Nungambakkam, Chennai Reviews

Although I only resided briefly in Nungambakkam, I completely fell in love with it. Particularly the residential streets close to Loyola College, it felt very safe and lovely. The main location was very beneficial; nearby Metro access made commuting easy and I was always near important workplaces such the Income Tax Office. Knowing there were great medical facilities nearby like Sterling and Medindia Hospitals, my brief experience was calming. The energetic dining scene in the neighbourhood was my favourite; eateries such Lord of the Drinks added a vibrant, sophisticated flair. One area requiring development was the terrible traffic congestion, particularly near Sterling Road at busy periods. Anyone seeking a central location should certainly visit Nungambakkam.

The tree-lined roadways and combination of historic residences and modern flats produce a welcoming but sophisticated atmosphere. I believe the connectivity is great. My trip is easy due to the nearby metro, bus routes, and local train station. In minutes, I may go into upscale restaurants or boutique stores and still retire in the evening to quiet suburban side-streets. Reach is easy for elite institutions, hospitals, parks and green areas which is calming. I feel at ease wandering throughout even late in the day; it's a calm neighbourhood. The lone change I want is for better parking and less traffic on main roadways. Finding a decent location can be challenging during peak hours.

Offering customers a sought-after address that guarantees both elegance and practicality, Nungambakkam is absolutely Chennai's cultural and financial center. Families looking for quality of life will find this area perfect thanks to its strong social infrastructure, including premier educational institutions like Loyola College and several well-known hospitals. Its prime positioning, enabled by the metro and important arterial roads like Anna Salai, promises great access to major employment centers, hence generating high rental returns. This ongoing demand for its combination of luxury residences and individual homes guarantees significant capital appreciation for investors. There is, however, an obvious need for immediate infrastructure maintenance to control the continual noise disturbance from construction projects, which occasionally threatens the quiet residential character of the neighborhood. This is certainly where contemporary chances mix with antique allure.

Positive: As a tenant living here is a true benefit, and I consider myself quite fortunate to be renting in Nungambakkam. With significant arterial roads nearby like Anna Salai, the position is perfect for easy travelling everywhere. I appreciate how self-contained the area is, it has top educational institutions to high-end restaurants and stores. With simple access to metro and bus stations, we also boast excellent public transportation, hence my daily life is completely trouble-free.

Negative

Negative: The traffic is frequently terrible because it is so central and well-known, causing repeated delays and more noise. Secondly, the ongoing fresh construction in the vicinity implies there is a lot of unavoidable ambient noise, which can be really irritating.

Positive: Nungambakkam is located in the heart of Chennai is a prime location with great accessibility via Anna Salai and the Nungambakkam railway station. The essential amenities, especially the proximity to Apollo Hospitals and the top-tier DAV Boys Senior Secondary School, were great. My favourite thing about the place was definitely the vibrant commercial scene and the dining options.

Negative

Negative: The place used to be very noisy because of heavy, continuous construction activity in nearby places for new establishments and thus lots of noise pollution. Another issue was poor utility service. The locality had power cuts at times, which was very inconvenient considering the premium housing status.

Positives: Living in Nungambakkam is actually a privilege. I chose this location because it's the center of Chennai and provides me with wonderful retail and dining options. Safety is never an issue. My favorite aspect is the good connectivity, particularly with the Nungambakkam Railway Station and proximity to Metro services, which makes commuting easy. The fact that there are big hospitals in close proximity is comforting.

Negative

Negatives: But the current Chennai Metro Rail Phase II work is a massive everyday headache. Congestion on Nungambakkam High Road is constant. Another issue is that the internet and mobile connectivity are of poor quality when you're in the underground Metro segments.

Nungambakkam is one of the best places if you’re looking for connectivity. Now, there is the connectivity to Egmore, Guindy, T. Nagar, and many other places. We have the railway station here, along with access to various metro stations. Bus and auto connectivity is also readily available in the locality. There are many well-known educational institutions and hospitals in the vicinity, along with hotels and restaurants. The price appreciation has also benefited us, gradually as the place became more desirable for investors and property buyers.

