✅ Is Nanded, Pune a good place to buy a flat in 2026?

Yes, Nanded is a good place to buy a flat in the residential market of Pune. The average property rate is around ₹11,250/sq. ft*, which is more affordable than many other central or mid-range localities in Pune like Kothrud or Baner. Its location near Sinhagad Road connects it to established areas like Dhayari and Warje, thus providing easy access to employment hubs, education and healthcare facilities. However, the buyers must consider that developing infrastructure and peak-hour traffic remain a major challenge for the locality.

✅ Which are the best areas to buy flats in Nanded, Pune?

The best areas to buy a flat in Nanded include Nanded City, Nanded Fata, Pandurang Industrial Area and the parts of Sinhagad Road near Pawar Public School and D Mart Destination Centre. Nanded City is one of the most popular areas, basically a large township offering housing options with proper social infrastructureat one place. These areas offer properties under different price brackets, making it a good choice for families and long-term residents.

✅ What is the average price of a 2/3 BHK flat in Nanded, Pune?

The average price for 2 BHK flats in Nanded ranges between ₹50 lakh and ₹1.5 crore*, depending on the project and the location. There are also older or smaller 2 BHK options under ₹50 lakh* in resale markets. The price for 3 BHK flats usually ranges from ₹90 lakh to ₹2.5 crore*.

✅ Are there affordable flats in Nanded, Pune?

Yes, Nanded has a lot of affordable housing options, especially in older localities with smaller configurations like compact 1 BHKs. Some 1 BHK flats can be found for around ₹35–₹55 lakhs*. However, the prices do vary depending on the project, size, and exact location. For buyers prioritising entry-level affordability, Nanded is a far better option than many inner-city suburbs.

✅ How is the connectivity in Nanded, Pune?

Nanded has good road connectivity through the Sinhagad Road, which links it to the Pune city centre as well as other suburbs like Dhayari, Warje, Khadakwasla and Pashan. Daily commuters can use PMPML buses, autos and private vehicles for local travel. However, the traffic near the Sinhagad Road-Dhayari junction can be heavy during peak hours. There is no dedicated metro station or railway station in Nanded, which means that it takes longer to commute to core transit hubs. Overall, the public transport and road connectivity are adequate for daily commuting.

✅ What is the rental yield for flats in Nanded, Pune?

The rental demand in Nanded is moderate. Most of the tenants are drawn by affordability and easy access to employment zones in Pune. Based on the recent data, the average monthly rent for apartments in the area is ₹13,700* for 1 BHK, ₹23,600* for 2 BHK, and ₹28,700* for 3 BHKs. Nanded has reasonable rental yields, just like any other mid-segment suburban locality in Pune.

✅ Are ready-to-move flats available in Nanded, Pune?

Yes, there is a considerable number of ready-to-move flats in Nanded for immediate occupancy. One can easily find ready-to-move flats in developments like Nanded City, where resale flats are listed frequently. Buyers looking for immediate possession can easily find 1 BHK, 2 BHK and 3 BHK flats near the main road, such as Sinhagad Road. These options are a good choice for tenants or buyers who want to move in quickly without waiting for too long.

✅ What are the upcoming projects in Nanded, Pune?

There are several upcoming projects in Nanded for mid-segment buyers. Most of the newly launched projects can be found in Nanded City, which offers different housing configurations such as 2, 2.5 and 3 BHK flats with community spaces, parks and major amenities. Nanded City Bahaar, Nanded City Melody, Purandar 9 Nanded, and Adityaraj Nakshatra are some of the upcoming projects in Nanded, Pune.

✅ Is Nanded, Pune a good place for real estate investment?

Nanded is an appealing choice for budget-focused investors as the area has lower entry prices, yet high demand, especially in and around Sinhagad Road. The average property rate in the locality is ₹11,250/sq. ft*, which makes it more affordable compared with many established suburbs in Pune. There is a gradual growth in property prices as infrastructure and residential interest are increasing. However, Nanded may not see rapid price appreciation as seen in other metro-linked areas like Kharadi or Hinjewadi.

✅ Are there good schools and hospitals near Nanded, Pune?

Yes, Nanded and nearby areas to Sinhagad Road have a decent social infrastructure. Pawar Public School, Prestige Public School, and Navbharat High School are some of the popular local schools.
