Gachibowli, Hyderabad Reviews

Positive

Residing in Gachibowli feels like striking gold. The simplicity of life here is unmatched as a tenant. As all the major IT hubs are only around the corner, my favourite component is the walk-to-work culture. With well-maintained roadways and strong police patrolling, the neighbourhood is quite safe, well-planned, and tidy. With the neighbouring premium malls and wide range of eateries and cafes, social life is also excellent. City transportation is made simple thanks to the connectivity of the Outer Ring Road. It would be fantastic if the municipal corporation could, however, discover a permanent fix for the rare water shortage we encounter in a few flats during intense summer.

I absolutely suggest Gachibowli; it is clearly the heart of opportunity in Hyderabad's West Zone. Being a major route to the IT and Financial District, this area offers strong growth and big returns, hence perfect for both home and investing. With the Outer Ring Road and fresh flyovers guaranteeing smooth airport and core area access, connectivity is great. Top-notch social infrastructure, includes world-class hospitals and well-known foreign schools. Driven by the enormous corporate influx, the rental market is remarkably buoyant with appealing returns. Although the infrastructure is generally good, the community has to tackle the sporadic water deficit problem brought about by lowering groundwater levels to guarantee long-term viability. Invest in this vibrant area now to ensure your future.

Positives: My daily commute is completely stress-free as I live so close to the Financial District and the biggest IT centers. Strong nocturnal police surveillance and well kept roadways Furthermore, our shopping or entertainment options never expire. Right outside our door is everything from huge hospitals like AIG to upscale shopping centers and elite institutes such IIIT.

Negative

Negatives: Considering the vast population density. The public buses become really packed, which complicates rush-hour transportation. I have seen that during severe downpours, a handful of low-lying interior roads quickly become water logged. Gachibowli will literally be a perfect place to live if they can improve drainage and raise bus capacity.

Positive: Gachibowli seemed like the ideal location since it was actually contiguous with the Financial District, making the commute to work non-existent. With international schools such as Delhi Public School and big hospitals such as AIG Hospitals in the vicinity, vital services were never far away. I managed to find affordable rentals in older complexes. The best part was the great Outer Ring Road connectivity.

Negative

Negative: Though the principal roads were quite good, the internal lanes had a perpetual issue with water logging during the wet season, which made travel difficult. In addition to that, the fast development rate resulted in heavy construction machinery movement often congesting the inner roads and generating dust and noise pollution throughout the year.

Positives: Gachibowli is the total IT hub, so commuting to the Financial District on a daily basis is easy. The broad, well-constructed roads and the direct link to the ORR are fantastic. It's definitely not the most affordable place around, but you pay for what you get with establishments like AIG Hospitals and the beautiful Botanical Garden in the vicinity. The highlight of my stay is the presence of plenty of contemporary cafes and restaurants, making the area thoroughly cosmopolitan.

Negative

Negatives: Traffic is congested on weekends because of the large number of pubs and offices. I am most concerned about the subsiding groundwater, which results in recurring water shortages, particularly in severe summer.

Positives: I've been a tenant of Gachibowli for years, attracted by the Financial District, and the convenience is special. My travel time is zero, and the brightly lit roads are extremely secure. I adore the proximity to ISB, Continental Hospital, and hip cafes; everything is at hand. My experience has been truly excellent all in all.

Negative

Negatives: The only thing that irks me all the time is the killer peak-hour traffic jam near Wipro Circle, which needs immediate infrastructure repairs. Also, the summer water scarcity due to depleting groundwater is a cause of concern for us tenants. We require improved road upkeep and utility consistency for the amount we shell out as rent.

Now, Gachibowli is an excellent place to stay, when it comes to connectivity. You get Hi Tech City on one side, while all the major IT corridors are nearby, along with MNC and other corporate offices. ISB, IIT, and so many reputed educational institutions can be accessed nearby, along with leading healthcare establishments, markets, and a lot more. The entire neighbourhood has got a massive facelift over the years, with so many prime real estate projects being developed here by top brands.