Negative

My issue with the area is the limited availability of parking slots, while waterlogging and poor road conditions are other problems. This does not match the affluent profile of the neighbourhood.

Nungambakkam is a prime locality in Chennai, at least in my opinion. I love the vibe of the place, with its charming heritage villas and tree-lined thoroughfares. Also, the downtown location is very convenient, to say the least. Multiple consulates are situated here, along with five-star hotels, fine-dining restaurants, and more. That’s the vibe of this posh area, while many art galleries and cultural hubs are also situated here. The only issue here is the traffic jams, which happen mainly in the evening. Aside from this aspect, Nungambakkam is perhaps one of the best places to live in the city, if you can afford the high property rates.

Positives: I've been a resident of Nungambakkam for more than a decade now, and from the metro to the best schools and fine dining restaurants, everything is just minutes away. Safety is simply great even when I return from the market late at night. The ease and the lively, though largely tranquil, surroundings make it a special and cozy city dwelling for me.

Negative

Negatives: The ever-present traffic is the only thing that actually annoys me. Congestion is a daily nightmare because of our central location. There is also far too much noise and dust from new establishments constantly being erected. I am worried about the increasing levels of pollution here.

Nungambakkam is a prime locality, which offers everything that you need at your fingertips. I find it very posh and premium, especially in terms of the crowd that stays here. Loyola College, Apollo Hospital, and many other schools and hospitals can be accessed quickly from the locality. There are some top residential projects here, while railway station access is another advantage. I personally use the Poonamallee High Road or Anna Salai for my commutes, and both are also easy to reach from here. I also feel that the boutiques and cafes make weekend entertainment very accessible for us. Water supply issues in peak summers are the only problem for the neighbourhood.

Hospitals like Kauvery and Apollo are easily accessible, along with Loyola College and several other educational institutions. Also, there’s a certain prestige associated with living in the area, with its luxury projects and charming old houses. I also love how close the railway station is, along with Anna Salai and the Poonamallee High Road. The streets are lined with trees and there’s good safety for those living in the neighborhood as well. Cafes, restaurants, shopping outlets, and boutiques- everything is nearby, along with multiple consulates for that posh feel. I feel that traffic congestion and water shortages in summers are two issues that the civic bodies must fix here. Otherwise, everything is perfect from a livability point of view.

Positives: I feel privileged to live in Nungambakkam and I must say it is like central Chennai with a peaceful mind. I walk to cafes, shops and cultural attractions. The locality is well connected by Nungambakkam and Chetpet railway stations, andthe new metro work will facilitate travel. Tree lined roads and parks provide me with peaceful evening strolls. Many professionals and families want this address due to its prestige and convenience.

Negative

Negatives: I also see some genuine issues I would like to improve. Rents and property are expensive. Some of the main roads have potholes and require proper repair. Some inner lanes have poor lighting which makes me wary at night. Despite all of these, I do like living here for the central location and leafy streets.

Nungambakkam is a very nice place to stay, particularly for its central location. Now, one of the biggest advantages of the place is the railway and metro networks, along with the MTC buses. Public transport and connectivity-wise, there are literally no problems in this neighbourhood. So, family-wise, my children love the community here, while the people are mostly friendly and helpful. I also love hanging out at the Panagal Park with my children on weekend evenings.

Negative

Traffic congestion is something that has to be fixed, along with drainage and sanitation issues. These are things that hinder the livability of the area at times.

