Sector 23 only lasted a brief time, but I fell in love right away with the calm, pleasant setting. Walking around always felt so safe; the developed neighborhood was stunning with neat, broad roads and strong sense of community. The fantastic connectivity of the site was its main benefit: accessing NH-48 made the IGI Airport an easy commute and arriving to important offices in Cyber City was fast. Offering actual peace of mind, nearby facilities like Manipal Hospital were only minutes distant for our urgent requirements. The local HUDA market, which had everything, was my highlight. The peak-hour traffic inside the sector itself was the only minor item needing improvement. All in all, I strongly suggest this for a balanced and really nice existence.

I live in Sector 23 Gurgaon and I really believe it is a good idea. In no time, I may ride NH-48 and be at work near Gurgaon's MG Road or Cyber City. Good hospitals and schools nearby make daily errands very simple due to the local markets. Particularly appealing to me are the calm residential nooks in which I may relax after work. The roadways are broad and the basic amenities are dependable. The public transportation choices are the sole thing I would say should be bettered. Buses and subway stops are not as numerous or practical as I would desire. In general, I would strongly advise Sector 23 as a place to live right now.

To customers, I recommend Gurgaon's Sector 23. It is a well-known residential area near prominent commercial centers like MG Road and Golf Course Road. Good schools, hospitals, supermarkets, and entertainment venues within easy reach exist. At roughly ₹11,200 per sq foot, Gurgaon is somewhat inexpensive. With yields of roughly 3–4 %, rental demand is constant as a result of nearness to businesses and facilities. Two features really stand out: self-sufficiency and connectivity. One field for development is the dearth of public transit choices in the high frequency range. Sector 23 is in my opinion a great long-term investment and a pleasant living alternative.

Positive: Setting down in Sector 23 has turned out to be rather amazing. Here I'm so at ease. On these residential streets, the calm, family-friendly vibe is quite appealing to me. The community is absolutely self-sufficient. From great hospitals and schools to the busy local HUDA market for all daily demands, we have it all. Its connection is also excellent, fast and simple through Palam Vihar Road to important corporate centers including Cyber City and MG Road.

Negative

Negatives: Because there is no metro station right in the neighborhood, commuting using metro is rather inconvenient. It lengthens my everyday commuting. Better upkeep of the interior roads is also required to avoid waterlogging when it rains heavily.

Sector 23 is an upcoming neighbourhood, which still has some decent property rates. I was able to buy my home here and settle down some months earlier. I have found the place mostly peaceful, and driving on the wide roads is such a pleasure. The locals are friendly, and multiple complexes and projects have also been developed here. Yes, the living costs are going up, but then the place has potential, since many people want to buy here. There is a decent crowd that the neighbourhood is attracting, including corporates, IT professionals, and the like. I want more street lighting on some stretches.

I personally like staying in Sector 23, since it offers a decent lifestyle, in my opinion. I like the well-planned and spacious layout, with its wide and decent roads, along with multiple green spaces. The planned nature is only possible, since it’s a relatively new locality than the other congested parts of the Capital city. Also, the Cyber City metro station is not that hard to access, while social infrastructure is also nicely developed here.

Negative

I feel that nightlife and recreational amenities need to be developed more in this area. This is one thing that has to be pointed out.

Positive: Sector 23 was quite a practical choice simply because of how fast it connected with Cyber City and MG Road. It was convenient to commute because of Palam Vihar Road. Sharda International School and Park Hospital were always nearby. The Huda Market was my favorite spot. It felt like a truly comfortable and relatively affordable place to settle.

Negative

Negative: Public transport options were surprisingly sparse. We constantly relied on shared autos for local movement as the metro link was a long distance away. Additionally, the lack of expansive green space was a drawback. The local parks were generally too small for proper outdoor activities or a long, relaxing walk.

Positives: Sector 23 as it is very well placed, near NH-48 and prominent job centers like Udyog Vihar. I feel very safe here, with well-lit streets and visible police patrols. The highlight is the greenery and the proximity to Manipal Hospital in case of any medical emergency. Cabbie connectivity and the highway proximity are excellent, making me very content.

