Plots are becoming more popular in urban areas. A report reveals that Hyderabad, Indore, and Bengaluru are the cities with the most residential plots launched from 2022 until May 2025. While Indore, Chennai, and Hyderabad ranked highest in 2024. According to PropEquity’s report, developers have launched nearly 470,000 residential plots in the top 10 tier-I and tier-II cities from 2022 until May 2025.
Sachin Vyas, the leading partner and Chief Strategy Officer at Square Yards, states, “Improved homebuyer sentiment, rising disposable incomes, and post-pandemic pent-up demand have all contributed to a significant upswing in activity for apartments as well as plots. This surge has driven property prices upward in major metros and select tier-II cities. Naturally, this price momentum has caught investors’ attention not just for apartments, but notably also for residential plots, which offer some compelling advantages.”
Apartments need a lot of care and often lose value, while residential plots are limited, require less upkeep, and are assets that appreciate. Several notable developers, along with buyers, have developed plotted projects because of shorter execution timelines and less regulatory red tape. Cities such as Bengaluru, Hyderabad, Chennai, and Gurugram show this trend most clearly.
Residential plots are increasingly favoured by investors for their high potential for appreciation, better liquidity, and more accessible entry points. “As urban expansion continues and infrastructure strengthens, land is proving to be not just a passive asset but a strategic, future-ready investment,” Vyas adds.