I reside and market houses in Nungambakkam and appreciate its central, cultured atmosphere. Valluvar Kottam, consulates and historic clubs provide the area with real character. The local railway station and regular bus services keep the area nicely connected and Anna Salai is just a short drive away for offices and shopping. Quality schools, hospitals and boutique retail result in families having essentials nearby. Commercial activity and office pockets nearby maintain rental demand consistent, although rates here are upscale in relation to suburbs. Tree-lined avenues and tiny parks introduce tranquility among busy roads. I would suggest Nungambakkam to shoppers seeking a city address with pedestrian advantages and civic amenities. I believe certain alterations are recurring monsoon waterlogging and crumbling road stretches that require immediate civic action

Nungambakkam is a peaceful place to stay in, and the central location is a big plus point. The metro access is there, along with the railway station, MTC bus network, autos, taxis, and more. The Guindy (where I work), Ambattur, and SIDCO estates are all nearby, and this means that the area has a good population of professionals working in these zones. I find it to be a family-friendly and welcoming zone, with plenty of institutions like Apollo Hospitals, Stella Maris College, Loyola College, and more. There is the Phoenix Market City nearby, along with the lovely Panagal Park. Despite being such a posh and costly locality, there is still heavy traffic congestion, waterlogging, and drainage issues that need to be fixed.

Goregaon West it is like the ideal mix of suburban life and city accessibility. Our area is very well served by the Western Line local trains and both the Western Express Highway and JVLR, so commuting to the principal business hubs such as Andheri is a breeze. We have great social infrastructure here, with excellent schools and hospitals in the vicinity, so that all that we require is at hand. The region is also very safe, and the new Goregaon-Mulund Link Road GMLR is assuring gigantic future infrastructure development. That said, considering our low-lying terrain, we absolutely need strong development in the road and drainage conditions to avoid waterlogging during the heavy monsoon months.

One thing that the area offers is excellent connectivity from various perspectives. There are the College Road and Sterling Road nearby, while the dedicated railway station is also a major connectivity lifeline here. Also, the Chennai International Airport is close by, which is another plus point if you’re a frequent flyer. Multiple multinational companies have set up with their offices here, while many foreign consulates and cultural hubs are also located here. I also used to love the overall vibe of the locality, including hotels, educational institutions, shopping malls, and more. Plenty of bars and pubs are also situated here, including the iconic Lord of the Drinks.

Negative

One thing is the lack of a dedicated metro station for the area. The Meenambakkam metro station is around half an hour away from the locality by car. Also, the vendors encroach a lot on the footpaths, something which should be avoided.

Positives: I reside in Nungambakkam as a tenant and appreciate its inner, greeny character. I walk to Nungambakkam railway and board numerous buses. Anna Salai is nearby and the airport is easily accessible. Valluvar Kottam provides nice green space. Nice schools, hospitals and consulates are in proximity. The place feels integrated and convenient.

Negative

Negatives: Certain places are genuinely in need of improvement. Choolaimedu and certain inner roads have potholes and require resurfacing. Drainage leads to waterlogging during rains and requires urgent repair. Parking and traffic management are bad along busy stretches. Safety is good but civic maintenance needs to improve. All in all, I still suggest staying here for work and lifestyle.

Positives: Being an owner here, I felt Nungambakkam is the perfect place to reside in Chennai. Loyola College, and Express Avenue Mall is of a huge size and is nearby. We have a great Metro connectivity which is easy to travel, and the calm, established residential streets provide a safe environment which I personally feel very good about.

Negative

Negatives: But there are a few things is excessive noise due to persistent construction throughout the city adversely affects residential peace. Public parking continues to be very less. The government must remove the rubble littering the ground alongside the Cooum river since it is perilously narrowing down the channel's width, posing a serious flood safety hazard to this inner area.

Positives: When I lived here, I enjoyed its central location and active environment. Chennai Metro, buses, and being close to main roads. The Hindu Senior Secondary School and PSBB Millennium nearby. Apollo and Fortis Malar hospitals for easy accessibility of healthcare facilities. Shopping from Express Avenue and Phoenix Market City, and having meals at nearby cafes and restaurants. Parks such as Semmozhi Poonga and Guindy National Park provided green areas for recreation.

Negative

Negatives: Traffic jams, construction noise, lack of parking space, sporadic waterlogging, high rates of property, and poor street light were negative aspects. In spite of these, Nungambakkam was vibrant and within reach, although urban planning, traffic, sanitation, and infrastructure have to be improved.