Negative

Negatives: The random variation in the supply of water in certain enclaves, it requires dependable 24/7 service. The second issue is the ineffectiveness of the waste disposal system, as I frequently notice garbage piling up, and that is something that needs immediate attention from the municipal corporation to keep our neighborhood clean and hygienic overall.

Positives: Sector 23 is developed area situated close to big corporate centers such as Cyber City. The connectivity is extremely convenient through Palam Vihar Road to NH-48 and Delhi, which is a big plus. Readily accessible schools and hospitals such as Park and Manipal, so very self-sufficient. I personally feel very secure here, and I prefer it to provide me with a comfortable residential life and work close at hand.

Negative

Negatives: The closest metro station is quite far, so I am relying too heavily on cabs. The current small parks are usually crowded and neglected, which requires priority action. The internal roads, while normally good, are beginning to deteriorate in patches and require immediate repair.

When I was finally ready to settle down and buy property in Gurgaon, I went for Sector 23 ultimately. This is because of two reasons. The first one is that the NH-48 is so accessible, along with other major roads. The second one was the lively HUDA Market, with all its essentials, and some cool stuff as well. These two reasons made me buy a property and settle down here. The well-planned layout, greenery, and big roads make it seem like a dream destination, and of course, that daily congestion is not there like older localities. Traffic jams are one issue that plague all of us, but otherwise, it’s got just the calm vibe that I was looking for.

Sector 23 is an extremely well-connected locality in Gurgaon. NH-48 and other highways enable seamless access to several parts of the city, while infrastructure here is very well-planned, comprising green zones and wider roads. There are several hospitals, schools, and shopping hubs in the vicinity, while I also like shopping at the HUDA Market which offers all the basic essentials. Parks are nicely integrated into the residential layout, which is one point worth appreciating. Multiple projects are steadily coming up in the locality, although nightlife or commercial hubs are absent to a large extent. Traffic congestion is also an issue.

I am comfortable in Sector 23 and I would say it is highly convenient for day-to-day living. The place is located near NH-48 so traveling to Delhi is convenient and I have an easy drive to the IFFCO Chowk metro, which is convenient for my travel. Markets, parks and schools are easily accessible and the rents seem affordable for working professionals and families. I do see two issues that annoy me. There are some roads that have extreme potholes and waterlogging after rains, which makes travel slow and gives motorists anxiety. Some market pockets and lanes are less well-lit at night, which keeps me away from using them alone. Despite that, I advise Sector 23 due to its location and daily convenience.

Positives: I feel comfortable residing here and I must say it provides the ideal blend of convenience and serenity. The area is well connected in Gurgaon through roads and the soon-to-be-completed metro line. I appreciate adjacent markets, parks, and green belts. Rentals are affordable and several families and professionals like to reside here. Schools, hospitals, and small offices are within reach, which contributes to convenience of living.

Negative

Negatives: I do find a couple of areas that could be better. A few inner roads are rough and require repair. Some corners have inferior street lighting at night, so I exercise care. Some spots get congested in rush hours. With these aside, I like Sector 23 due to its ease of access and serene environment.

I find it pretty easy to live here, although more development is needed in the locality. The metro network-wise, the Cyber City and IFFCO Chowk stations can be accessed, but it still takes some time. Also, there are schools and hospitals nearby, within about 15 minutes or so. There is proper layout planning, with many green spaces, which are ideal for taking walks. Prices are still within the range of the common man, but it is going up steadily.

Negative

Flooding after heavy showers is the biggest problem in this area. This has to be fixed by checking the underground drainage system more extensively.

Being in Sector 23 has been an excellent experience for me as a realty agent. The locale is ideally situated near prominent business centers such as Cyber City, MG Road, and Golf Course Road, making it ideal for working professionals. Infrastructure is well connected with Palam Vihar Road intersecting main highways, and basic amenities in the form of schools, hospitals, banks, and shopping malls are all accessible within close distance. The streets are paved and the area is well-organised, if somewhat lacking in greenery. Prices are affordable given its central location, and future infrastructure projects keep improving the standard of living. The only thing that would make it better is less limited public transport, and bigger parks would be good for community recreation and outdoor activities.