Negative

I think that the civic authorities should focus on decongesting the roads, while also improving the water supply levels. It is very problematic during the peak summers.

See, personally speaking, Gachibowli is one of the best areas to stay in Hyderabad. I work in the area itself, and this works out to be very convenient for me as well. The entire zone is dotted with MNCs, corporate offices, and technology hotspots. This means that the crowd in the locality is mostly comprised of IT professionals, other corporate execs, and families who have settled here due to the fair property rates, and multiple property choices. I think Gachibowli has a lot of potential, especially since Hi Tech City is nearby. The only issue that the authorities need to fix is the water supply shortages.

Gachibowli is a prime area in Hyderabad in my opinion, and will develop even more in the years to come. I mean, it’s got the corporate buzz, being the home to so many leading IT and tech giants, and leading MNCs. Also, there’s this vibrant office crowd here, along with plenty of housing developments in almost every category. ISB, IIT, and many other institutions are also situated nearby, while healthcare and other amenities are also easily available. Connectivity has also improved a lot over the years here. One of the only issues that I have pertains to the limited water supply in the peak summer season.

Positives: I believe Gachibowli is really special because it's at the center of Hyderabad's Financial District, giving unrivaled job proximity. I saw great safety with heavy night patrolling, and the broad, well-constructed roads are stunning. I believe the future Phase 2 metro line and great ORR connectivity make it a winner.

Negative

Negatives But I must admit that a few things are tough as a tenant. I've also found that there is a severe water scarcity problem in the summer months because of low levels of groundwater, which is seriously alarming. The internal roads, although otherwise good, get waterlogged during heavy rainfall. Lastly, I believe the sheer number of construction vehicles causes heavy traffic. This is a wonderful place to stay in, in spite of the small glitches!

I have enjoyed my time here in Gachibowli. I usually commute to Hi Tech City for work, although client visits may take me to other parts of the city regularly. This is where I love driving down the ORR; it is mostly well-managed, although some congestion may be there at times. Also, the power and water supply levels are nice in the area; we do not face any problems in most cases. My child also studies at ISB nearby, which is another reason why we shifted here.

Negative

The roadwork is ongoing here, and the potholed roads are a major nuisance. I do wish they are fixed soon.

Gachibowli has been a good place to stay in, considering how well-connected it is to so many offices. So, most of the population in the area is comprised of IT and finance professionals. There are various leading companies situated here, and I quite enjoy the experience of walking to work each day. The Outer Ring Road is the main road here, while the airport can be accessed within only 40 minutes or so. The TSRTC bus network is also readily available here, while the Hi Tech City metro station is also nearby. Many educational institutions and hospitals are also present here. I only wish that the ongoing construction winds down soon, due to the huge air and noise pollution.

As a representative, I explain to clients that it's the only location in Hyderabad where you can walk out of a luxury apartment. Additionally, it is situated on a Fortune 500 company campus, offering unique benefits for career development and high rental returns. The location is a powerhouse, boasting strong connectivity through the ORR and excellent ongoing infrastructure, including the new flyovers and the upcoming Metro Phase 2 extension. We have it all here, from the best international schools and top-notch hospitals to green oases, providing a high-standard and highly safe way of life. We badly need respite from the merciless daily rush-hour traffic jams, and quite honestly, some of the older internal road drainage schemes require urgent renovation to keep up with the premium atmosphere.

Gachibowli literally has everything going for it! I mean, it's home to many global and domestic corporations and IT companies. I mean, I literally implement the walk to work concept, since my office is just a short distance away from my home. The ORR goes through Gachibowli, offering easy access to other parts of Hyderabad. This includes the airport, which is about 35-40 minutes away. There are well-lit roads along with wide pathways, 24-7 water and power supply, in tandem with the TSRTC bus networks. You will find the metro access nearby in HITEC City. This is one place where you will find the ISB, University of Hyderabad, Kendriya Vidyalaya, AIG, Himagiri, and Apollo Spectra hospitals, and of course, the Sarath City Capital Mall. My only issue is the noise and air pollution, especially due to the roadwork and construction.