Staying in Nungambakkam is like being at the heart of Chennai. It is a mix of colonial charm and contemporary living, hence one of the most desirable residential locales in the city. Nungambakkam Railway Station and several bus routes, travel is easy. Being near multinational companies, important government offices, and foreign consulates gives the area a prestige. While the area has good restaurants, shopping malls, and cultural institutions, traffic jams during peak hours can be difficult. Also, the frequent construction activities can create temporary inconvenience. But these developments are poised to add strength to the infrastructure of the place in the long term. Nungambakkam, in general, provides a lively and high-class living environment.

Positives: Nungambakkam location never loses its appeal. The avenues lined with trees, traditional bungalows, and high end apartments provide it with a rich texture. It's full of finest schools, hospitals, foreign consulates, and shopping centers like Sterling Road and Khader Nawaz Khan Road. Connectivity is easy with the metro, railway station, and arterial roads facilitating easy movement. Property rates remain firm and demand is consistent.

Negative

Negatives: Old drainage system causes waterlogging on rains, parking space is constricted, some interior roads require resurfacing, and some old buildings need upgradation. Noise & construction of some roads are excessively noisy. Also, as land is very scarce, most luxury flat schemes push property prices out of sight.

Negatives: A couple of places would upgrade the life here. At times, on road parking for tourists can be a nightmare, particularly in the commercially busier sections. Positives: I recall my stay here with nostalgia. It was the quintessential Chennai experience, at the very heart of the city. I loved how just a few minutes away was the luxury dining experience of restaurants along Khader Nawaz Khan Road, and just around the corner were top-notch schools and colleges like Loyola. The location provided great infrastructure, having good public transport facilities and the metro nearby, and it was safe having consulates nearby. But the ever-present booming sounds from continuous construction work for new ventures in the area was usually disturbing, and for such a good location. I always thought the location could have more designated, accessible public parks for people to live in.

Positives: Frankly speaking, having a property here in this lovely area is like residing in the heart of Chennai. The area is just unmatched for high-end urban living. I am thoroughly contented because major commercial hubs, such as the renowned Khader Nawaz Khan Road for upscale shopping, and the availability of consulates and high-end educational institutions, are all here itself. Connectivity is good with the Nungambakkam Railway Station and Anna Salai just around the corner, making the city easy to navigate. The only big complaint is the incessant traffic jam, particularly on the major roads during peak hours, and the round-the-clock din of new constructions ensuring that a really quiet moment is hard to come by.

Positives: As an owner, I just love having my apartment at the very centre of Chennai. It is a great investment for me. The social infrastructure of the area is excellent, with us having access to high-quality schools and upscale eating on Khader Nawaz Khan Road. And also, with the connectivity through the Metro station and proximity to major employment centres, it is a breeze to cover the city when I have to.

Negative

Negatives: My greatest gripe is the non-stop, obnoxious din of the many in-progress construction activities that really destroy the tranquility of our community. Traveling anywhere is a painstaking experience because of the extreme traffic jams. Last but not least, it is irksome that minor waterlogging and visible sewerage issues during the monsoon,. Positives: After I had stayed in Nungambakkam for several years and I had enjoyed its middle-class, greenish look and dense social activity. It had nice schools, hospitals, hip cafes and proximity to the Nungambakkam railway station and main roads, making shopping and trips out every day easy. The locality was premium with spick-and-span apartments and parks within walking distance.

Negative

Negatives: But dwelling there had issues. Facilities in the railway station had often proved unreliable, with a broken-down elevator and jammed toilets. Roads such as Choolaimedu High Road were full of potholes and not pedestrian-friendly. Drainage and frequent waterlogging were concerns for many during rains. Prices of properties and rents were steep, and I did miss more tranquil green enclaves as development increased.

