Positives: Housing in Sector 23 was an extremely practical decision owing to its great connectivity. Travelling tothe office in Cyber City or even commuting towards Delhi through NH-8 was so easy because of the well-developed road infrastructure. It was like a complete, old residential sector with good schools, hospitals, and markets within walking distance, so day-to-day life was totally convenient and safe. Negatives: I believe some problems actually took away from the experience. Public transportation alternatives were surprisingly scarce, necessitating the use of taxis to reach the Huda City Centre Metro station. Also, the internal roads weren't always in good condition, and there was always waterlogging in the major lanes when it rained heavily. That was always disappointing after a long day at work.
Positives: I love how green the blocks are, and the planning is just wonderful, so it feels less chaotic compared to other areas of Gurgaon. The largest advantage is where it is located. It is really convenient to hop onto the Delhi-Gurgaon Expressway, and its proximity to the HUDA City Centre Metro Station is a huge advantage for my daily commute. Negatives: But I have four big peeves that I regularly encounter. In spite of the preparation, the internal roads are in deplorable condition and have many potholes. Sanitation in the marketplaces is low. It results in garbage dumping. The local security appears to be somewhat less effective in certain pockets, and procuring good, reliable domestic help has proven to be unexpectedly challenging here. I hope the road situation gets better soon.
Positives: There are decent hospitals around such as Shalini Hospital and clinics, and some good schools within a few kilometres. Shopping, markets and local malls are walking distance, so I can go for errands without driving long distances. Also, connectivity is good, main roads are broad, plenty of buses pass by, and many don't have water problems or electricity issues frequently. Negatives: Metro connectivity is poor, no metro station within the sector, therefore, traveling by metro is time consuming, particularly during working hours. Second, road maintenance & traffic jams are problems some interior roads & approach paths have potholes, drain overflow during heavy rains, slow traffic during peak hours on major roads.
Positives: When I entered this Sector for the first time, I felt it could be my home, and I am happy that I purchased here. I especially like the quiet streets, proximity to MG Road, Cyber City and the airport, and the bustling HUDA market for daily shopping. Comfortable schools, good hospitals within walking distance and small parks facilitate family life. A combination of independent houses and apartments provides choice and reasonable prices. Negatives: There are some undeveloped areas, hence intermittent sound of construction. As a whole, I am a satisfied owner here. It is functional, welcoming and accessible for families. Nevertheless, community activities, neighborly residents and convenience in accessing daily necessities make it a homely and functional place to stay for families as well.
Positives: Sector 23 is a good place to live if you’re still looking for competitively priced properties in Gurgaon. Personally speaking, I love the overall lifestyle offered here, with the multiple condominiums and luxury real estate projects. These offer great amenities and planned layouts. Connectivity-wise, Dwarka Expressway and NH-24 are also quite accessible, while self-sufficient community living is the name of the game. Negatives: The cons include waterlogging in the monsoon and the need to develop even more social infrastructure. Also, the Sikanderpur metro station (the nearest in my opinion) is almost 20-25 minutes away by road. That’s a drawback in my opinion.
Positives: I appreciated that Sector 23 was greatly situated. It boasted good connectivity through roads with NH-8 and HUDA Market Road. Malls, or hospitals wasn't very difficult. The sector market was convenient for daily shopping, cafes, small grocery stores, doctors etc. Parks and open spaces were available, providing some space to breathe amid the congested built-up areas. Also plenty of schools nearby. Downsides: Water supply used to get contaminated at times and private tankers had to be depended upon. During rains, sewage lines used to overflow and defective drainage created health risks particularly in Sector 23A. Vacant plots there were also misused at times, and anti-social activities resulted in certain areas becoming unsafe, even at night.
Positives: My reason for selecting this sector was certainly the place, and so far, it's largely excellent. The best thing is the connectivity. Access to Cyber City or the NH-8 is easy, and the nearby Huda Market provides for all everyday requirements. Roads are relatively good, and I like how self-contained the area is, with decent hospitals and schools around, along with a consistent water and power supply. Negatives: The only big drawback is that there is no mass public transport. You are stuck with an auto or cab to cover the 6.5 km distance to Huda City Centre Metro, which becomes costly. The promised "green areas" are largely tiny parks. Finally, I can state, as with everywhere else, heavy rain makes us coping with street waterlogging quite soon.