IFFCO Chowk metro station is not too hard to access. The roads are wide and well-planned, while public transportation infrastructure is also coming up. I have found many schools, shopping hubs, and hospitals within a 10-15-minute radius of the neighbourhood as well. Green spaces are also available here, while the IndusInd Bank Cyber City metro station is about 3.7 km away. I feel there is a good scope for property price appreciation here, with multiple new projects coming up, all with decent social amenities. Waterlogging is one problem that I face sometimes, but it’s not unmanageable.

I purchased my builder floor here years ago, and staying in Sector 23 provides the ideal proportion. I wholeheartedly recommend it! I work in Cyber City, and the connectivity through Palam Vihar Road makes it so very convenient to commute. This is such a secure, established neighborhood, and the wonderful schools and clinics make it perfect for families. The roads are perpetually kept in great condition, and the overall ambiance is beautifully serene, particularly with how close we are to the core business areas. For ongoing community improvement, I would prefer to see the authorities develop a much bigger allocated park area or green belt section for residents.

Sector 23 is an ideal place to live in Gurgaon, at least in my opinion. My family members are staying here, even though I had to take a transfer somewhere else. The Delhi-Gurgaon Expressway or NH-48 is the main connectivity lifeline here, along with the Old Delhi-Gurgaon Road, and the upcoming flyover will improve IGI Airport access. The Yellow and Rapid metro lines are also accessible through the Cyber City and Sikanderpur stations. I used to love shopping at the HUDA Market, with its shops and services, while Columbia Asia and other hospitals are also nearby. Also, the DLF Cyber City and Udyog Vihar are accessible from the area. Traffic congestion, drainage, and the sanitation issues are the major things that I wish to highlight here.

Positives: I have been dwelling in Sector 23, Gurgaon for three years now, and I absolutely love the peaceful yet convenient life here. The best thing is its great connectivity with Palam Vihar, MG Road, Cyber City, and NH-48, making commuting extremely easy. The location is well planned with broad roads, fine parks, and ample greens surrounding it, presenting a serene atmosphere. Schools, markets, and hospitals are all within walking distance, and Delhi Airport is barely 15 minutes away.

Negative

Negatives: That said, some internal roads require repair, drainage systems could be serviced better in rains, and streetlights on some lanes require maintenance. All in all, I gladly recommend residing here for its equilibrium of peace and accessibility.

Positives: My family and I were the best decision to become homeowners in this locality. Cyber City and MG Road easily accessible in a short drive. The presence of the best facilities such as Park Hospital and Delhi Public School nearby makes life convenient, along with the local markets and accessibility through Palam Vihar Road which gives us wonderful returns.

Negative

Negatives: The chronic problem of irregular water supply, particularly during summers, is a serious issue that requires a long term solution. In addition to this, we are in dire need of improved waste management and the perennial issue of sewage lines overflowing in certain neighborhood areas to ensure higher standards of public health for all citizens.

Shopping at Omaxe Celebration Mall and eating out at Barbeque Nation were readily available. The locality was safe, and Leisure Valley Park provided good areas for walks and exercises.

Negatives: Nevertheless, public transportation was limited, small parks were inadequate, traffic jams were common, waterlogging during rains, and garbage management was poor. Even then, Sector 23 was convenient and well connected, although infrastructure and open spaces require improvement.

Positives: Purchasing my self-sufficient floor here was the best idea. I simply adore the great proximity to large IT centers such as Cyber City and the airport through the fast NH-48. With the best educational institutions within reach and the handy HUDA market just here for all essentials, life is independent and immensely comfortable for my family.

Negative

Negatives: I am happy to be a resident, but certain aspects must be improved on to raise our level of living within this area. The largest problem is the glaring absence of large, central public green area for family recreation, since our existing small parks are too diminutive for an expanding populace. We also urgently need a more comprehensive internal public transport system, such as additional feeder buses to the closest metro stations.

Positives: It has been wonderful staying in Sector 23 on rent. The area is very convenient for a working professional like me. Also, the locality is self-sufficient with great social amenities such as Sharda International School and hospitals such as Manipal Hospital.