Positives: The first apartment we purchased here years back was a big decision, and dwelling in Nungambakkam has proven that it was the correct one. It's really the crème de la crème of Chennai; nothing but top-of-the-line. I avail myself of everything from the consulates to the best schools like Good Shepherd. And the connectivity is effortless with the railway station within walking distance and easy entry to big retail destinations like Spencer Plaza.

Negative

Negatives: Yet, being so central has its special issues. First, parking on the street is a disaster; there is zero room for guests. Second, the main roads are okay, but internal by-lanes don't have proper maintenance and lighting. Last, certain main areas close to the main road become notoriously bad at night. It impacts perceptions about safety for women who travel late.

This is one of those localities where you will find the beating heart of Chennai. Of course, it’s a little costly, but it is quite a posh place. I was lucky that my father could invest in Nungambakkam and set up his flat here. The metro access is also there, namely the Thousand Lights, and of course, the CBD-like business hub is also pretty accessible from here. I only wish the authorities could work on the roads, since they are potholed at various times of the year. But the rest is fine, with several top bosses and executives living here.

Nungambakkam is one of the best places to own a house in Chennai. Period. I will vouch for this fact, and I would never have moved out unless I was forced to. I sold my property here for a handsome profit, and the buyer was so eager to stay in this posh area. My father invested here very early on, and later it became a desirable place to stay in Chennai. Even the metro station is very close by, the railway is nearby, and there is an office zone as well. In fact, my buyer had an office space in the area itself. Very hard to say what is wrong with the place. I have spent my entire life here, until about 1-2 years back. Of course, road improvements can always be done, but that’s not such a big deal-breaker.

I was within walking distance of the posh restaurants and high-end boutiques on Khader Nawaz Khan Road, and the popular schools and hospitals were minutes away. The connectivity was top-notch, so my commute was easy, and the fact that there were offices and consulates nearby. Negatives: For an old-timer like me, the cost of the property was really prohibitive. It's an extremely pricey neighbourhood. The price of being so centrally located was horrific traffic jams, particularly during rush hour. Positives: I was hesitant to rent in such a central location as Nungambakkam, but the quick travel to work and all the facilities of the city make it worthwhile! I adore the fact that all, from upscale boutiques to well-known eateries, is within walking distance. And the Nungambakkam Railway Station and Metro connectivity are two big pluses, making my travel extremely convenient. Negatives: But the price of living is certainly a shock. The rent is extremely high for older buildings. Traffic jams, particularly on the central road during rush hour, are simply atrocious and result in endless delays. Getting any sort of safe parking space is not possible, and unhappily, the older buildings have low water pressure and general upkeep issues. I'm glad for now.

Negatives: But it wasn't a cakewalk. Peak-hour traffic was ghastly. A lot of the junctions were severely congested. Close by are schools like The Hindu and PSBB, hospitals like Apollo. Offices and jobs hub (Guindy, SIDCO) and companies like Dell and TCS are within driving distance. Property prices are steep (approx ₹20,650/sqft). Negatives: Traffic is dense, and there is a lot of construction noise present here. Parking is limited, and the rents here appear to be high.

Positives: It's in the middle of Chennai Egmore, roughly 4.3 km, metro Chennai Central, 6.5 km and airport 17.2 km, so it's easy to get around. There are good schools like The Hindu and PSBB, and hospitals like Apollo close by. And also, large job clusters and companies like Dell and TCS are within driving distance. Negatives: There are plenty of malls and cafes, but the property is expensive (avg ₹20,650/sq. ft). It is not reasonably priced at all. The limited parking is the actual drawback.

Positives: I reside in Nungambakkam. It's well-centralised and well-linked with Nungambakkam railway, buses and fast road connections. The area has good hospitals, schools, offices, consulates and shops around. Also, the area has prominent landmarks such as Valluvar Kottam. Negatives: I note that parking and traffic are ongoing. Furthermore, the property prices are high, and commercial activity renders some roads noisy.

Chennai International Airport is roughly 17.2 km away, and Egmore Station is 4.3 km away. Negatives: It is very congested with traffic and sounds of construction, and property prices are steep. Parking seems to be narrow on some roads.
