Raksha Addela in Gaur City-2, Sector 16C, Greater Noida West, is a fairly large gated society built over about 5.5 acres with close to 950 flats in 2 and 3 BHK configurations. The apartments are well-planned for the most part, with decent layouts, ventilation and natural light in most units. The society has a clubhouse, swimming pool, gym, kids’ play areas, landscaped gardens, jogging tracks and courts for badminton and basketball. Security with guards and CCTV is in place, there is visitor parking, lifts, and basic power backup. For families, the environment feels lively, and there’s enough green space to make it comfortable for children and elderly people.
One of the major positives is the location. Being inside Gaur City-2, it has good connectivity to Noida, Ghaziabad and other parts of Greater Noida West. Daily needs shops, local markets, and schools like Gaur International and Ryan International, as well as hospitals such as Sarvodaya and Yatharth, are within a short drive. For people commuting towards Noida and Delhi, the main roads are accessible, although peak-hour traffic outside Gaur City can sometimes be frustrating. Rental demand here is steady, so investors also look at it as an option.
That being said, there are a number of concerns raised by residents. The biggest one is related to approvals and paperwork — many have mentioned that some towers are still awaiting proper Occupancy Certificates and registrations, which creates uncertainty. Another common complaint is electricity — power cuts and voltage fluctuations are frequent, and relying on backup isn’t always smooth. Some residents also feel that the carpet area of the flats is smaller compared to what was promised, and that the finishing quality could have been better. Externally, open drains near the society lead to foul smell and mosquito problems, and there have been issues of stray dogs entering the premises. Maintenance costs are slightly on the higher side, and while the RWA tries to manage, not everyone is satisfied with how upkeep is handled.
In summary, Raksha Addela has its strengths — decent apartments, essential amenities, and a very convenient location for daily life — but it also comes with its fair share of issues, mainly around approvals, electricity reliability, and external surroundings. For end-users, it can work well if you are comfortable with these trade-offs and want to stay in a lively part of Noida Extension with schools and markets nearby. For investors, it offers a reasonable rental return, but paperwork should be double-checked before making any decision.
