Step 3: A new webpage will appear where you will have to fill the registration form. Choose the “Next” option to continue with the following directives.

Documents required

The documents required from the Promoter for the registration process are as follows:

  • PAN Card copy.
  • The balance sheet of Financial Year. 
  • Income Tax Returns for the last 3 financial years.
  • A total number of available open parking spaces.
  • Title deed’s authenticated copy that specifies the promoter’s title to the land. 
  • Encumbrances detailed information like the title detail, dues, litigation, interest, etc.
  • Promoter’s declaration that he will not discriminate while allotting a property to the allottee.
  • Project details such as total area, project status, and built-up area.

The documents required from the Agent for the registration process are as follows:

  • PAN Card- copy.
  • Proof of address- copy.
  • Registration certificate- copy.
  • Proof of Business address- copy.
  • Two passport size photographs of agents, directors, and partners, etc.
  • Income tax returns of the last three financial years.

Eligibility criteria

  • The land area of the commercial project over 500 sq m.
  • The land area of the residential project over 500 sq m or 8 apartments.
  • Projects that have not received a certificate of completion need to be registered in 3 months.
  • Any sale or purchase of real estate properties by agents must be registered under the RERA Act.
  • Agents will be provided with a registration number that has to be mentioned in every transaction.

Any individual can file his/her online complaint about the violation of any provisions of the RERA Act Uttarakhand. The following are the steps to file a Uttarakhand RERA complaint online are as follows:

Step 1: You need to visit the official RERA Uttarakhand website.

Step 2: Choose the “Complaint Registration” on the homepage.

Step 3: A new webpage will open where you have to enter the details of both the complainant and respondent. Then attach the required documents and do the payment. Select the “Submit” option to complete filing the complaint.

Penalty if no registration has been done

A penalty of 10% of the cost of the project will be imposed if no registration has taken place. In case of extended default, 10% extra will be added to the penalty along with imprisonment for 3 years or both.
