Being a Powai renter, I find great pleasure in the distinct, carefully arranged atmosphere this location offers. Particularly around Powai Lake and Hiranandani Gardens. It is my most most favorite aspect for evening walks living amid magnificent architecture with lots of trees. The vicinity to important IT parks and well-regarded colleges like IIT Bombay gives the area a cosmopolitan, high-quality neighborhood feel. Excellent access via My trip is made smooth by JVLR and Metro Line 6 coming soon. For a cozy life, the presence of premier hospitals, retail venues Galleria, and top schools seals the deal. Better traffic signal management and road maintenance, especially during the monsoon, would, however, considerably enhance the daily life in this otherwise flawless area.

The JVLR and SakiNaka Metro offer great connection that makes city transportation easy. Furthermore, the lovely Powai Lake and superb social amenities including elite schools and Dr. L. H. Hiranandani Hospital help it to be a perfect, opulent house.
NegativeNegatives: Although the metro exists, better organized and more often available public transportation choices could help to lighten the everyday travel burden on locals. Better traffic flow techniques are needed for quicker commutes as traffic congestion during peak times, especially near the business parks, may still be rather severe.
Positive: Powai was my preference due to its cosmopolitan, self-sufficient atmosphere, combining commercial and residential luxury. The area's strategic location close to the SakiNaka Metro and JVLR provided us with excellent connectivity. The peaceful Powai Lake, a favorite place for evening strolls. Premium essential services were nearby, with Dr. L. H. Hiranandani Hospital and good quality schools such as Bombay Scottish being easily accessible.
NegativeNegative: Incessant noise pollution, largely because of the airport's proximity and constant construction work, which made peaceful indoor time hard to find at times. Further, the absence of adequate public parks, other than lakefront parks, seemed to be lacking for a population of that scale.
Positives: Powai locality is very secure, and the proximity to business centers such as Hiranandani Gardens translates into a super short commute. Connectivity is excellent with the Saki Naka Metro station close by and the JVLR. My favorite feature is having Dr. L. H. Hiranandani Hospital in close proximity for any emergencies. Yes, it's costly, but the quality of life renders the premium rent I pay worthwhile.
NegativeNegatives: The rampant traffic jams, especially on the JVLR and LBS Marg during peak hours. Another area of concern is how constricted entry points, such as around the IIT campus. I hope the civic authorities introduce proper traffic management and sort out the issues of bottleneck at once.
I like living in this neighbourhood with my family. The kids love the Powai Lake, and the multiple green spaces and parks here. Also, the hubby is fond of the hill views, while I personally like the entire look and feel of the community. It also helps that both of us spouses have our offices in the locality itself. This has helped us create the right balance of wellness, work productivity, and family time, especially with two young children. Life couldn’t be better in this self-sufficient community; you won’t have to venture out for anything! I just wish they would fix the drainage issues, which leads to some waterlogging at times.

I mean, there are very few places in Mumbai that are as well-planned and developed as this one. This makes Powai a treat to stay in, especially if you fancy the hill views while sipping your cuppa, walking or jogging by the beautiful Powai Lake, watching sunsets, enjoying a more active lifestyle, and finding a very cosmopolitan yet self-sufficient community vibe all around.
NegativeI only feel that the metro connectivity is something that’s missing here. The Asalpha station is what I use for commutes, but it’s almost half an hour away from the neighbourhood.

The place is strategically ideal, providing me with proximity to large IT parks and top-class hospitals such as Hiranandani. The convenience of the locality being close to the JVLR results in connectivity being a huge plus point.
NegativeNegatives: The only problem that requires an immediate priority is the awful peak hour traffic jam. The whole stretch of Saki Vihar Road is turned into chaos each and every day. Moreover, the cost of living and rents here are really astronomical, way too high compared to other suburbs. I also worry about the apparent pollution and absence of targeted maintenance around Powai Lake.
Powai is a 5-star locality. I am so happy that my father was one of the earliest to buy property in the neighbourhood, when not many people were sold by the dream tha the Hiranandanis were pitching! Cut to 2025 and it is one of the poshest locales in the city, with sky-high property prices, luxury projects, stunning views of the hills, and a flourishing IT and ITeS hub, with plenty of leading corporates, startups, and whatnot! Social amenities are excellent, the Powai Lake and other green spaces are abundant, and there’s no dearth of entertainment and recreation. Connectivity-wise, there are major roads nearby, but the Asalpha metro station is almost 30 minutes away. There is no direct metro station here. That’s the only issue.
Positives: I am fortunate to reside in Powai. It blends city life with serenity. Hiranandani Gardens and Powai Lake provide me with walks and green surroundings. IIT Bombay, SEEPZ and tons of startups entail work and facilities around. JVLR and buses make commuting convenient and Metro Line 6 will enhance connectivity soon. Hospitals, shops and decent cafes are nearby and a lot of young professionals find this location preferred.
NegativeNegatives: I do have many concerns that irk me. Traffic and parking become really bad during rush hours. The lake is polluted and local authorities are planning cleanup initiatives. Construction round the clock provides noise and intermittent waterlogging on certain roads. Nevertheless, I would still suggest Powai for its energy and lakefront ambience. Feels simply wonderful.
I work in Powai itself, and this is what prompted me to make the shift to this pristine and green locality. Yes, it was expensive, considering how Powai has become so costly over the years. However, I am satisfied that I have made the right investment. I take regular morning walks along the Powai Lake, while enjoying the hill views, while I work, and even from my balcony (yes, I was lucky to buy the right apartment). Also, having your office nearby means that you save a lot of time on commuting. The Hiranandani Gardens community is massive, with all the amenities you can think of. I love spending time here. It feels so European in a way.