Negative

Negatives: I have observed the main issue is the unavailability of easily accessible public transport facilities, such as special buses or a more nearby metro station. Further, the present green belts, though available, are small in size and too few for a big community, and safety patrols at night need to be increased.

Positives: Having a flat in Sector 23 is surely a great investment because of its location close to Cyber City and MG Road, so our office run is quite quick each day. I like that we have a combination of builder floors and proper flats, which gives the sector a easy-going residential atmosphere. Having access to quality schools such as Sharda International in the vicinity and nice hospitals means it is practical for families.

Negative

Negatives: I get so frustrated with the fundamental infrastructure problems here. Our area is bogged down with a huge shortage of open spaces. The parks are also small enough for actual activity. In addition, using public transport is maddening due to the scarce bus and metro options nearby. But my biggest day-to-day headache is the haphazard power supply during scorching summers.

Amicable neighbors, weekly bazaars and overall consistent power supply contribute to the comfort.

Negative

Negatives: Negatives I see are sewage spills in some lanes, poor road repairs and potholes, periodic waterlogging in the monsoon, and aging civic infrastructure with late maintenance. Positives: During one monsoon I used to stay here, Gurgaon for several years and I enjoyed its peaceful residential atmosphere and convenient proximity to markets. I had appreciated its good nearby hospitals, various parks, and reasonable connectivity to IFFCO Chowk metro and NH-48. Daily necessities like local shops, schools and the sector market were available easily.

Negative

Negatives: But life there had issues. Drainage was weak, and areas got flooded in rain. Sewage overflows tended to make streets dirty. Civic maintenance took time, and most drains remained open for months. The water supply for drinking was sometimes erratic and of questionable taste. Nevertheless, I left with pleasant memories of good neighbours and peaceful evening strolls. Those little comforts lingered long after I had gone away.

Positives: I recall purchasing our property when Sector 23 was still quite quiet, but the development here has been absolutely gratifying. The best is really the overall convenience; we are immediately linked to the NH-48, and my travel to Cyber City is short. And having Tau Devi Lal Park right here, along with the superior HUDA market, means all of Gurgaon's best is always just around the corner.

Negative

Negatives: While I like it here, the older system has its drawbacks. Our drainage is poor, and thereby heavy monsoon waterlogging of interior roads is a perpetual battle. We also experience irregular supply of utilities, with load shedding and low water pressure being regular issues. Finally, proper visitor parking is virtually non-existent in our alleys, with frequent battles with neighbors.

Sector 23 is one of the finest places to buy a property in Gurgaon, at least in my opinion. This is because I was looking for a very affordable and competitive property in the neighbourhood. I could find a flat here at just the right price point, and there is future scope of appreciation, due to the development. Due to the Dwarka Expressway, the entire landscape is changing, and the profile of the locality is also changing as a result. Now, multiple luxury projects are being developed here, and of course, the National Highway is easy to access, too. I think that one good thing here is that the property prices are still reasonable, even today. But it will not remain so in the future, due to multiple projects being built by top developers. The NH-24 and Dwarka Expressway access are the big benefits if you have a vehicle.

Negative

The lack of metro access (Sikanderpur is close to half an hour away) is one sore point. Also, the waterlogging is a big issue. GMDA and other bodies need to get their act together. The road quality is pathetic on some stretches. Civic infrastructure needs more maintenance. Also, the garbage disposal is a nightmare at times. These are things that should be improved.

Positives: Housing in Sector 23 was an extremely practical decision owing to its great connectivity. Travelling tothe office in Cyber City or even commuting towards Delhi through NH-8 was so easy because of the well-developed road infrastructure. It was like a complete, old residential sector with good schools, hospitals, and markets within walking distance, so day-to-day life was totally convenient and safe. Negatives: I believe some problems actually took away from the experience. Public transportation alternatives were surprisingly scarce, necessitating the use of taxis to reach the Huda City Centre Metro station. Also, the internal roads weren't always in good condition, and there was always waterlogging in the major lanes when it rained heavily. That was always disappointing after a long day at work.

