Madhavaram, Chennai Reviews

Positive

Particularly close to the Milk Colony and Botanical Garden area, Madhavaram place gives a quiet ambiance with plenty of trees. Because of the great Grand Northern Trunk Road connectivity and the soon to be Metro Phase 2, my comfort level is high. Simplify Chennai's commute considerably. Featuring large bus terminals, great schools like St. John's, and simple access to the Ambattur Industrial Estate for employment, the neighbourhood is self-sufficient. I find its relative cheapness in comparison to central districts and sense of security appealing. Due to truck traffic, the severe traffic congestion on the GNT Road during peak times is the one place I hope to see rapid improvement.

For customers looking for inexpensive houses with great future-proof connectivity, Madhavaram in North Chennai is a really promising option. Grand Northern Trunk (GNT) Road and Inner Ring Road already help the area greatly, guaranteeing quick transportation to important job centers like Ambattur Industrial Estate. Accessibility and capital appreciation are expected to be greatly enhanced by the approaching Chennai Metro Phase 2 connection. Because of the close proximity to industrial districts and educational institutions including the Veterinary and Horticultural Institutes, we see very good rental returns. The Madhavaram Milk Colony region provides residents with delightful, wide green areas. Still, some sub-lanes' drainage system has to be substantially infrastructure improved to solve waterlogging issues brought on by intense monsoon rains. Capture this development potential right away by investing right now.

Positive: Being a Madhavaram tenant, I delight in my situation. Access to main employment centres is rapid, the MTC bus network makes daily transportation really simple, and the connectivity is excellent. Good schools, St. Anthony's and similar hospitals, and always simple groceries abound in our neighbourhood. The area has a strong welcoming atmosphere and is safe. Moreover, it is still reasonably inexpensive by Chennai standards. Better access will come from the Metro train that is coming.

Negative

Negatives: Persistent traffic congestion near the GNT Road entry point is caused by heavy truck traffic that needs more effective control. Maintenance on some internal roads would surely help to improve drainage and lessen waterlogging during the monsoon season.

Positive: My favourite aspect of Madhavaram was its tranquil, green environment in North Chennai, far removed from the city noise. I first selected it due to the great connectivity through the Grand Northern Trunk Road, and the presence of high-end amenities such as St. John's Matriculation School and Sri Kumaran Hospital in close proximity. With the future Chennai Metro Phase 2 in store, things were even more rosy.

Negative

Negative: The quick modernization brought audible noise and dust pollution, degrading the silent environment. A few traditional roads had issues with adequate water supply connections and apparent leakage on the street, which called for improved public utility management.

Positives: Being an owner at Madhavaram it was a solid, pocket-friendly area close to North Chennai. The work for Phase II Metro translates to Murari Hospital station approaching, which will be a changemaker. It is also adjacent to major roads and the Madhavaram Milk Colony, providing it with a safe, established ambiance. I am very happy staying here, knowing I have hospitals close.

Negative

Negatives: What really irritates me at the moment is the incessant disruption from the permanent Metro construction, creating traffic and dust pollution. I'm also seriously worried about the metro line's recent realignment, which has citizens concerned over the possibility of structural cracks and groundwater problems in residential zones such as KKR Gardens.

Madhavaram is a premium locality in my opinion. A lot of upcoming development is going to take place here. From connectivity to social and commercial hubs, there are several happenings that have got us all excited. The property rates are pretty affordable here, while the NH-5 and the Jawaharlal Nehru Flyover is also nearby. The MMBT terminus is another connectivity hub in the area. Social amenities are nice in the area, while the family-friendly feeling is another plus point, in my personal opinion, at least.

Negative

The authorities need to work on the waterlogging issue here. This is one pain point that we all need to be fixed.

Madhavaram is a peaceful neighbourhood in Chennai. I am hopeful about the implementation of the North Chennai Development Plan, with the bus terminus being expanded, while new social amenities are also coming up here. The Phase 2 of the Chennai Metro is also being developed here, which will boost the profile of the area. Another big development is the TN Tech City project, while the area already benefits from the vast Botanical Garden that covers a sprawling 28 acres in total. Many lakes and other green zones are also located here. The only issue is the waterlogging that happens in the monsoon season.

