Positives: Guindy was where I was living for a short while after college. I truly say, the connectivity was a savior. Being a major transit hub, having the Guindy Metro and Railway Station within walking distance made commuting within Chennai extremely easy. I also enjoyed the closeness of the Guindy National Park for a quick fix of nature, and being close to the Guindy Industrial Estate meant job prospects were always at hand. Negatives: But the location was surely imperfect, which caused me to eventually vacate. The number one issue was the severe traffic jams on the main roads at rush hour that caused intra-local movement to be painfully slow. Another one is, I discovered that some of the internal roads in the vicinity of the residential pockets experienced poor drainage and waterlogging during heavy rains.
Positives: We have the metro station, suburban train, buses and NH roads all around, hence commuting is easy. Good schools, hospitals, restaurants, shopping malls are all within radius. Also, green elements such as Guindy National Park, racecourse open spaces soften up the city's busy vibe. IT sector, with proximity to tech parks and jobs centers like Olympia Tech Park makes Guindy highly desirable. Negatives: The traffic snarls are a pain, particularly peak hour snarls around Guindy station, Industrial Estate and major junctions. It increases commute time and stress. In addition, civic infrastructure in certain areas is a problem of work roads potholed, bad drainage during rains, waste and garbage disposal problems in older or industrial areas.
Positives: I have rented an apartment close to the Guindy locality for a short stint, and though it's chaotic, I love the sheer strategic benefit. It's literally Chennai's transit hub with both the Guindy Railway and Metro rail stations literally here. It makes commuting within the city seamlessly surreal. The preponderant presence of the industrial complex and surrounding IT parks also translates to employment opportunities literally at my doorstep. Negatives: In spite of the marvelous connectivity, several things actually irritate me. Constant heavy traffic jam around the main junction is tense and noisy. Seasonal problems such as waterlogging in heavy rains are a real menace to mobility. Moreover, property taxes and rentals are significantly greater than neighboring areas, and most of the internal residential roads have elderly, narrower road infrastructure.
Positives: My family has owned land here for years, and I can say with certainty that Guindy's location is a fantastic long-term value. I simply adore the fact that the Guindy Metro and Railway Station are practically right at my doorstep, allowing me to commute to Olympia Tech Park daily with lightning speed. The sheer proximity to the airport and major institutional nodes simply gives this place that fabulous commercial buzz of South Chennai. Negatives: But even as a contented owner, there are two striking negatives. First, the principal junction is a real bottleneck, and peak-hour traffic jams are a daily struggle. And secondly, I've noticed that the ageing drainage system is particularly faltering in certain residential areas. It is causing manifest waterlogging during heavy monsoon spells.
Positives: Guindy is a great place to live, with its well-planned layouts. I personally appreciate the metro connectivity through the Blue line. Also, there are several IT parks and hubs here, including Olympia, Ascendas, Ambit, and many others. I actually work nearby and live in the same neighborhood. That was my main factor for purchasing a property here. Also, the overall connectivity and lifestyle were appealing enough to buy. Many top colleges in the locality are another USP and also the lovely Guindy National Park. Trust me, you will love exploring it on the weekends. Negatives: I found the property cost a little high, but if you want connectivity benefits, then you will have to bear with it.
Positives: I enjoyed central Guindy was so many big roads such as Anna Salai, GST Road, for easy driving. The metro station within the vicinity ensured that I could easily board public transport. Also, the railway station, bus stand, autos were all nearby. The Guindy National Park was more like a green lung in the middle of the city. Apart from that, there were some good schools, hospitals, IT areas (such as Olympia Tech Park) within walking distance. Negatives: Traffic congestions were bad near inter-sheets, particularly around Kathipara. Metro was fine, but sometimes buses or feeder buses were less frequent. Noise and pollution levels were high, parking was tough, roads are slim finding a proper flat.
Positives: I am a fairly new tenant in this place, but I adore Guindy because of its strategic positioning. It is really the core of Chennai's transport network. You have the Guindy Metro, the Railway Station, and the bus terminus within minutes, and the airport is just so close. With its proximity to major IT parks and institutions such as Anna University, the area is professional and convenient. Also, having Guindy National Park close by is great for getting a little bit of nature. Negatives: Driving through Anna Salai during working hours is a nightmare and results in incessant honking and pollution. Further, property to lease is costly here, and in all honesty, the neighborhood could do with more peaceful, open green areas aside from the National Park to manage the high population density.
Positives: Moving into Guindy as a resident has been great. It literally is the hub of Chennai. The biggest attraction for me is the amazing transportation network, which makes travelling to any area of the city really convenient. And then there's the Chennai International Airport just 6 km away. Guindy is also one of the biggest commercial and IT parks, with parks around it such as Guindy National Park and reputed educational organisations such as IIT Chennai and Anna University. Negatives: Conversely, living in such a desirable area has the drawback of high-density living. For an older, commercial neighbourhood, there are few areas of dedicated park space compared to other neighbourhoods. Due to the population density and the commercial character of the area, parking spaces are typically not easy to come by.
Positives: I am awarding Guindy five stars because, as an owner, the place is just unsurpassable for investment stability and property value. As a major commercial and industrial hub the Thiru Vi Ka Estate and major IT parks guarantee that there is always high rental demand, which is precisely what you need! We have the metro, the central railway station, and Anna University itself in the vicinity. My investment has been solid as a rock due to this strong foothold. It's wonderful to live here as well, since everything is right next to us. Negatives: If I had to say one small negative thing, it's just the traffic jam close to the main roads at rush hour, but that's to be expected for such a central, high-traffic spot.
Positives: I wake up to the blend of city and green. I can walk to Guindy National Park for a morning walk and it feels like really the lung of the area. I enjoy having the Guindy metro and railway nearby, and I can easily go to the airport and Anna University, so traveling and errands are convenient. I enjoy having malls and hospitals nearby, which make life easy. Negatives: I do encounter actual hassles, however. I see heavy traffic and noise near Kathipara and GST Road that tries my patience daily, and I've encountered waterlogging during heavy rains that impedes travel. I feel that some areas are overly commercialised, such as parking is constrained and local roads may be dusty due to ongoing construction. I wouldd rate Guindy three star.
Positives: I stayed in Guindy for two years and still recall the early morning walks to the race course and the rapid metro trips to the office. The Guindy metro and railway facilitate easy travel, and the airport is a mere drive. There are large offices and tech parks such as Olympia, a decent mall (Phoenix on the next block), along with Guindy National Park nearby for some actual patch of green. There were shops, hospitals and coaching centers all within my flat's proximity. Negatives: Kathipara and the intersection points are very crowded and noisy during peak hour, and weekends seemed short when I used to travel to work. Since it is a busy business center, some areas lack parking spaces, and street noise is such that you sacrifice quietness for convenience.
Positives: I purchased my house in Guindy years ago, and I still feel blessed that I discovered it, a scarce combination of greenery and city. I like Guindy National Park, the Snake Park and the refurbished Children's Park nearby, and I frequently walk to the adjacent Anna University and the industrial park for chores. I travel to the Guindy metro and railway station every week, and I come to the airport in around 12–15 km by road. I see malls, hospitals and quality schools in drives that are short, and I find constant demand from professionals, students and families. Hence resale and rent are sustainable. Negatives: I do advise purchasers that these prices are a bit higher than in most of Chennai areas, so I advise them to plan their expenses accordingly.