Switching to Gachibowli was the right choice for my career and my family. The area is like the real Silicon Valley of Hyderabad, with top MNCs and the Financial District virtually on our doorsteps, providing the region with tremendous professional potential and lots of safety feeling. The ORR and the forthcoming Metro Phase 2 extension, ensuring my travel easy. The wide, well-planned roads, best schools, and easily accessible hospitals provide a very good quality of life, and our property value has greatly appreciated. I highly recommend dwelling here. The only single prominent highlight we need to address here is fixing the temporary water logging on some internal roads during high monsoon rains.

Gachibowli was always a good place to live in, and I regret that I shifted out to another city for work purposes. I invested here and have retained my apartment, since there is a handsome upside in terms of appreciation that is taking place. There are several IT hubs and tech companies here, including some pretty big names like Microsoft, Amazon, and others. Hi Tech City is easily accessible from here as well, which makes it convenient for those working there. The Nehru Outer Ring Road runs through the locality as well, offering excellent access to several places in Hyderabad. There are several projects that are being developed here as well. At the same time, some improvements that I wish to highlight include huge traffic congestion due to roadwork that is going on at several places, including the stretch near the RTA Office at Kondapur.

Positives: I came to Gachibowli in search of the IT boom, and I have never regretted it. Job prospects are unparalleled. Connectivity is excellent through the ORR, and the locality is always expanding with new business parks and a contemporary feel. In spite of all the offices, the locality has pretty good greenery, so the environment remains lively.

Negative

Negatives: Gachibowli is safe, but the location of the place is too far from the core city, and rush hour traffic is terrible. The local government has to work on three aspects, upgrading internal residential road infrastructure, redoing the old drainage system to prevent water logging, and making the current infra projects more efficient to minimize daily congestion bottlenecks.

Positives: Gachibowli being so conveniently close to the Financial District and the major IT centres, makes traveling to work a breeze, given the great connectivity to the Outer Ring Road. It is close to AIG Hospitals and schools like Delhi Public School and Kendriya Vidyalaya. For leisure, you have shopping malls such as Atrium Mall and picturesque areas like Malkam Cheruvu Park.

Negative

Negatives: The plunging groundwater levels in the hot summer months usually result in water supply issues. Further, certain of the older service roads internal to the new high rises are very susceptible to waterlogging during rainfalls. Lastly, exclusive safe public areas, in addition to the current parks, would make the neighbourhood socially vibrant.

Positives: Gachibowli was obviously an IT hub, with large companies nearby. The roads were primarily wide, well lit, and area had upscale homes. Good malls and markets and well-reputed schools were nearby. Public safety felt more secure compared to most other congested suburbs. Prices of property were high but equalled the type of contemporary facilities I noticed.

Negative

Negatives: Nevertheless, I was having difficulties residing there. Internal streets were flooded during rains. Drainage was poor. Pressure in water supply reduced sometimes. Eating places frequently had cleanliness problems. Illegal buildings and encroachments rendered walking routes and open spaces unpleasant. Traffic became too much during rush hours. These aspects required an improvement in Gachibowli.

I came here one evening for work and never returned. I am a tenant and long term resident of Gachibowli, and I would definitely recommend it. IT offices and the Financial District are nearby. Roads connect to ORR, airport and HITECH City. There are good schools, hospitals such as CARE, malls, and happening cafes in the area. New flyovers clear peak jams. Apartments are contemporary, and services are dependable. There are mountain green pockets to take strolls. Renting demand is high. Local markets and restaurants remain busy late at night. What needs to be bettered is more organised parking and enhanced green spaces protection. Still, I highly recommend living in Gachibowli.