Positives: I've been a resident in Madhavaram for a very long time. The area is special in that it's developing very fast yet maintains a green and serene environment. I derive wonderful benefits from the good connectivity through the Grand Northern Trunk Road and proximate business centers. My favorite aspect is the coexistence of good schools and good hospitals like Meridian nearby, which makes the entire experience here truly comfortable.

Negative

Negatives: What I do not like most is the heavy commercial traffic, specifically trucks along GNT Road. This traffic also generates a lot of noise, dust, and air pollution. The underground drainage system has to be improved very badly, for that section is quite poor now.

Madhavaram is known for its reputation as an educational hub. I have seen so many institutions coming up and gaining a good reputation over the years. St. Ann’s, Sri Chaitanya, and many other schools are already here. There is good potential for future appreciation, thanks to the Phase 2 metro network development and expansion. I personally take the MMBT route, while the JN Flyover and NH-5 are the major roads running by the locality. Parks and greenery are also present in the locality. The only thing is the road maintenance, which really bugs me. They should maintain consistency in road repairs.

Sri Chaitanya, St. Ann’s, and many other schools are present in the neighborhood. I am eagerly looking forward to the Phase 2 expansion of the metro network, including the Madhavaram Depot. The MMBT is the main bus transportation network, while MTC buses are also available throughout the area. Also, the NH-5 and JN Flyover are main road lifelines, along with the 100 Feet Road. There’s also a lot of green cover in the area, something that I appreciate. The TN Tech City could also be a major boost for the area in the future.

Negative

The civic amenities need improvements, with roads being dug up multiple times, leaving residents in the lurch. Traffic congestion in several areas is another problem worth noting.

Positives: I love Madhavaram and I can say that it is increasing at a steady rate. The locality is properly connected by buses and arterial roads, and the new metro line will enhance transportation. I like the open spaces and green pockets. The rents are reasonable and there are plenty of families and first-time buyers who prefer this area. Small stores, markets, and schools nearby make life easy.

Negative

Negatives: I also see a few drawbacks. Madhavaram is slightly distant from central Chennai so long commutes are slower. Some of the roads require better upkeep and potholes crop up when it rains. Some areas are not properly lit, which keeps me vigilant during nights. Despite that, I would still suggest Madhavaram for its peaceful and cheap living.

Having lived here for so many years, I can tell you what I like about the place- the huge Botanical Garden. It’s such a refreshing green space in the heart of Chennai, with acres and acres of lush greenery and several beautiful species. Also, the green quotient of the locality is very attractive, while there is peace here, away from Chennai’s usual buzz and hustle. Now, coming to other basics, they are all available, while the property prices are also fair, in my opinion.

Negative

I want the authorities should resolve the waterlogging issue in the heavy rains, and also the flooding here. I also want the upcoming Metro Phase 2 development to be completed quickly. It will solve a lot of my problems.

I sell homes in Madhavaram and prefer the space and developing vibe here. Madhavaram is located on NH5 and is well connected by buses and the Outer Ring Road and therefore city access is easy. The future Chennai Metro Phase II corridor to Madhavaram will increase connectivity and demand. The locality provides reasonable prices as against central Chennai and new developments provide sleek options for families. There are schools, hospitals and wholesale markets within the vicinity. Green patches and lakes provide open views and a peaceful living atmosphere than congested central areas. Builders initiate larger projects and investors monitor steady appreciation. My suggestion is Madhavaram for value hunters and long term investors. Two things to be improved are patchy drainage and monsoon waterlogging and the requirement of large commercial office centers immediately.

