having great social amenities, such as the Sarath City Mall and good hospitals nearby is the reason why I enjoy this area. It is genuinely a self-contained highly liveable place in the city.

Negatives: My primary concern, though, is the abysmal peak-hour traffic. The bottlenecks are exhausting and require immediate attention. I am also irritated by the unpredictable water supply. Lastly, the lack of maintenance of internal roads and local drainage is something that genuinely needs to be addressed in order to avoid monsoon water logging.

Kondapur is an ideal locality for families in Hyderabad. There are many well-developed residential communities here, with good amenities. Also, I love hanging out at the Sarath City Capital Mall in the vicinity, while many reputed institutions are also here, including KIMS, CHIREC, and more. MMTS and metro networks are both accessible, along with the major roads like the ORR. Property rates are fair, in my opinion, and the neighbourhood is friendly enough.

The potholes on the roads do get repaired, but it does become a bit of a problem in the monsoon season. I really wish this is given a little more priority.

I love staying in Kondapur, since it is very close to my workplace in Hi Tech City. Also, the Gachibowli area is also nearby. The main lifeline of this locality is the ORR, and the Hafeezpet Flyover is also a good development here. MMTS connectivity is also provided, while you can access the metro station in Miyapur too. Last-mile connectivity is also decent in Kondapur. All in all, it’s a good place to live, with all social amenities within a 5-10-minute radius of the neighbourhood. While everything is mostly perfect in my opinion, I feel that the waterlogging is something that needs to change.

Kondapur is a good place to live, especially for how close it is to Gachibowli and Hi Tech City, among other IT and ITeS hubs. The ORR is also accessible, along with the flyover at Hafeezpet. The MMTS station here is also well-connected to Kondapur, while the Miyapur metro station is not too far away. CHIREC and Arbor are located nearby, along with Apollo, KIMS, and other healthcare centers. The Sarath City Capital Mall is also readily accessible from Kondapur, which is one of our favorite hangouts. One thing I would like to mention is that the place gets waterlogged every monsoon. This is something that the civic authorities really need to fix.

I should say the housing layouts are well-designed and there is this huge Botanical Garden within reach. I found good road connectivity to the Outer Ring Road and the future infrastructural projects appear to be good. It's a secure place and the scope for business is wide enough nearby.

Negatives: I must say the congestion in traffic during peak hours is an actual issue. I think the metro stations are pretty distant from the central residential areas, so you end up depending a lot on cabs or autos. Also, in certain pockets of Kondapur, residents I've heard say they have infrequent water shortages, which is surely a concern.

Kondapur is a nice place to stay, since you can easily access several important places nearby. Hi Tech City, for example, is within a few kilometres, while Gachibowli is also well-linked to the place. I also find the Financial District nearby, along with several leading companies in the vicinity. One of the things I appreciate is that we get access to two metro stations nearby, namely Durgam Cheruvu and Hi Tech City. Amenities-wise, everything that I need is available here, while the Gachibowli-Miyapur Road is mostly issue-free.

Negative

One thing that Kondapur needs to improve is the condition of the roads. There are potholes on many stretches that can be fixed easily.

I've been an agent and living in Kondapur for years, and I absolutely believe clients seeking convenience must take advantage of this area. Our biggest selling point is being strategically located alongside the Financial District and HITEC City. The market here provides luxurious living that's really more affordable than in Madhapur or Gachibowli-connectivity is excellent with easy movement to the ORR and highways. Also, it is filled with amenities such as the Sarath City Capital Mall and leading schools. It's a busy, well-serviced zone right in the center of the West Zone's development. My sole two big improvement areas as a resident are that we have to do some urgent work on the old sewage and drainage system and have better solutions for rush-hour traffic jams.

I love staying in Kondapur, mainly because of the connectivity benefits that I get here. It is only 3-5 km away from Hi Tech City. This suits me, because I work here, and sometimes have to go to the Financial District as well. Gachibowli is not too far away, and many people working in Google, Accenture, etc., also work here. The ORR is the main connectivity lifeline along with the Gachibowli-Miyapur Road, and the Old Mumbai Highway. Of course, the ORR multi-level flyover has also proven really beneficial. The Hi Tech City metro station is nearby, and so is the Durgam Cheruvu station on the Blue Line. Hi Tech City’s MMTS station is also pretty accessible. So, connectivity-wise and looking at the amenities, it is a great place to stay. But the road quality needs to improve here, with potholes on many stretches.