Positives: Gachibowli is one of Hyderabad’s most sought after localities. It’s perfectly located near Hitech City and Financial District, making it ideal for IT professionals. The area has excellent connectivity through the Outer Ring Road and the upcoming metro. The best schools such as CHIREC and Oakridge, the best hospitals such as Continental and AIG, along with excellent shopping areas and eateries make it an independent neighbourhood.

Negative

Negatives: The only drawback is the occasional dust pollution due to new development, and rents have steepened in recent times. Nevertheless, the comfort and sophistication of Gachibowli make it an investment and residence dream destination.

Positives: I actually live at the very heart of Hyderabad's growth hub. This locale is the unquestionable heart of the business world, having me just minutes from the Financial District's technology behemoths. We boast excellent world-class infrastructure here, ranging from the IIIT and Continental Hospital to the Gachibowli Stadium. The comprehensive, newer road network and ORR connectivity make this a perfect, high-livability residential center, I endorse with conviction.

Negative

Negatives: However, our speedy progress requires attention. The appreciation in property value is great for the owners, but the ever-increasing prices are making it difficult for the new buyers. The municipality needs to work on the subsiding water level. It results in a water deficiency during the peak summer season. Positives: I have just rented a house in Gachibowli as a tenant, and I love it here. The IT belts are just around the corner, so my travelling time is shorter. There are decent schools, such as the Indian School of Business and hospitals within commuting distance. Numerous malls, supermarkets and restaurants are just nearby. The place is contemporary, clean in several areas. Connectivity through Outer Ring Road and main roads is good, making travelling convenient.

Negative

Negatives: A few things I would like to be improved upon which I genuinely feel include sometimes low water pressure in summer. Drainage in a couple of inner roads is weak, with puddles forming after rains. Moreover, I observe excess noise in some areas more than anticipated. If the authorities make these better, Gachibowli would be like close to perfection.

Positives: Staying in Gachibowli was just a wonderful experience for me. I always say to people it's the best planned corporate area I have ever lived in. I absolutely adored being near the Financial District and how the Outer Ring Road provided such convenient connectivity throughout Hyderabad. The neighborhood always used to feel so high-end and safe, with stunning, wide roads and heavy night patrolling. Add to that the presence of big institutions such as the University of Hyderabad and massive retail complexes within close proximity and you have ultimate convenience. If I were to suggest one or two things, the municipality must see to the proper drainage to avoid waterlogging of internal roads during the rains, and more can be done to stabilise the falling groundwater levels.

Positives: I feel so fortunate to be a resident of this good locality. I believe coming here was the best career choice I could have made. The place is always abuzz, and having IT giants such as Microsoft and Deloitte at a stone's throw has rendered my daily commute a myth. The strong infrastructure is top-notch, particularly the ORR connectivity, and we have access to renowned institutions such as ISB and IIIT. The area is totally self-sustaining with huge malls and great hospitals around, thus a high standard of living. But that ever-present hum generates horrific peak-hour traffic jams, a big pain. And the falling groundwater level is a severe issue we need the government to address as a matter of urgency.

Positives: My 15-minute, short commute to the Financial District is a lifesaver; really a boon in Hyderabad. We have outstanding connectivity, great international schools, and world-class, multi-speciality hospitals in the vicinity, which enhance both our lifestyles and the value of my property. The locality really does feel up-to-date and very lively, which makes it a pleasure to reside here.

Negative

Negatives The compromise for this ease is certainly the infrastructure strain. Last week, I wasted 40 minutes idling by the Wipro junction; the rush hour traffic was bumper-to-bumper and just draining. We also have an irregular municipal water supply, so we end up having to depend on expensive tankers very often. And, overall, the cost of living here, particularly rental/property maintenance, is very high. I sincerely hope the authorities make a priority to repair the fundamental civic amenities at the earliest.