The lake, parks and planted avenues provide genuine greenery and serenity. Premium prices but still affordable relative to South Mumbai for comparable space and facilities. Powai is my recommendation for professionals and families who desire convenience and community. Improvements needed are congestion during peak hours, and road and drainage maintenance during monsoon.
If you are looking for a place to settle down in Mumbai, Powai ticks all the boxes. Yes, it’s slightly costly, but you do get more value than in many other Mumbai localities. There is ample and abundant greenery and water bodies, plenty of local amenities, a peaceful ambience, and most importantly, the lovely hill views to savour each day. Many corporates like JP Morgan and others have set up offices here, along with several other leading startups. The JVLR is nearby, along with the Eastern Express Highway, and the LBS Marg. At the same time, the upcoming Metro Line 6 will have two stations in the area. This will boost the connectivity and area profile alike. Parking issues and traffic congestion are my only two woes; the rest is absolutely top-notch.
Powai is well-developed as a locality, what with its wide and big roads, and of course, the luxury projects that have come up here in recent years. Hiranandani Gardens is a masterpiece in my opinion, and the fact that I live here makes me feel like being a part of a sustainable and mega township of sorts. This is what it is actually, with the best amenities, better air quality than many Mumbai areas, fantastic greenery and water bodies, clubs, good schools, healthcare, restaurants, and more. The communities here are friendly enough, and it is steadily transforming into a corporate hub in its own right.
NegativeWaterlogging is the only issue that I can think of. The authorities need to decongest the drainage system to prevent this from happening frequently.
Powai is a whole new world, as I see it. The first thing that strikes you as you approach the area, is how calm and peaceful it is, when you enter the inner layouts. The views of the hills, the noticeable drop in temperatures at times, and of course, the pristine Powai Lake. It all makes for a fabulous environment to settle down and raise children. That’s what I did; it also makes sense since I work in the area itself. I walk or cycle to work, and save a lot of time in the process. Amenities-wise, Powai has everything you need, right from shopping centres and local markets to malls, schools, hospitals- you name it! I only wish the property rates were slightly more affordable, so that we could expand our apartment, but that’s about the only grouse.
Being an owner at Powai I just adore the cosmopolitan atmosphere and greenery, particularly the stunning hills. This location is the benchmark when it comes to connectivity, being close to the JVLR, Eastern Express Highway, and the soon to be launched Metro Line 6, making daily travels immensely convenient, particularly to vibrant IT and business hubs like Hiranandani Business Park. The housing complexes are luxury and well designed, and we have a high-quality lifestyle here, in addition to IIT Bombay and good schools being nearby. The safety and facilities are excellent, but the growing traffic jams during rush hours should be better managed in order to preserve our quality of life.
Powai is one of the finest areas to live in Mumbai. There is no two ways about it. My family was one of the first ones to buy into the Hiranandani Gardens, and life has been pretty smooth ever since. I do regret how I had to move out of Powai to the States some years back, although my wife and kids are still here, with a large part of my extended family, including aunts, uncles, and of course, my Mom. The views are stunning, you get actual hills in Mumbai, lots of greenery all around, that beautiful lake and walking trails, and of course, the well-planned societies with wide roads- life in Powai is always enjoyable. Lots of social infrastructure, including reputed schools, colleges, hospitals, and restaurants. So, I’ll give it a five-star rating, and I look forward to settling back here in the future. The only gripe I have is the traffic congestion, with the offices and IT hubs setting up here.
Positives: I've been living on rent in Powai for almost six years, coming here for the corporate action around Hiranandani Business Park. It's very safe and resembles an independent green city because of the lake and properly managed complexes. The combination of offices and good facilities makes my commute non-existent. And, the connectivity is good, and the upcoming Metro Line 6 is going to be a significant boost.
NegativeNegatives: But some infrastructure must keep up with the growth. The area genuinely requires improvement painful traffic congestion along main roads, the annual problem of drainage and monsoon waterlogging, and quite frankly, the prohibitively high cost of living and rent. It is not a budget-friendly neighbourhood at all.
Positives: Buying my apartment in Powai was literally one of the best choices. We have the benefit of a wonderful surroundings, topped by the picturesque Powai Lake and the well designed Hiranandani Gardens complex. Schools and medical facilities are of the highest standard, including the elite IIT Bombay campus and the good Dr. L H Hiranandani Hospital, as well as good shopping at Galleria Mall.
NegativeNegatives: The area urgently requires additional public parks and green spaces. Particularly frequency of buses, could be greatly enhanced for last-mile connectivity outside of the central Hiranandani area. In addition, the current waste management and recycling projects should be seriously addressed to ensure the cleanliness and sustainability of this lovely locality.
Positives: I shifted to Powai about three years ago, and I loved the serene lifestyle here. Hiranandani Gardens and Powai Lake made mornings serene. Schools, hospitals, and malls were in close proximity, making everyday life convenient. Connectivity to the airport and central Mumbai was fine, and the Hiranandani Business Park ensured that work commute was hassle-free. Cafes and restaurants provided a vibrant social atmosphere.
NegativeNegatives: rent, sporadic power outages, dearth of public transport, and some noisy construction areas were aggravating. These are the things that Powai should actually work on.