Personally speaking, I am happy to stay in Madhavaram. I don’t want to be bang within the city. Yes, the metro connectivity will take time, since the upcoming phase II development will pass through the area. But I am happy to take the Grand Northern Trunk Road, Madhavaram Red Hills Road, and NH-5 for good connectivity to several places. The bus terminus is situated here, with routes to several places, while the SIDCO and Ambattur industrial estates are also within only 30-40 minutes. Housing is still affordable here, while the neighborhood is green and peaceful too. The Madhavaram Botanical Garden is a 28-acre paradise that I also love exploring. The only con that I want to mention is the flooding and waterlogging during the monsoon.

Madhavaram, Chennai originally was great with me enjoying a good investment, and I enjoy the tranquil, green pockets and efficient road connectivity through the Inner Ring Road. The largest game changer is Chennai Metro Phase 2, coming up, as Madhavaram is a terminal for two key corridors. In addition, with the huge TN Tech City project scheduled adjacent, the potential for business and job expansion here looks simply phenomenal, vindicating my decision being prudent. I strongly recommend it to future owners. Nevertheless, the area still needs more sizable, functioning corporate office complexes to firmly anchor the employment market right here, increasing local commercial infrastructure.

Connectivity-wise, there are several plus points of living in the area. I used to access the Madhavaram Depot metro station on the Red Line, and also the National Highway 5, Jawaharlal Nehru Flyover, and even the Madhavaram Red Hills Road. The Future Metro Phase 2 lines will also boost the overall appeal of the locality. There are lots of green spaces in the locality, while the Government is also planning the new T.N. Tech City, as I’ve heard about. The educational and healthcare institutions are being developed here rapidly, which is another big plus point.

Negative

Vadaperumbakkam and many other sub-pockets in this stretch are prone to flooding and waterlogging during the rains. Water supply issues are also present at times, especially in the peak summer season.

Positives: Madhavaram has been a wise decision as a tenant for me. The GNT Road and being close to the IT corridors like Ambattur Industrial Estate are big positives for work. And the fact that the TN Tech City and regional rapid transit system are coming up here is a game changer, holding out big promises of growth and greater employment opportunities soon.

Negative

Negatives: Though otherwise safe, The place is prone to heavy traffic jam due to the presence of heavy vehicles plying the GNT Road, and the roads have to be improved urgently. Above all, the underground drainage system is very poor and requires a major boost to cope with future urban expansion.

Positives: Selecting Madhavaram was the right call. I appreciate the great connectivity, particularly with the planned Metro rail and convenient proximity to the Grand Northern Trunk Road for office near the Ambattur Industrial Estate. The peacefulness of the 28 acre Madhavaram Botanical Garden and proximity to quality institutions such as Velammal make the quiet area ideal for my family. I highly recommend it.

Negative

Negatives: Operational underground sewage network in every residential street to avoid continued groundwater pollution. Furthermore, a consistent, round the year municipal piped supply of drinking water must be organized here soon, lessening our borewell dependence in scorching summer season. The municipal infrastructure has to keep pace with the area's unbelievable development rate.

Positives: When I was residing in Madhavaram, I enjoyed its serene surroundings and greenery. The connectivity was pleasant with Tiruvottiyur High Road, GNT Road, Ambattur Padi Road, and surrounding public transports. St. John's, Don Bosco, and Vidya Vihar schools were nearby, and hospitals such as Sri Kumaran and Vasan Healthcare provided easy access to healthcare. Shopping malls such as VR Chennai and Phoenix MarketCity, along with the local market, were within reach.

Negative

Negatives: Traffic jams, increasing noise and air pollution, poor infrastructure in industrial areas, potholed roads, poor underground drainage, and fewer government health centers were issues. Otherwise, Madhavaram presented a family oriented, well connected living experience, though infrastructure and basic services require a serious overhaul.

Positives: The Madhavaram area has great connectivity to Chennai through well paved roads and neighboring railway stations. I adore that citizens are well connected to schools like St. John's and Don Bosco, medical facilities like Sri Kumaran Hospital, and malls like VR Chennai Mall and Phoenix MarketCity. The greenery and calm atmosphere make it perfect for families, while the diversity of restaurants and cultural events keep things exciting.