Positives: I feel like I hit the jackpot discovering a space in Gachibowli. It's purely the best for someone like me, a tech professional! The unmatchable location near the Financial District and HITEC City allows for an effortless commute, and I adore the overall sleek, high-end vibe of the district. We enjoy excellent amenities, ranging from massive supermarkets to fine dining, and quite frankly, the sight of visible police patrolling at night makes me feel totally safe.

Negative

Negatives: Though, there are a few things that stop me in my tracks. My worst headache is the summer water scenario. The fluctuations in the groundwater actually affect us, so we need to ration. Also, since this place is still growing, the never-ending presence of big construction equipment sometimes bogs down the inner lanes.

Positives: The last day I gave away the keys to my apartment in Gachibowli, I did feel sad to leave. I really loved it there, mostly because of how easily integrated the whole area seemed. Being so close to the Financial District, my daily commute was nothing, and the sheer number of high-end restaurants and massive malls meant that everything I could possibly need was a ten-minute drive away.

Negative

Negatives: But the price of that convenience was tremendous. Rent rates were simply astronomical and the largest burden on my wallet. We always had to contend with sagging groundwater. Additionally, the continuous, booming nightlife and crowded pubs resulted in highly elevated noise levels every weekend. It was also annoying that a couple of interior roads would always flood following a heavy rain shower.

Positives: I still recall how serene it was when I purchased my apartment here a decade ago, and seeing Gachibowli become the hub of Hyderabad has been amazing. High-end international schools to specialty hospitals like AIG is just a stone's throw away. Connectivity to the Outer Ring Road and well-lit internal roads is good.

Negative

Negatives: Though I just adore living here, I have to say that a few things challenge my patience. The biggest pain is the shortage of water in the summer months as groundwater dipping makes a consistent supply difficult for some. Furthermore, if you're planning to purchase at present, the house is extremely costly as compared to other regions of the city.

Gachibowli has been linked to my memories and special moments in life. Started staying here when I was a student at ISB, and then bought my apartment after I got a job in the vicinity itself. Even a few years back, it was already an established commercial hub with offices of so many top companies. I literally walked to work (ten minutes only) each day, and there were good restaurants to pick up some tasty local food on the way back home as well. IIT and Hyderabad University were there, and the student population made it a vibrant neighborhood. Yes, there was always a crowd of people working here, slight chaos with traffic and all. But it was a good experience overall for me.

Positives: I lived for a swift year close to the Financial District of Gachibowli. I rather enjoyed the professional advantage. The highlight was being at steps from big IT centres such as Wipro Circle and possessing great, broad roads with Outer Ring Road connectivity. Added to this were top-class social amenities, multi-speciality hospital proximity and the wonderful diversity of restaurants and cafes made life enjoyable. Negatives: Nevertheless, my residence had major drawbacks. The rush hour traffic was an ongoing source of irritation. Making a quick drive is a big problem. We also experienced frequent problems with water supply shortages caused by the sinking groundwater. Finally, the rental rate was considerably higher in other parts of Hyderabad. It was a worthwhile experience, though, and I was relieved to be leaving.

Positives: Gachibowli is exceedingly well linked it's barely 5 km from HITEC City and near the Financial District. Outer Ring Road goes right through, metro is being extended, and national roads connect to nearly all areas of Hyderabad. Renowned schools such as Phoenix Greens, Kendriya Vidyalaya, International B-Schools, large hospitals, malls, and a high concentration of IT companies. Prices are appreciating, which is a boon for investment. Negatives: Traffic gets heavily jammed , particularly in rush hours, and heavy construction at times slows it down. Positives I am temporarily renting here for a couple of months, and Gachibowli certainly has that big tech city vibe. The highlight is the incredible close proximity to the Financial District. My commute to work is virtually nonexistent. And overall, the infrastructure is well planned and modern, complete with a lot of high-end dining and lifestyle facilities around. Negatives: Granted, the convenience comes at a cost. Rents are drastically inflated here. Rush-hour traffic on the Gachibowli main road is brutal with massive delays. Sanitation and trash disposal are abysmal issues in some residential alleys. And, locally, finding cheap local markets is difficult, with everything appearing to be premium shopping-oriented. And also here the Gachibowli Indoor Stadium and sports complexes provided an opportunity for recreation. And the Biodiversity Park was a green relief. Negatives: I must say there were some negative points too. Traffic was heavy, particularly near junctions and along main roads. In rain, some roads would become water logged. Positives: It is wonderful to live in Hyderabad's IT park. All of my friends and I work here, among giants like Amazon. It is well-planned with wonderful residential areas, parks, and all facilities we require. Power outages are also extremely infrequent. Negatives: I just wish that the traffic isn't as wild during office hours. The roads become so packed, and it's a headache to find somewhere to park.