Genuinely, coming to settle here at Kondapur was the most career- and family-friendly decision for me because it's precisely in the center of big business districts such as HITEC City and Gachibowli. The area has high-class living standards with quality schools, best hospitals, and superb shopping at Sarath City Capital Mall. Road connectivity is excellent with the Outer Ring Road nearby, and realty prices are appreciating well. The presence of green all around, particularly in the vicinity of the Botanical Garden, is a plus. The one major problem we have to ensure changes for enhancing the liveability of the area is the regular traffic jams, particularly on the Gachibowli-Miyapur road, during the rush office hours.

Kondapur is a good place to stay, especially if you’re a techie working somewhere in Gachibowli, Hi Tech City, or even in Kondapur itself. There are plenty of companies here, and I personally used to stay here when I was working in Gachibowli. So, I could reach my workplace very fast by car. There are several schools and hospitals situated near the locality, including KIMS, Rainbow, Chirec, World One, and many others. The Sarath City Capital Mall is also nearby, along with the IKEA Store and AMB Cinemas. The ORR and Old Mumbai Road are also nearby, along with the Gachibowli-Miyapur Road. But one thing that I missed was the quick metro access. The Hi Tech City metro station was about 20-25 minutes away by car.

Negatives: I strongly recommend it, but there have some typical problems. The most annoying is the crazy peak hour traffic jam. We also require drastic improvement in civic facilities. The erratic supply of water and enhancing the drainage and road condition inside lanes. Repairing these defects make Kondapur perfect.

Negatives: Even with the good natural resources, some of the residential areas experience water shortages, especially in the hot summer season. In addition, the major Metro stations are very far off, necessitating a long taxi or auto ride. Negatives: However, it wasn't flawless. Congestion in peak hours was frustrating, few shortages of water occurred in summer & it's raise a huge issue, some roads required repair work, and illegal buildings were an issue. These are the areas that can improve significantly.

The area is lively and contemporary, with great connectivity to HITEC City, Gachibowli, and Outer Ring Road. IT offices, schools, hospitals, and malls such as Sarath City Capital and AMB Mall are nearby. Parks, Nerella Lake walkway, and open spaces make it invigorating. Apartments are properly planned and safe, and rental is in high demand. Rush-hour traffic and intermittent summer water shortages are things which should be taken care of. Improved road expansion and water supply management would make life even more luxurious here. With this stuff notwithstanding, I strongly recommend it.

As an owner, I'm glad that Kondapur is a high-growth, upscale area next to Gachibowli and HITEC City, so my work commute is easy. Negatives: The biggest headache I have is the civic infrastructure. Every night, the traffic snarling around the RTA office and Allwyn Junction is just crazy. More infuriatingly, the sewerage system overflows every day during the monsoon, filling our main colony roads with dirty water for hours on end. The third is the round-the-clock din and dust of construction all over.

It is reducing my travelling time by leaps and bounds. It's also set up just right for families with reputed schools like Chirec International School within proximity, and I love the fact that I can walk out to the enormous Botanical Garden for an actual nature walk just after a long day of work.

Negatives: But this convenience clearly has a price tag. A decent place here is to be obtained with high rentals, which are significantly more than in other areas of the city. Moreover, though local buses are fine, the nearest Metro stops like Raidurg become too distant, making rail transport inconvenient for the instant trip.

Negatives: Though the fast-paced development here certainly has its cons. The internal roads, off the main roads, tend to be badly maintained and are heavily waterlogged. Secondly, public transport from Hitec City Metro is still not easy. Finally, the area lacks basic public parks or well-laid-out jogging tracks.

The entire Miyapur belt is also easily accessible from the area. There are lots of luxurious apartment complexes that have come up in the locality, with great amenities. Also, you will find several leading hospitals, including Apollo, situated here, while the Sarath City Capital Mall is the main retail hangout nearby. You can take walks in the green spaces and gardens, and even check out a museum. It’s a pretty happening area, according to me. There is quick and easy access to both these areas, and that was primarily my benefit. Also, the area has developed quickly, with Sarath City Capital Mall, Apollo and KIMS Hospitals, Botanical Garden, and a lot more. The Outer Ring Road, Gachibowli-Miyapur Road, and the Old Mumbai Highway are all accessible from the neighborhood.