Positives: I love how green the blocks are, and the planning is just wonderful, so it feels less chaotic compared to other areas of Gurgaon. The largest advantage is where it is located. It is really convenient to hop onto the Delhi-Gurgaon Expressway, and its proximity to the HUDA City Centre Metro Station is a huge advantage for my daily commute. Negatives: But I have four big peeves that I regularly encounter. In spite of the preparation, the internal roads are in deplorable condition and have many potholes. Sanitation in the marketplaces is low. It results in garbage dumping. The local security appears to be somewhat less effective in certain pockets, and procuring good, reliable domestic help has proven to be unexpectedly challenging here. Positives: I appreciated that Sector 23 was greatly situated. It boasted good connectivity through roads with NH-8 and HUDA Market Road. Malls, or hospitals wasn't very difficult. The sector market was convenient for daily shopping, cafes, small grocery stores, doctors etc. Parks and open spaces were available, providing some space to breathe amid the congested built-up areas. Also plenty of schools nearby. Downsides: Water supply used to get contaminated at times and private tankers had to be depended upon. During rains, sewage lines used to overflow and defective drainage created health risks particularly in Sector 23A. Vacant plots there were also misused at times, and anti-social activities resulted in certain areas becoming unsafe, even at night.

Positives: My reason for selecting this sector was certainly the place, and so far, it's largely excellent. The best thing is the connectivity. Access to Cyber City or the NH-8 is easy, and the nearby Huda Market provides for all everyday requirements. Roads are relatively good, and I like how self-contained the area is, with decent hospitals and schools around, along with a consistent water and power supply. Negatives: The only big drawback is that there is no mass public transport. You are stuck with an auto or cab to cover the 6.5 km distance to Huda City Centre Metro, which becomes costly. The promised "green areas" are largely tiny parks. Finally, I can state, as with everywhere else, heavy rain makes us coping with street waterlogging quite soon.

The area Sector 23 local market, schools, clinics and grocery stores are closed and property demand remains consistent, hence I rate the area 4 stars. Negatives: Negatives are there. Schools, small clinics, and banks are scattered across the sector, and Palam Vihar and Udyog Vihar are near, so work commute is not a major concern. The area consists of good parks and open areas where families enjoy evenings. Negatives: I have to say that roads within the sector are uneven in some sections, and drainage is poorly handled during rains. Positives: I have been living in Sector 23 for years now, and I must say that I've actually witnessed this area develop. The best aspect is how centrally located and accessible it is. I can go to Cyber City and the airport with such ease, and it's a great mix of residential convenience and commercial activity. I love the parks and green areas, and having schools such as ITL Public and good hospitals around is a great relief for my family. Negatives: The only drawback, really, is that on those rare heavy monsoon rainstorms, some of the back streets will get waterlogged for a short while, but it's hardly inconvenient at all. Otherwise, it's a very sound and handy place to live.

Positivies: I reside in Sector 23, Gurgaon. It's a well-planned area with nice residential complexes and spacious roads. Sohna Road and Golf Course Road are nearby, so office spaces such as DLF Cyber City and lots more are accessible. Schools such as Ryan International and hospitals such as Fortis are near. Local markets, malls and parks make life convenient, and metro connectivity is easy. Negatives: Some of the roads have waterlogging during rains, and some of the older buildings require maintenance. The summer water supply can be irregular.

Positives: I have been residing in Sector 23 for some time now, and it's a quite decent place. Travelling to Delhi or my workplace in Cyber City is convenient with the excellent road connectivity. I also enjoy the number of parks and green areas nearby. It's safe, and all the things you want are available there. Negatives: The traffic is the real pain when all of a sudden everyone's going to work. On top of that, you have to contend with waterlogging whenever it rains.

This locality has close to convenient schools, hospitals, markets and malls (Omaxe, Ambience) and okayish infrastructure. Negatives: Mass transportation is not available, there are limited parks, and road congestion during peak hours and sporadic waterlogging are a nuisance.

Positives: I prefer residing in Sector 23. It's nicely linked to MG Road, NH-8 and Cyber City. Hospitals (Metro Hospital), schools, and malls such as Ambience are close by, and daily requirements are convenient. Negatives: There are limited public transport options, and the parks are tiny. Traffic fills up during rush hours, and I travel a short cab ride to Huda City Centre metro.