Negative

Negatives: But the fast-paced modernisation has resulted in some air and noise pollution, and the fundamental infrastructure in places such as the Madhavaram Leather Industrial Park is poor. Some of the internal roads, including the Madhavaram-Red Hills Road, are in deplorable conditions during monsoon rains

Positives: I am very satisfied to be an owner in Madhavaram. The area provides a peaceful environment, and I appreciate the good social infrastructure, such as the soon-to-be-launched Metro Phase II starting point and the best hospitals like Prashanth Super Speciality around. Connectivity to the Inner Ring Road and business districts like Ambattur is easy. This was an excellent investment, and I highly suggest this place.

Negative

Negatives: I believe a suitable underground sewer network in all housing areas is still an essential requirement for overall sanitation. Secondly, the piped supply of drinking water still needs to be extended to some older residential wards, which is an important public health priority that needs urgent attention. Further, the inner roads leading to the major roundabouts should be re-laid soon.

Positives: I am truly content in Madhavaram as a resident of an apartment. The neighborhood provides an awesome mix of city connectivity and serene setting amidst greenery. The locality is extremely convenient with good hospitals such as Prashanth Super Speciality and good educational institutions in proximity. And above all, the hassle-free connectivity to major job centers and the well-conditioned road infrastructure.

Negative

Negatives: Yet, Madhavaram's rampant growth is resulting in some growing pains that must be rectified at once. The most critical are the regular noise and air pollution from constant construction activities and the declination of green cover. Secondly, the critical underground drainage system should be improved greatly to deal with heavy rain. Lastly, local officials should expand the number of government-sponsored healthcare centers for improved public service.

Positives: I purchased my flat here since Madhavaram is truly developing, and it seems like a wise investment. We are literally next to huge IT centers like Ambattur, so commuting is easy for me. It seems like a wise investment with always plans for development in the news.

Negative

Negatives: I get so upset on GNT Road because the heavy traffic jam snarls are a permanent feature, clogging the main artery. I also wish the bare civic infrastructure would keep pace. Daily markets, banks and consistent development ensure an easy life.

Negative

Negatives: I notice some infrequent waterlogging in low areas during heavy rains, industrial smell around some industrial areas, regular construction noise from new developments, and lack of nightlife or branded malls nearby. Positives: I had resided in Madhavaram for years, and I enjoyed its productive transportation links and daily convenience. The large Mofussil Bus Terminus, decent bus routes and planned metro development made long journeys convenient. Schools, hospitals and wholesale markets were shut down, and pockets like the Milk Colony felt serene and green.

Negative

Negatives: But it had actual problems to live there. Flooding and drainage affected low-lying areas in times of heavy rains. Civic maintenance was patchy, with blocked drains and strewn lanes. Industrial and market pollution occasionally damages water and air quality. Local last-mile connectivity within narrow lanes was still limited despite large terminals. I left grateful for the markets and friendly neighbours.

Positives: Madhavaram has changed so much since I initially purchased my land here. It is genuinely surprising. We are now supremely well-connected, with the new Metro Phase 2 corridors to come, making real estate here a wise investment. I like how self-contained the area is now with the Madhavaram Mofussil Bus Terminus close by and the wonderful Botanical Garden providing a pleasant green lung for early morning strolls. It's cheap and still surprisingly less congested.

Negative

Negatives: Even with all the development, there are still a few residual infrastructure holes. To begin with, even after joining the Greater Chennai Corporation, several older lanes do not yet have a piped drinking water supply or an underground drainage system. Further, big container lorries continue to park on the Red Hills and Manali routes.

Madhavaram, to me, is the perfect place to stay, since it is very close to the Ambattur Industrial Estate. This is where I have my business, and the connection is smooth, helping me reach it quickly. I also love how I can easily access the IRR and GNT without any problems, while the upcoming metro connectivity will also change the profile of this locality for the future. In fact, there will be a handsome appreciation in the property rates, and I am eagerly waiting for that moment. Yes, the locality is slightly far away from the city centre and other Chennai locations, but it is affordable, with a good cost of living, and a good ambience overall.