One of the negatives that I would like to mention is the problem with the water supply. Many a time in the summer, it would be hard to get a reliable water supply. That was my big issue here.

I'm really satisfied with the convenience. Negatives: Water supply is surprisingly inconsistent and unreliable, which is an enormous daily issue. Commuting in peak hours is abysmal because of traffic bottlenecks on the main roads. The incessant construction din and dust from all the development are annoying, and the internal, small roads aren't well planned, so traveling the last mile is challenging. I just hope the water problem gets resolved soon.

I adore being strategically located in the middle of Gachibowli and Hitech City so that major business areas are very accessible. Positives: See, I work in Gachibowli, which means that living in Kondapur is a convenience for me, considering the distance. It is about 15-20 minutes on average each day. Negatives: I noticed potholed roads, particularly in the areas of Raghavendra Colony & Police Camp. Waterlogging was common during the monsoon, clogging of drains, and sewage sometimes mixing, resulting in severe foul smell and health problems. Additionally, the cleanliness problem and the footpaths were encroached. Also, water shortages occurred during the summer, and traffic jams were poor during peak hours.

Negatives: The most prominent issue is the peak traffic hour; the major road going towards Miyapur and Gachibowli becomes extremely crowded. Second, the rental prices are quite high for a good 2BHK here, and we occasionally experience a little water supply problem during the hot summer season.

Positives: The primary factor for my purchase of a house in Kondapur is the unparalleled location. It is located just adjacent to the prime IT centres such as Gachibowli and HITEC City. And with the Outer Ring Road nearby and buses easily available, connectivity to the city at large is never a problem. Negatives: Traffic is a major issue here, particularly during rush hour on the principal Gachibowli-Miyapur Road. Moreover, though we have good water in general, there are some areas that experience water shortages in the summer months. Also, the closest metro stations are somewhat far off at around 6-7 km.

Positives: Staying here has been very interesting for me. I appreciate that it's so centrally located in the IT hub, so buildings like Google, Accenture, and Tech Mahindra are actually within walking distance, so commuting is really effortless. It seems to be a well-developed area with good roads, parks such as Nerella Lake Walkway, and sufficient shopping areas. I also see schools, hospitals, and banks around. Public transport is convenient too, with metros, buses, and railway stations within reach. Negatives: On the negative side, traffic becomes extremely bad during rush hours, and certain roads remain in need of improved maintenance. Water shortages in some parts become a problem during summer, which can be frustrating. Renting here is on the higher side for people like me.

Positives: I lived in Kondapur for two years. There were morning felt energetic with office shuttles and cafes on my street. I enjoyed being so close to HITEC City, good malls, gyms and lots of restaurants, so weekends were convenient. Metro connectivity and regular TSRTC buses made it simple to commute to Gachibowli and Madhapur, and schools and hospitals were within reach. Negatives: Nevertheless, it took a toll on me at times. Roads were jammed during peak hours, even with new flyovers, and heavy rainfall has led to waterlogging and sewage spills in some areas, which stranded me for hours previously. Resale prices and rents seemed steep relative to established suburbs, parking is scarce in the vicinity of office enclaves, and noise from construction is frequent.

There are good schools such as Mount Carmel and Arbour nearby, and good hospitals such as Apollo Spectra and Ivy Leaf also around my apartment. I have lots of malls and markets, including AMB Mall and Sarath City Capital Mall nearby. The location is close to big IT parks such as HITEC City and Gachibowli, making commuting convenient. These parks are Nerella Lake Walkway and Gautami Enclave Park, which make it pleasant to unwind. In general, I am safe, comfortable, and well-connected in Kondapur. Negatives This location has some disadvantages, such as at times during the summer season, there is a lack of water supply, and some old structures require more maintenance, but it's generally okay.

There are many restaurants and cafes around the office area which makes it convenient for us to have our lunch or coffee breaks. The bus stop is just 10 min away from my home. Kondapur park is only 15 min distance from my place.
