Demand for property in Chakan has gone up by leaps and bounds. Chakan is a major area within the PCMC limits and offers several affordable and mid range housing options. Leading developers like Xrbia, Mantri and Eiffel are highly active in the area and 1 and 2 BHK housing units are predominantly available here. There are several mid stage and early stage projects in the locality as well. Chakan has witnessed super fast urbanization and industrial progress.
Chakan is strategically located only 30 kilometres away from Pune along the National Highway 50 which links both Pune and Nashik. Chakan also offers access to important roads that link the Pune-Mumbai Highway to the Nashik-Pune Highway and also to the Pune-Ahmednagar Highway. The area lies around 120, 150 and 175 kilometres away from Ahmednagar, Mumbai and Nashik respectively. Chakan is governed by the Pimpri Chinchwad Municipal Corporation and infrastructure development has been rapid here including abundant water supply, electricity connections and decent approach roads. The MSRTC bus network is a major connectivity lifeline here and the area is part of the Pune-Mumbai-Nashik Golden Triangle. The PMPML bus network is also readily available here.
Chakan has always been a prominent agricultural hub but it now has an SEZ (Special Economic Zone) that is promoted by the MIDC (Maharashtra Industrial Development Corporation). Chakan is known for being Pune’s biggest automobile hub and houses the production plants of companies like Bajaj Auto, Volkswagen Group, Mahindra & Mahindra, Daimler-Benz and Jaguar Land Rover among others. There are close to 800 industries based in the area including vendors and automobile component manufacturers who work with the car and bike companies here.
Chakan also falls on the Nashik Road-Pune Junction railway line and the Pune International Airport is well connected to it. The Shiroli Chandus Village lying 6 kilometres north of Chakan was earlier identified as the site for the proposed Pune International Airport. However, the project has been called off recently. The Pune metro’s third phase will link Moshi and Chakan. The state government will use the land identified for the airport for industries and MIDC will start land acquisition proceedings shortly. The last land parcel in the Chakan II industrial zone will also be getting several mega projects and investments in the near future. Property prices have gone up by approximately 0.91% in the area as per Q3 2015 and average prices stand at around INR 3, 468 per sq. ft. here for the same period. Popular projects include Xrbia Eiffel City Phase 2 and Eiffel Developers City. Chakan is definitely one of the next big growth hubs of Pune and only requires better social infrastructure and better public transport facilities.