Positives: I prefer a location with good connectivity through Outer Ring Road, near IT parks, malls and restaurants. The metro is 2 km and the bus stand is 1 km, facilitating easy daily commuting. Negatives: Traffic during peak hours is very high, and there is a lot of noise and pollution. The airport is located close to 45 km away, and the average sale value is high.

Positives: I always wanted to live in IT hub of Hyderabad, looking at future appreciation and whether there are work opportunities in the area. Most people in my division like me work in the same area and live here also, and thankfully that gives us lot of time savings every day. Lot of companies, you will see big companies like MIcrosoft, Amazon and others here and very professional IT crowd with good safety level. Of couse, place empties on weekends, giving that relaxing vibe. Many big residential complexes and parking is mostly planned. Jubilee Hills check post metro is near and bus connectivity is also available, while all schools, hospitals, markets are there. Many green spaces and parks are also there where the children can enjoy and people play football and all too. Negatives: Only thing I wish airport was little nearer (it's about 30-35 minutes away) but rest everything is perfect for me. I am living a happy life here with my family. Haven't face power cut problem till now and society has generator also.

Positives: My experience here has been pretty good and especially after I shifted with family. ORR is a key lifeline and also National Highway is only a few km away. Old Mumbai Highway is also near and I can reach Hitech City quickly. Jubilee Hills check post metro station is about 15-20 minutes away during peak hours. One advantage for me is that I almost walk to work and area is home to so many offices. So that kind of disciplined office crowd is here. Family-wise, I like the local markets and parks here where I can take my kids. Some good schools and hospitals are also not far from the area. Now, Atrium Mall is our main hangout for shopping and eating out and stuff. Overall lifestyle is very nice. Negatives: Construction going on in many places, so dust and pollution is one issue I have found. Also, lot of traffic during peak hour, especially on Gachibowli-Kondapur Flyover almost every other day. Little far from central locations I have found, though Jubilee Hills is not that far. Some roads badly need repairs.

I am a tenant of Urban Haven in the Gachibowli locality region of Hyderabad. One minor problem that I found in the locality is the lack of proper spaces for vehicle movement which results in traffic jams. Apart from the traffic issues of the place, there are a lot of facilities like excellent transport, 24*7 electricity and supply of water for the residents. Due to traffic congestion, I would rate the 4 out of 5 stars for the Gachibowli area of Hyderabad.

I am the owner of Mantri Celestia in the Gachibowli locality. The locality faces air pollution problems due to the growing number of vehicles. Apart from air pollution, Gachibowli is one of the developed areas of Hyderabad. It is connected well by the Hyderabad metro which offers a lot of convenience for the region's commuters. I will give four-star ratings out of 5-star ratings due to the air pollution problems.

I am a renter of The Botanika in the Gachibowli area. The distance between Gachibowli and Secunderabad rail station is quite nearly 8 kilometres. Many transportation options from the Gachibowli neighbourhood provide a lot of options for passengers travelling to Hyderabad's Hitech City. The Gachibowli area has abundant greenery which looks highly aesthetic to the residents. The area has enough room for automobiles to park, providing customers with lodging. I will offer Gachibowli full five-star ratings for its fantastic network to all of Hyderabad.
