Infrastructure & Connectivity

Sector 23 connects in many small ways, not just one. People take the metro from IFFCO Chowk when they can. It isn’t inside the industry; you still need a ride to reach it. The Gurgaon Bus Stand works for longer trips, though most locals don’t use it daily. Indira Gandhi International Airport is roughly 12 km away. On a good day, that feels close. On a bad day, the traffic makes it crawl.

Roads cut through the area in mixed condition. Palam Vihar Road carries the most traffic and leads straight to NH-48. That stretch is busy in peak hours. Some avoid it if they can.

Amenities are spread out rather than clustered. Colonel’s Central Academy is a well-known school. For healthcare, people turn to Monika Hospital or Kartavya Hospital. Neither is far. Global Foyer Mall is the bigger shopping option, but daily groceries are mostly from corner stores. Visitors stay in hotels near Palam Vihar. Eating out is casual, Tanmay Food Corner is the sort of place many know. Restaurants keep late hours here. Small temples and shrines stand in the lanes, used often, nothing flashy.

Positives

Sector 23 is a favourite of mine because my encounters are calm and harmonic. Parks, schools nearby, local stores, and clean streets all abound. Udyog Vihar is easy for me to travel to. Although I adore this location, rapid improvement in late-night food and transportation choices is urgently required.

5
Positives

Sector 23 is recommended as my experiences demonstrate calm life and consistent demand. I envision well-maintained roads and near Delhi border access. Because of safety and nearby schools, I recommend it for families. I help customers to parks and Palam Vihar markets. I think that narrow interior roads and little nightlife have to improve.

5
Positives

Living in Sector 23, I adore it. Palam Vihar road connectivity is what I like most. Close by I frequent the IFFCO Chowk Metro station. My family feels safe here. Thus, my experiences are amazing. My recommendations include repairing the damaged streetlights and the obsolete sewage lines. Life is quite quiet.

5
Positives

I am really glad to have a house here. My office Udyog Vihar is really close. I advise the local market for fresh snacks. There are nearby Columbia Asia Hospital and Swiss Cottage School. I enjoy eating at Om Sweets. I had terrible drainage issues, though. Low water pressure really irritates us as well.

5
Positives

Families and office employees alike should strongly consider Sector 23. I draw attention to neighboring good schools and Columbia Asia Hospital. I draw attention to proximity to Udyog Vihar offices. Smooth NH-48 access, buses, and metro routes are all described by me. I recommend changes in road width, parking design, drainage upkeep, and traffic management.

5
Positives

Daily living in Sector 23 makes me very joyful. Quiet streets, local markets, schools, and simple daily life appeal me. Often, I travel by vehicle, the IFFCO Chowk Metro, and bus. Local sector parks allow me to unwind. Columbia Asia Hospital serves my needs. I worry about parking battles, limited roads, dust, and peak traffic.

5
Positives

Sector 23 only lasted a brief time, but I fell in love right away with the calm, pleasant setting. Walking around always felt so safe; the developed neighborhood was stunning with neat, broad roads and strong sense of community. The fantastic connectivity of the site was its main benefit: accessing NH-48 made the IGI Airport an easy commute and arriving to important offices in Cyber City was fast. Offering actual peace of mind, nearby facilities like Manipal Hospital were only minutes distant for our urgent requirements. The local HUDA market, which had everything, was my highlight. The peak-hour traffic inside the sector itself was the only minor item needing improvement. All in all, I strongly suggest this for a balanced and really nice existence.

5
Positives

I live in Sector 23 Gurgaon and I really believe it is a good idea. In no time, I may ride NH-48 and be at work near Gurgaon's MG Road or Cyber City. Good hospitals and schools nearby make daily errands very simple due to the local markets. Particularly appealing to me are the calm residential nooks in which I may relax after work. The roadways are broad and the basic amenities are dependable. The public transportation choices are the sole thing I would say should be bettered. Buses and subway stops are not as numerous or practical as I would desire. In general, I would strongly advise Sector 23 as a place to live right now.

5
Positives

To customers, I recommend Gurgaon's Sector 23. It is a well-known residential area near prominent commercial centers like MG Road and Golf Course Road. Good schools, hospitals, supermarkets, and entertainment venues within easy reach exist. At roughly ₹11,200 per sq foot, Gurgaon is somewhat inexpensive. With yields of roughly 3–4 %, rental demand is constant as a result of nearness to businesses and facilities. Two features really stand out: self-sufficiency and connectivity. One field for development is the dearth of public transit choices in the high frequency range. Sector 23 is in my opinion a great long-term investment and a pleasant living alternative.

5
Positives

Sector 23 is an upcoming neighbourhood, which still has some decent property rates. I was able to buy my home here and settle down some months earlier. I have found the place mostly peaceful, and driving on the wide roads is such a pleasure. The locals are friendly, and multiple complexes and projects have also been developed here. Yes, the living costs are going up, but then the place has potential, since many people want to buy here. There is a decent crowd that the neighbourhood is attracting, including corporates, IT professionals, and the like. I want more street lighting on some stretches.

5
Positives

When I was finally ready to settle down and buy property in Gurgaon, I went for Sector 23 ultimately. This is because of two reasons. The first one is that the NH-48 is so accessible, along with other major roads. The second one was the lively HUDA Market, with all its essentials, and some cool stuff as well. These two reasons made me buy a property and settle down here. The well-planned layout, greenery, and big roads make it seem like a dream destination, and of course, that daily congestion is not there like older localities. Traffic jams are one issue that plague all of us, but otherwise, it’s got just the calm vibe that I was looking for.

5
Positives

Sector 23 is an extremely well-connected locality in Gurgaon. NH-48 and other highways enable seamless access to several parts of the city, while infrastructure here is very well-planned, comprising green zones and wider roads. There are several hospitals, schools, and shopping hubs in the vicinity, while I also like shopping at the HUDA Market which offers all the basic essentials. Parks are nicely integrated into the residential layout, which is one point worth appreciating. Multiple projects are steadily coming up in the locality, although nightlife or commercial hubs are absent to a large extent. Traffic congestion is also an issue.

5
Positives

I am comfortable in Sector 23 and I would say it is highly convenient for day-to-day living. The place is located near NH-48 so traveling to Delhi is convenient and I have an easy drive to the IFFCO Chowk metro, which is convenient for my travel. Markets, parks and schools are easily accessible and the rents seem affordable for working professionals and families. I do see two issues that annoy me. There are some roads that have extreme potholes and waterlogging after rains, which makes travel slow and gives motorists anxiety. Some market pockets and lanes are less well-lit at night, which keeps me away from using them alone. Despite that, I advise Sector 23 due to its location and daily convenience.

5
Positives

Being in Sector 23 has been an excellent experience for me as a realty agent. The locale is ideally situated near prominent business centers such as Cyber City, MG Road, and Golf Course Road, making it ideal for working professionals. Infrastructure is well connected with Palam Vihar Road intersecting main highways, and basic amenities in the form of schools, hospitals, banks, and shopping malls are all accessible within close distance. The streets are paved and the area is well-organised, if somewhat lacking in greenery. Prices are affordable given its central location, and future infrastructure projects keep improving the standard of living. The only thing that would make it better is less limited public transport, and bigger parks would be good for community recreation and outdoor activities.