Madhavaram has been a mixed bag for me. Some good points are how close the Ambattur Industrial Estate is, and the NH-5 too. You can also take the IRR and also the GNT, while the MMBT bus networks are also present. I also loved wandering around in the Botanical Garden here. The apartment rate was very low, and this was really helpful when I wanted to purchase my first home in Chennai. Of course, I had to move out ever since, but the area will always remain nostalgic and special for me.

Positives: My stint in Madhavaram only lasted a few months, but it gave me a true appreciation of its potential and high worth. The largest advantage was how cheap property was relative to inner Chennai, and the enormous new Bus Terminal just down the road made getting around remarkably convenient, linking me directly to major employment centers such as the Ambattur Industrial Estate. Having secured schools and colleges nearby sealed it as feeling like an emerging, make-sense place to reside. Negatives: Nonetheless, the region certainly experienced some growing pains. Having constant heavy truck traffic on the GNT Road was a daily headache, making loads of noise and awful congestion. Having the fast, non-stop construction also meant dust and air pollution were conspicuously high. Finally, some of the inner-lane facilities, particularly drainage, seriously needed work.

Positives: Renting here has been surprisingly convenient. What I most appreciate is the excellent connectivity via Outer Ring Road, which makes longer travels convenient, and the overall affordability in relation to Chennai's center is a big relief. Additionally, the area has a good, established local market and good access to major industrial areas for employment. Negatives: But everywhere, the infrastructural growth hasn't kept up. The inner roads' traffic, particularly around the main bus stand, is downright infuriating during rush hours. The largest irritant is the irregular public water supply, which forces us to rely heavily on private water tankers. And there's hardly any good quality park or contemporary recreation space, and the continuous dust and din from construction activity are really a nuisance.

Positives: Since I have worked in Madhavaram for many years, I can safely state that it is a gem in North Chennai. This locality has good connectivity through major roads and the soon to be constructed metro station, which makes commuting hassle-free. The availability of the 28-acre Horticulture Training Centre provides an element of greenery, making the locality even more attractive. Negatives: A few of the internal roads, such as the Madhavaram-Red Hills Road, are in terrible shape and cause trouble during monsoon rains. Positives I have been a recent addition to Madhavaram and feel I discovered a peaceful retreat without compromising on convenience. The silver lining is that the rent is so reasonable when compared to the heart of Chennai! Connectivity through the Outer Ring Road and GNT is spectacular for driving, and necessary services are at hand. We have supermarkets, good schools such as St. John's in the vicinity, and hospitals within easy reach, making life very convenient. Negatives: I would rate it four stars due to some common growing pains. The 24/7 truck movement on GNT Road is a headache. And, to top it all, the inner roads lack drainage, and even a light rain shower is sufficient to trigger waterlogging. The locality needs quicker development of its commercial areas.

Positives: This area is a developing suburb with good connectivity through GNT Road, Tiruvottiyur High Road, and Ambattur-Padi Road. Good schools, hospitals such as Sri Kumaran and Vasan Healthcare, and malls such as VR Chennai and Phoenix MarketCity make life easy. Metro, bus, and railway connectivity is within my reach. Parks and open spaces contribute to a peaceful living experience. Negatives: GNT Road is congested. The area of rapid development has added dust and noise. Industrial trucks, as well as certain roads and drainage, require maintenance, adding to congestion.

Positives: I live in Madhavaram. It’s well connected with NH5, bus routes and Chennai’s outer ring road. Schools, hospitals, and wholesale markets are nearby, making daily errands easy. The area is spacious and quieter compared to central Chennai. Negatives: Public transport is poor, roads become congested in peak hours, and poor drainage leads to waterlogging. Commercial growth is still behind.

Positives: I like to stay in Madhavaram due to its excellent connectivity with the rest of Chennai by road and metro. Everything from schools, hospitals, and malls makes it easy to live daily. Negatives: The traffic is a huge issue, particularly on GNT Road since all the trucks pass through here. The drainage system in a few places could definitely be improved upon.
