The Gateway of Chennai project is among 680 road and related works approved for the Greater Chennai Corporation under the Chief Minister’s Integrated Urban Development Mission (CMIUDM). It will upgrade the 4.8-km Chennai Airport–Kathipara corridor, a key approach to the airport. On October 30, a contractor survey was underway, and initial work was expected to start within a week.
The Rs. 138.11-crore allocation covers the wider Chennai package. Across Tamil Nadu, the state government sanctioned 2,880 urban infrastructure projects worth Rs. 376.65 crore under CMIUDM.

The wider Chennai road improvement projects include road relaying and upgrades across the city. The sanction committee directed local bodies not to raise existing road levels during relaying. The Gateway plan itself focuses on the airport entry corridor, with earlier project details describing improvements to footpaths and pedestrian areas, landscaping, green corridors and lighting. A VIP Park redevelopment was listed as a separate part of the initiative.
Airport–Kathipara upgrade to support housing demand
The project’s likely real estate impact of the Gateway of Chennai project is through local amenity and appearance. Better-maintained pedestrian areas and landscaping could improve the immediate corridor’s appeal. Nearby residential markets such as Alandur and Guindy may see an indirect benefit.
This is a streetscape improvement, not a new transport link. There is no evidence that the project has already lifted local property prices. Sustained housing demand will also depend on access to workplaces, public transport, local roads, and civic services.
Property rates in Alandur and Guindy
Square Yards lists average residential asking rates of about Rs. 10,850 psf in Alandur and Rs. 15,650 psf in Guindy, based on September 2026 data. These Alandur property rates and Guindy property rates are indicative listing prices, not registered transaction values. They do not show that the Gateway project has affected prices.

Housing impact will depend on more than streetscape work
The planned airport–Kathipara upgrade could make parts of Alandur and Guindy more appealing to residents by improving footpaths, lighting, landscaping and green spaces along the corridor. The potential benefit is strongest for homes with convenient access to the upgraded stretch and nearby transport links.
The project does not add a new transport connection or promise shorter commute times, so any effect on housing demand is likely to be local. Employment, public transport and civic services will remain major factors in both areas.
For now, the project points to an amenity upgrade, not a confirmed rise in rents or property values. Whether the improved streetscape changes buyer or renter interest will become clearer after the works are completed.
